In January 2020 we completed the purchase of our property and used this company. It has come to light that this year that they did not complete 2 pieces of work we have paid for. For 7 weeks we have been trying to contact via phone call and email, with no response. I have also had my mortgage broker chasing. I find this service appalling and would not recommend them to anyone. I will be contact the Legal Ombudsman next week when my complaint was raised 8 weeks ago.

Absolutely awful service. We was recommended these solicitors by our estate agents. Our offer on a house was accepted 17 weeks ago, and we have been at the same stage with the solicitors now for 8 weeks. The seller has been told they are waiting on information for us, and our solicitor has told us we are waiting on information from the seller! We can never get through on the phone, we leave voicemails which are never picked up. We are at a loss now and not sure what to do as we are worried our sale may talk through if we need to change solicitor! Shocking service provided for the fees you have to pay! Would not recommend to ANYBODY.

Absolutely awful! Garner Canning are by far the worst company I have ever dealt with. AVOID! We put an offer in in June and now, 5months later we STILL have not heard from our solicitor once. A receptionist rang to take an £850 payment before they would conduct the searches. The searches were sent off at the start of August and since then, I have emailed and rang numerous time. I once rang 45 times in one day and still did not get a response. We have no idea where we are in the process. Mortgage advisor, our buyers solicitors, us and customer liaison through estate agents all chasing and noone getting anywhere. We are growing increasingly concerned - a concern easily irradiated with an update. We are even contemplating pulling out and losing the 800 just so we are moved this side of Christmas. So, in a nut shell. AVOID AVOID AVOID.

We are to top of a small chain, our buyers, buyer, are using GARNER CANNING.
Garner Canning have delayed answering our solicitors questions, responding to emails or their voice messages. Everyone in the chain are ready to exchange. To date, GC have been late with all the conveyancing, which is why the process has taken so long. We were given to believe that we could exchange at the end of this week, only to be told today that GC have not looked at a document that has sat on their desk for three weeks, so it’s unlikely that the exchange will happen for at least another week!!!
We are now in the process of losing the rental (and deposit) we have had to reserved (twice) due the their delays! The delays for us all are only with Garner Canning, the other solicitors have been brilliant, they have always sorted issues and kept us up to date in a timely, pleasant manner. That has not been the case with Garner Canning.
They should be called...GARNER CANNOT!!!

We totally agree with this review. We have been told at this late stage that our chain is looking likely to collapse (a chain of only 4) due to GC not responding to queries and not communicating with agents, at a very late stage. Our purchasers have requested that we break our chain in order to keep our own sale. Which means as well as the pressure of relocating we are being asked to find accommodation, find and pay for storage for a full house and then pay 2 lots of removal fees, which we are unable to do. There appears to be very little customer care.

I would definitely NOT recommend Garner Canning. I am a mortgage advisor and, unfortunately, used this firm for my clients. 5 out of 6 cases have been handled in an unprofessional manner. There has been a lack of communication, lack of transparency and 2 of the cases did not complete on time due to their incompetence. My clients have all expressed a wish that i make the review on their behalf.

Excellent value for money for the care and attention that my solicitor gave to me. Every detail was explained to me and felt reassured throughout the whole process that I was getting the most efficient service.
I felt as if I was always kept in the loop with our house move which eased the stress encountered when moving house.

Buying first home: do not respond to emails - never submitted house as first time buy and I received penalty, had to go through advisor to fix as didn't respond to emails - didn't submit help-to-buy and lost out on that - can't speak for the whole business, but the individual solicitor/trainee was non-existent - Wouldn't even recommend to Garner and Canning

I am the daughter of a client of Sue Green and Sharon Ryan. My father has just sold his property and purchased another . At any age moving house is stressful but at nearly 87 and on your own it is a massive emotional and stressful journey. I would like to thank both Sue and Sharon for their continued patient and understanding throughout this process. They always had time, patience and the right words for my dad to hear! This is so important - for elderly people in particular to still feel they are valued not just cogs in a wheel of events - they actually matter and people do have time for them . Thank you Sue and Sharon . He and I were extremely impressed with your work, professionalism and costs.

Do not use them! Very rude staff and always lying. Our case was passed to 3 different conveyances and in 5 months period they did not do anything. When we were trying to contact by phone or e-mail they never got back to us. 1 star is too much for them. They are the worst solicitors.

Drove 20 mile round trip for meeting. Arrived early. Was told I was late by abrupt receptionists. I pointed out that I wasn't as my confirmation e-mail was the time I'd arrived for - mistake was at their end. Receptionist then on phone speaking loudly saying client was later for meeting (untrue). Receptionist unable to locate the solicitor I was meeting. Left for fifteen minutes in reception without a word of explanation or advice so left. Stressful process around divorce compounded by Garner Canning incompetence and rudeness - DO NOT USE.

AVOID AT ALL COSTS!
We were passed on to them through Homeward Legal and it took 6 months to sell our house (to a first time buyer with a mortgage in place) and buy our new house (a new build). They overlooked documents, lost us our first buyer due to delays, passed us on to 3 different coneveyancers, lied to us, exchanged contracts on our purchase without checking our mortgage release timescales so put us in breach of contract and I could go on and on. We complained and complained and complained - in the end they just refunded our fees in full but we’ve still pressed on with a complaint to the SRA. Mr Glover is their “Complaints Manager” but he doesn’t respond or even follow their own complaints process. I would never use them or recommend them to anyone.

Avoid avoid avoid!!!!!!!
Chose these as we weren’t in an immediate rush due to sellers chain (we are chain free). No communication.
Leave messages for call backs with no return. Emails sent asking for updates with no return. Staff are rude and lack any knowledge when asked specific questions.
Initially told we would be assigned 1 person and passed around to several others.
Would not recommend!!!

Really pleased with the service I received from the property department at Atherstone when buying and selling my house recently. They were very efficient and on top of things and ahead of other solicitors in the chain. Friendly staff that were always happy to answer any questions. Had no issues and would certainly recommend off the back of my own experience.

AVOID AT ALL COSTS!
These Solicitors are so bad, if I ever come across a property chain in the future that involved these people, I would cancel the purchase/sale unless they were removed. Currently into month 6 of a purchase where there is NO chain, funds are ready and in place and the sellers have already vacated!?!
When people ask about who these solicitors are, you only get bad news, and that's from Estate Agents!!!!
1 Star is too many!

Angry at the service. 6 months now and still haven't got the survey checks for me to agree to. They lie and say we have it and that they are sending it to me which was two weeks ago. Trying to call them they never answer or on holiday when they do. 6 months is crazy. I don't understand how they still have any business. I had no choice the solicitor I was with joined them.

Terrible service told them I wasnt happy Gail at Tamworth was getting trust done I at to wait a year for it to go through when it should of took 2 months.
I asked them to send a bill They sent me an invoice with no bank details they sent a letter saying interest will be added if not paid so I asked to pay over the phone their pay machine was not working for days.
I told Gail at the Tamworth branch me or my daughter not happy the way we been treated being put on hold ages rude staff no bill sent out i made loads of calls but cant pay it as they machine not working.
GAIL REFUSED TO SAY SORRY AND I EXPLAINED IM OLD 77YRS IN PAIN AND CAUSED ME STRESS AND INCONVENICE AND I ASKED HER 3 TIMES SO R U GOING TO SAY SORRY SHE SAID NO.
Im 77 yrs old and in a lot of pain this as stressed me and my daughter out. was put u on hold for ages
They dont care about the customers.
Staff are rude and change subject when I asked anything bad manners.
Never will I use them again

They were my buyers solicitors and they were awful. Everyone in the long chain was ready by December, except them. The completion taken place in middle of February... And I forgot to mention our buyers were first-time buyers. They were rarely answering any calls, emails. When the top of the chain started pushing, they seemed they do not care about it. The chain almost break. They were also often lying, they were telling different things to our solicitors and their clients.

We are experiencing the same. They are our end buyers solicitor. They do not respond to our solicitors calls or emails. They have had documents sitting on their desk for nearly three weeks and haven’t even looked at them! I think that they are probably seriously, under staffed.

Service levels are shocking. When I complained about the delay in responses I was informed there was a fee for a prompt response. This was news to me. I would not use them again even if they offered all their services for free. Everything is slow and they just don’t care. They are painful to work with. They are not worth the perceived savings because the time you will send chasing them will be double.

I recently purchased a property and used this company there conduct was atrocious, they are rude bad mannered and don’t really give a damn.
They do not return calls, and when things are not running smoothly it’s never their fault even when you complain to a manager they will always defend their staff.
If you really are looking for the worst experience possible then please do use this company buying and selling a property can be a nightmare when I used this company it certainly was.
Stay clear! and if you want a smooth transaction then use someone else.

We found Rachel to be most professional, communication was excellent and she went above and beyond to make our sale go through. The sellers solicitors were very lapse, which gave Rachel much more work to do ready for completion. We cannot thank her enough and would highly recommend her services.

I instructed the Atherstone office and was represented by Rachel who has conducted several matters on my behalf in the past.In this case it was for two matters-acquisition and transfer.

The service was as always ,professional ,polite and courteous and any issues raised were responded to promptly and without unnecessary ado..

On the occasions I had to visit their offices,staff were cordial and I was never kept waiting or rushed.

I would have no hesitation in recommending their services based on my experience to date.

Our relationship with Garner Canning Tamworth began due to a recommendation from our agent who admitted that a referral fee was paid to them. I would never choose a solicitor on that basis again. Our vendor was apparently using the same firm in Atherstone so we were required to sign a form saying that the solicitor would not act for us if there was a conflict of interest. At the outset there was no conflict but matters escalated during the sale/purchase and again, in retrospect I would never sign a document like this again, because the conflict caused us a lot of money and distress, and you guessed it, after completion and fees paid, the solicitor said there was a conflict of interest and would not deal with the matter. I lodged a complaint through their official complaints procedure, I thought I would give them a chance after seeing their responses to anonymous reviews on here. After two requests for an update to their complaints director which was not acknowledged or replied to I finally after nearly 4 weeks of waiting sent a more critical email and copied to the managing director I eventually got the reply denying all my complaints At one point I was advised to engage a litigation lawyer to resolve the purchase problems We are pensioners not oligarchs!! I could fill several pages of my dissatisfaction with this firm but I don't want to waste more time on it. Just a couple of overall points. There are several very angry, stressed, disappointed and dissatisfied customers on these reviews, all complaining of very similar issues, Lack of response, no communication, discounting customers experience because there's no proof. I have engaged solicitors for conveyancing 9 times in my adult life, I have never had cause to complain or leave a critical review before this one. As one reviewer stated "simple communication goes a long way in customer service". Garner Canning could have resolved this very easily in my case but they failed. So take note, its very easy to get 5 stars when all goes smoothly but when there are complications and clients(N.B. real human beings with feelings and vulnerabilities) need to be communicated to, responded too, then be very careful of who you choose to pay several thousand pounds of your hard earned money. I will never use this solicitors again.

Please, please, please do not use these solicitors. Our buyers instructed them when buying our property and I’ve come to realise they are thoroughly incompetent.
They do not answer calls or emails.
They left vital identity checks to the last minute, something I thought would be the first thing a solicitor would ask for when engaging with a client due to money laundering and fraud.
They asked us to send them the searches which they themselves couldn’t be bothered to undertake but will no doubt charge our buyer for!
A simple house move with only three in the chain has taken nearly 4 months and is still ongoing! We have lost money through cancellation of the removal firm and have suffered untold stress when our seller threatened to pull out.
Garner Canning you are not professional and you certainly can’t call yourself solicitors.

I would highly recommend Garner Canning. Rachel Taylor acted on behalf of myself and partner, we were taking over a tenancy of a pub. The service was excellent, very quick responses and always protected our interests. Good value for money was also provided.

Have recently had the pleasure of dealing with Alex Rivers of the Atherstone office during mums (who is in her eighties) sale of her property and purchase of another. Alex conducted herself with the utmost professionalism during the entire process keeping me informed every step of the way and calling and e-mailing me on numerous occasions. I never felt the need to chase her for any information it was always forthcoming.
She also went the extra mile when it came to dealing with mum on a personal level. Mum trusted her completely and Alex never failed to explain anything that she wasn't sure about. During what was quite an emotional and stressful period we were reassured every step of the way. For that I thank you Alex and I wouldn't hesitate to recommend.

Garner Canning's services were 1st class. I was always kept informed regarding developments, was told that probate would be completed within 6 months and this was actually completed within 5 months by Alex Rivers. During this time the house sale which was done alongside the probate was completed within 10 weeks. I would recommend their services to anyone.

Alex Rivers was my mother's solicitor, and when Mum passed away at the good age of 94, Alex handled the estate for my sister and I. She acted professionally but with a personal touch, and kept us informed at every stage of the procedure. I would have no doubt in recommending her.

I used Coleshill office to have my late parents house registered in my name , initially it was a good service until I came to sell the house only to find out from the solicitor I was using to sell the house , told me that the freehold had been put into my name but the lease which should have been removed was still in my late parents name !!
I rang coleshill office to discuss why this wasn’t done , and yes you guessed it , no return phone calls or emails and then finally I managed to speak to a very rude secretary ,I asked to ask mr Glover to return my call to which she replied , I’ll ask him , but I know he won’t !!
This has cost me valuable time in trying to sell the house and extra cost to the solicitor I’m now using !
I still have no apology from colehill office and as yet still waiting for a response from my last email which was 2 weeks ago !

I have used Garner Canning for around 15 years and I have to say that the service and advice has always been excellent. I usually deal with Terry Mills and have also used the services of Kevin Garner as both a solicitor and as a Notary, Mary Mulhern for some Trust work and I was happy to refer Emma Rymell for some mediation work. I use Garner Canning for all my businesses and personally. I have absolutely no hesitation in recommending them.

I have been trying to buy a property. Received initial paperwork which I delivered in person the next day and paid the £250 fee. 6 weeks later, not a single phone call from the Coleshill branch. Week 5 and i have followed up and been told there was a delay from the solicitors on the sellers side. This isn't true as I personally know the seller. Promises of call backs from the conveyancer and admin team have not materialised. Have been told the paperwork is still with admin, which leads me to believe that no work has yet been done. I would just want my money back so I can go to another solicitor. Really frustrated by the experience.

I echo what those have said below. Delay after delay. They don't get back to you when you leave messages. I had to chase everything loads of times to ensure things are done. Ended up being a middle man between the two solicitors involved in the purchase/sale, and it generally ended up that the delays were with Garner Canning. Do not use, I would certainly never use them again.

Unfortunately, i have had the same issue too. 8 weeks and did not recieve a single call to establish what has been done. Instead I have to call them and get told I will have a call back. Simple communication to keep you in the loop goes a long way in customer service. Not sure if the lady who is responsible for my work, Pauline Higgins actually exists. I have never been able to get in touch with her! Simply awful.

We have used garner canning for the purchase. Since very begging they were the only headache we had. At the start, Amandeep Basi - the most unprofessional person I dealt with there, nothing done until last week before contract exchange. She had sent us the documents of other people matter. I informed GC I'm not happy with service provided so far. My fee earner had changed, not even sure who is that as every week I had to speak to somebody else. Due to their negligence the exchange was delayed by over 2 months, developer was to remarket the property. I had to keep contacting their supervisor, that finally forced the exchange. It got better for a while but after that, when we are on completion date now, the funds are still not cleared and it's almost 4 o'clock (explained as system failure) - always a problem with gc, until the last minute with them.

If you want to sleep at night, DO NOT USE GARNER CANNING. Need to ask and chase every single little thing. Paying for nothing but a stamp and a bit of paperwork done after thousands of calls asking for it to be done.
My first and last experience with them.

We used Garner Canning for a property purchase, we had been recommended to use Garner Canning from a friend who had a pleasant experience. In our case, this was not the case. Our conveyancer Amandeep Basi was extremely unprofessional, rude and patronising. She was unable to form simple sentences in emails and confused our file with another property at one point. She handed off all communication to her assistant and there was no point in which we had the opportunity to speak with our direct contact for our case. We felt like we should raise a complaint with the senior management to only spend 2 weeks "reviewing" our case and to be told that there was no "evidence" of an unsatisfactory service. This was a real smack in our face as they've turned around and said because there is no "proof" of a bad service, we didn't provide one and as a customer, I felt like what I have been dealing with emotionally is more of a factor than something that is "proof" but we can't document emotions.

I WOULD HIGHLY RECOMMEND THAT YOU NEVER USE GARNER CANNING EVER! They do not know how to treat their clients and they're just in it for the money with their expensive fees and unprofessional service!

This firm operates a robust complaints system. Although the above posting is anonymous we have been able to identify the particular client concerned. We conducted a thorough review of this client's complaints including interviews with the fee earner and her assistant. There was no evidence from the file to back up the complaints of poor communication - the client was kept up to date with progress either by the fee earner or by her assistant in her absence.

This firm achieves consistently good ratings from clients for our service and we are sorry if on this occasion this particular client found it wanting in any respect.

My experience too. I have posted a separate review, but after several weeks of handing in a complaint I got the same result. I had to chase up a response after being ignored for 4 weeks to be told no evidence from reviewing the fee earners files.. Do they not understand that people are dissatisfied and the most common dissatisfaction is lack of communication or reply to contacts and questions. I also felt that the very act of being dissatisfied and complaining resulted in a passive aggressive reaction from some staff. In my opinion and experience this firm does not understand customer service so heaven help you if matters are not simple and straightforward.
