Engaged KWW to do my conveyancing in Walton on Thames in late 2014. Their searches failed to identify the planning permission for a new house on my neighbours land. A year later after I identified their failure, I called and emailed KWW to ask for an explanation and, despite being promised a response, was ignored. All the more galling as, following a similar failure from another solicitor a few years earlier, I had expressly instructed that this needed to be done thoroughly!

Thank you for your feedback. Firstly, if a member of KWW has not come back to you on this query I would be grateful for details as this is not acceptable.
Secondly, when purchasing a property, the searches we undertake are 'property specific'. This means the searches undertaken and provided by the local authority are specific to the property and address you are buying and would not reveal any history for any neighbouring property or land. Therefore a planning permission from your neighbour would not have been revealed.
However, on the Property Information Form completed by the seller, obliges the seller to disclose this type information if they were notified of the planning application. This is very likely. We would be happy to check this for you.

Whilst we do our very best when acting for all purchasers we are unable to ascertain details of properties that are not subject to the purchase unless we are instructed to carry out further searches at additional cost.
