If I could have left less stars then I would have.

Truly abysmal “solicitors”, my impression was that they’re utterly incompetent. Had the misfortune of selling our house to someone who was buying their first home and, presumably, used ONP because his mortgage broker suggested them and was getting a kickback.

They were slow, rude, uncommunicative and created countless problems. It should have been an easy transaction but ONP, and ONP alone, made it stressful. As just one example they requested mortgage funds for the wrong completion date - which delayed exchange as they could not exchange until the mortgage funds had been returned and re-confirmed as available by the lender.

I could go on and give more examples - each of which delayed things by a week or more.

We had arranged an easy straightforward move over a few days but because of ONP’s inability to exchange seven days before completion even that ended up rushed. In the end we - reluctantly - had to go with ONP’s exchange / completion suggestions just so we could actually get the deal done.

We sold to a lovely family but if we knew then what we know now we’d have demanded they use someone other than ONP or we’d have refused to sell to them.

Be wary of the 5-star Trust Pilot review, and compare this to other review sites which are in the 1-star / 2-star region.
I'm assuming most of the 5-star reviews are not genuine (they certainly don't look it).
I would summarise O'Neill's service as vague, disinterested, incompetent, exasperating, and that they don't know their rear from their elbow.
Unfortunately I was forced to work with them as I went through a remortgage process with my broker who partners with them.
They had six months to get everything prepared and watertight, and yet left everything until the last two weeks.
Charges were sprung on me during these two weeks. Charges I could have budgeted and prepared for, but I had to use my savings to pay fees which were £300+.
My Case Manager didn't seem to be aware of what a deed of postponement is, and again, this crucial document which involves much time and bureaucracy was left to the last minute.
Avoid them at all costs.
Find a firm that knows what they are doing. Unless you enjoy being stressed, taking the initiative as a client, wasting valuable hours of your life, and trying to get blood out of a stone.
PS - they will never address you by name in emails, and will often make spelling / grammatical errors. Not the standards one would expect from a professional firm.

Avoid at all cost! Used this company last year for a house purchase, staff constantly leave this firm and your case is just left in limbo. Completed the day before my mortgage offer expired but with some matters not dealt with involving land registry. Still has not been done & still chasing it up after I’ve paid. The conveyancer who originally dealt with my case has now left.

Really poor service. A simple remortgage has been going on for months. This firm have sent me incorrect documents to sign and it is impossible to speak to anybody over the phone. Those dealing with my case are constantly out of office. Would not recommend to anyone.

I can only assume any positive review posted for this law firm are family/friends. End to end this firm has been a disaster - mistakes, non-responsiveness, poor service levels. Under no circumstances use this firm.

1st time buyer - worst experience imaginable
Completed purchase of my first home after over 11 months.
List of complaints against ONP:
- Significant and excessive delays throughout process to completion
- Lack of response time
- Lack of cover when Case Manager was away
- Detriment to mental health
- Need to chase excessively due to poor response time
- Repeat requests asked of me from ONP
- Purchase through Help to Buy:
Had to:
extend my mortgage offer
extend Authority to proceed
Authority to Exchange took extremely long time

General lack of support, empathy or urgency throughout.
AVOID!

How to screw up a simple remortgage, by using this firm....
Got offered to use this company as it was cheaper and all done through an app, well the app is awful, weeks chasing by email, never answer the phone. App said I have nothing to do over two weeks later they finally come back to say they're waiting for me, then after looking through every bit of the app I find the documents they want in the completed folder, never been opened, they get a green tick when they have been opened clearly an error on there part putting the documents into the wrong area. Absolute joke and my mortgage deadline has now passed and I am going to loose money. Best off paying a real solicitors because either way will cost you the same if not more by the time you paid the extra mortgage fees for it taking so long to go through. I'm now at the end of month 3 of a simple remortgage and it still hasn't gone through.....

Terrible service, wasted 3 months and have to pay higher Interest rates now. After 3 months our remortgage is still not completed. Very disappointed with the customer service, direct phone number to the case manager goes straight to answer machine, no phone calls back or reply to any emails. Avoid if you can. HSBC it is really shame that you're using so
Unprofessional company to deal with your customers.( well not a customer yet and by looking at it won't be).

We appointed O'Neill Patient Solicitors LLP in October 2021 on the recommendation of our mortgage broker for the sale of our house and the purchase of a new one.

It's almost four months later constantly have to chase them for everything. Our case manager fails to send on documentation sent on by the other solicitors. I had to advise them when emails were sent. Only actually spoke with my case manager on the one occasion and she told me she wasn't my case manager when we first appointed them however she was the one who sent us a welcome email.

My case managers PA is also very rude. Every question is answered in a patronizing tone and is not interested in anything we have to say. Another excuse they use is they are currently working in another important document and will have to wait.

Please avoid. They will only cause you stress and sleepless nights.

If you want/need a personal , efficient and timely conveyancing process please avoid this company. The stability of your chain and committed timescales may be put at risk. If you have a purchase that is even moderately complex avoid!
This is an inefficient conveyancing factory marketing itself as a slick personal mature outfit.

Our purchase was simple straight forward no chain. It has been an absolutely dreadful experience. Stress where it need not be.
We could rarely speak to our case manager, the pooled customer service number is a hold time of between 20 and 30 minutes to speak to someone.

We also found out towards the end of the process that our case manage was a trainee lawyer and therefore couldn't authorise anything herself without supervisor approval. This added extra time of days and weeks to the process for simple approvals that a lawyer would have done in minutes.
This was not reflected in the costs nor explained before we instructed. I would not have chosen the service had I of been informed.
I think this is misleading to consumers and inappropriate for property of a high value or of any complexity.

We did not appoint this company. We used them in the hope the process would be seamless and timely via the estate agent. How wrong we were! Calls not returned emails not responded to in a timely manner. A straight forward house sale no chain, we are some 15 weeks down the line no sign of contracts, money or communication so very frustrating! We work for the NHS and if this incompetent would have been sacked or managed much more efficiently. A family member is a solicitor in the states and is completely appalled. Wish I had read the reviews about conveyancing with this company as they speak for themselves! DO NOT USE THIS COMPANY. We have lodged a complaint with the estate agent in the hope that they will no longer use them. Extremely disappointed. Bet if it was one of their properties the turn around would be completed in a timely manner! Shame on you!

Unprofessional, uncourteous and insincere.

We appointed O'Neill Patient Solicitors LLP in September 2021 on the recommendation of our mortgage broker for the sale of our house and the purchase of a new one.

It's almost four months later and we don't know where we are with it all. They never answer the phone. They never respond to emails. This isn't just with us, the clients. Our buyers and sellers solicitors are having the same issue.

Our case manager fails to send on documentation sent on by the other solicitors. She fails to acknowledge or reply to requests for updates. We're told she hasn't even raised any enquiries in relation to our purchase.

We raised an official complaint in December but nothing has changed. An acknowledgement now appears insincere as there has been no contact from anyone in a supervisory or management position and no improvement in service since.

Quite simply we don't know what is happening. We have less than 90 days left of our mortgage offer and we are genuinely anxious that our buyers or sellers may pull out due to the incompetence of this company or the offer will lapse and we will be forced to find a new mortgage at no doubt a higher rate.

This is the biggest and most important purchase of our lives and it feels that O'Neill Patient Solicitors are putting all of that at risk for no good reason.

Please avoid. They will only cause you stress and sleepless nights.

No. If ur EA. Recommends them avoid. Avoid yes you may save a little money. But the undue stress anxiety and impact Of POOR. COMMUNICATION. Waiting for weeks and months on updates. On your mental physcial health is really not worth your health.
What should be a stright forward house sale and exchange with no chain. It still ongoing after 5 months. Report to SRA.

This company is shockingly bad. Sold my house months ago, no chain on either side and its still ongoing 4 months later. They do not respond to anything in the app and they certainly do not call back or give updates. My case handler keeps going on holiday and when I have requested to speak to the supervisor/manager they have also not responded.

We are literally are the point now of only needing a completion/exchange date and this is all that is needed for a month now. They blame the other solicitors but honestly I don’t think it’s the buyer’s solicitors at this point especially when they cannot return a call or put a message in the app. My case is still ongoing at this point I am stuck with them. Do not go with them and save yourself a lot of stress and hassle. The fact that nearly all of the most recent reviews on Google are negative should tell you something.

I wish I could give this company no stars.

It all started out so well but the last several months have been horrendous. Our case manager is constantly out of the office with no one else assisting her. We have not even spoken to them once since we instructed the company back in May.

We are now at a standstill with no one responding, not evening from their complaints department. My partner and I are on the verge of losing out on purchase because of how poor their service has been. I would highly suggest anyone thinking of instructing this firm to not do so.

UPDATE: We have now lost out onward purchase due to the severe delays caused by this firm. Do not use them!!

Absolutely terrible service - never returned calls, chased them up so many times with no result, so stressful using them, I havent completed my purchase yet but they wont respond to calls or emails or messages left on the digital portal - worried after paying for survey etc the vendor is threatening to put it back on the market as it has taken so long. Cannot understand how they can continue, would NOT recommend to others - DONT USE THEM!

Our case manager (still working at O'Neill according to their LinkedIn profile) did such a bad job that we eventually received a £500 refund from O'Neill Patient. This refund doesn't make up for all the unnecessary stress, expenses, and time wasted throughout the process. Among other mistakes spotted by us: typos in our name, wrong address specified in official document, insurance forgotten. Her voicemail constantly says that she is out of office, which was not true and alarmed the other parties involved and almost cost us our home. I believe this was her technique to avoid phone calls.
I now live in fear that we didn't spot all the mistakes made by our case manager, and that it will bite us in the future.
Not a single time during the process did it feel like our solicitor was on our side, helping us with this important milestone.

Took 67 weeks to get my name changed on the deeds. Kept blaming the seller’s solicitors. Took 3 months to submit the paperwork to Land Registry, then didn’t address all of the mistakes on their application, which meant it got sent back, still didn’t fix the mistakes which meant the application was rejected. Took another month to resubmit the application, and took 67 weeks to get my house in my name.

During the sale, phone calls were never returned, questions were never answered, one day they would be waiting for 4 documents from the seller, then 3, then 4. They asked for my deposit 2 times after I had already paid it.

I ended up reporting them to the Ombudsman and receiving compensation for such a poor service. Needless to say I won’t use them again and I’ve made sure all my friends and family aren’t coerced by mortgage brokers to use them.

Strangest conveyancing experience we've had

We've remortgaged in the past about 12-15 times and this has been by far the strangest experience from a conveyancer. Seven emails in a row (16-may, 25-may, 25-may, 31-may, 6-jun, 12-jun and 13-jun) went unanswered (it was a simple query - is anything outstanding? a simple 'no' reply would have sufficed). The eight email received a response because other company directors were cc'd in. Before that we had received an email saying that if they didn't receive a mortgage offer within 30 days they would assume we weren't proceeding.

1. 90% of the good reviews for these guys on here are for remortgaging NOT a house purchase, if you look into reviews for a house purchase you will notice nearly all of them are negative.

2. Speed - O'Neill Patient are the SLOWEST solicitors you will ever use.. for example I received a letter from my lender which was sent out the same time to these guys.
One month later they tell me they have received it... two weeks after they tell me they are reviewing it?????

I asked for searches to be done 1 month ago and I find out they only requested them 2 weeks ago?!

3. Communication - non existent, 1 out of every 5 emails will get answered. No one picks the phone up and 1 out of 5 times you may get a call back.

They ask you to use their app but no need as its like typing messages to yourself.

If you have to send documentation to them best believe it will take 10x longer than anyone else, O'Neill patient are at the other end of a black hole in another galaxy.

4. Stupidity - I mean when you use solicitors you would think they know a fair bit right? not these guys!
They sent me the TR1 form with wrong names.. I had to correct them.

They then sent me guarantor papers I had to correct them.. they said they will send them again HOWEVER they are wrong again?!?!?! I mean come on how crap of a solicitor do you have to be to get it wrong so many times.

5. Stress and Depression - Purchasing a house is always stressful, I have purchased 2 within the last few years and it was not easy but these guys take it to a whole new level...

Imagine going through a house purchase with no communication or lack of effort.. its just a joke I have been awake all night sometimes because of this.

At work im constantly trying to phone them but no one ever picks up, I have had to sign of from work some days because I am so stressed out due to these guys they should not be allowed to even be operating.

I know I will either lose this property I am now purchasing or end up having to pay a shed load more all due to the fact that these guys cant do their job.

DO NOT USE THEM PLEASE

They are cheap for a reason, I only used them as the original lender said I basically had to, but knowing all this now please stay away.

They will say its due to the pandemic which is a lie as everyone else I know who has gone through this process either before or after me and completed their purchase.

I'm sad to say we have had the exact same experience as you. Very poor. Extremely disappointed in the service. We are meant to be completing on Friday and yet we have heard absolutely nothing from our case handler and as you say, impossible to get hold of them. We ate extremely angry and stressed.

It’s true… I am also facing same kind of torture and stress. They are very slow and very poor communication. They never answered my calls and never replied for my queries. My case manager is VERY RUDE and purposely doing delays due to my complaint to the customer service. PLEASE DON’T TRUST THIS COMPANY…. They will teach you TORTURE and STRESS meanings ????

I would not recommend O’ Neill Patients because of the following:

•It is impossible to get through to anyone via telephone.
•I wasn’t told when my lawyer left the company.
•Very slow to respond to emails.
•If I didn’t continue to call/chase the sellers solicitors then a lot of things wouldn’t have been done.
•Communications was bad, and at times they were slow to react to certain things.

I wouldn’t recommend them especially if you’re a first time buyer.

A simple sale took almost 6 months with communication throughout being very poor. If they did respond it often took days/over a week and sometime they didn’t respond at all to emails. Rang many times over the 6 months, only managed to get through twice to speak to someone. Pretty sure they were not telling me the truth with what they had done to date either. In the end I had to chase daily and obtain some of the final information myself from the seller.

AVOID THIS COMPANY the service and support is simply not there and if I could have given minus stars then I would. A simple no chain RTB has taken time in excess of what it should, why, because the case manager does not respond to the messages you send (on an app you have to pay 35.00 plus VAT to use!!!!!!!!!!) does not respond to telephone messages and worse still DOES NOT READ the small print on the mortgage illustration then wastes 2.5 weeks chasing the wrong people for the information and STILL I don't have a completion date because she now has to start chasing for the information with the correct person. Does not start searches as per your request despite you paying the requested money upfront, I am genuinely appalled that people who call themselves professional can behave in this manner

AVOID!!!! They failed to transfer the deeds for a piece of land we bought, we didn't find out until we tried to sell it 8 years later... they refused to admit any fault and we lost 2 acres of land. They also destroyed any records. There are far better options out there so avoid at all costs or risk losing your property!

The service is not as advertised. ONP website states you can call anytime and they will return the call. I have called 5 times during our case. I have never spoken to anyone there. Emails from the case manager are often have incorrect information, spelling and figures. We live in the rented property we are buying and this should be a simple purchase. I feel like ONP are dragging it out as long as possible. The online portal is very misleading. It reads we have already sent the deposit. We have not. ONP have not been able to communicate properly through this whole process. Not only do I not recommend them but I would run in the opposite direction. And there latest auto reply email basically says do not chase us we are too busy! I can not believe a company would think this is okay. Shocking service.

Selling a flat with no chain on either side. Sale agreed back in September 2020. So far there has been minimal contact from O'Neill Patient. We live overseas and have tried calling several times .Our solicitor has never been available to talk to us, and has never called us back, despite reassurances from the receptionist that they would. Still no idea what is going on. In October 2020, we sent a tracked package containing documents to prove our identity which were collected from the Post Office by this company, but this cannot now be located. They expected us to try to chase this up! Deeply regret following the recommendation of GoTo Conveyancing to use this company. Would not recommend.

Appalling level of professionalism and unbelievably rude, how HSBC can appoint them is beyond me.. Extremely laboured in responding to queries and employees taking extended leave without passing any information over. Added to that they were unbelievably rude, would not recommend sadly at all. Spoke to Aaron who is an incredibly unhelpful rude individual. Avoid.

DO NOT USE - no communication, no updates, you can't speak on the phone and never answer direct lines. They continually held the sale up at every stage which left me to be the one providing updates. You will end up doing most of the communication between all parties, I would urge you to avoid them - they are appalling, avoid at all costs.

I certainly would not recommend using these solicitors. The service was appalling I was expected to do much of the work myself and requests for information where delayed, and when I got what was needed I was asked to provide information which from a due diligence perspective should only have been provided by them. I looked at reviews before deciding to go with them and the fee was reasonable but I wish I had paid more and got a better service

Apalling!
Very poor communication. Simple remortgage took over 3 months and then they failed to register it correctly at HM Land Registry causing further delay to another property deal. I would say avoid but I had no choice as Santander appointed this outfit.
Now not answering emails or phone calls.

Very bad service, avoid Karen R., very slow, not trustworthy, empty promises, delays, loosing documents, almost impossible to get in touch with, no calling back, adding extra charges which should be included in first quotation - absolutely disgusting! after completion they asking me to sign lease and HTB agreement, how come? Wrote 3 complaints within 3-4weeks as was told lies and been left with no update regarding my case, even manager didn’t help much, still waiting for actual floor plans! Avoid!

AVOID AVOID AVOID. The total incompetence of this law firm knows no bounds. Our case handler (Morgan) demonstrated a complete lack of knowledge of basic legal principles of redeeming mortgages and buying a house. They lost the first set of paperwork returned to them. They ignored emails and were very hard to get hold of. When you did speak to your case handler it seems like they didn't even know what day it was, let alone any pertinent facts regarding your remortgage. They on more than one occasion requested documents that had already been sent to them. They failed to anticipate basic issues which were totally avoidable - such as redemption statement becoming outdated due to passage of time. This caused needless delays and anguish. No intelligence or common sense A They failed to request funds in time and on the day of exchange/complete it felt like they were actively going out of their way to delay proceedings. Avoid like the plague. The opinions above were all shared by all parties to the transaction and i'll be writing to my mortgage provider suggesting they remove the firm from their panel. I have also since heard that many estate agents have had similar problems.

O Neill Patient solicitors made a simple human error in the handling of our recent re-mortgage, which cost us hundreds of pounds as we missed the completion deadline. They have since denied a request for compensation, which is fair enough, but also denied responsibility which reveals an elastic approach to facts and documentary evidence. Based on this dishonesty and poor customer service, I would recommend that you avoid using O Neill Patient solicitors if you can, either as a customer or vendor of mortgage products.

The mistake was a forgivable human error – forgetting to pass on details pursuant to the re-mortgage – and this error was acknowledged in writing by the solicitor who handled the case at the time. In legal terms, there was no basis for refunding us the costs incurred since O Neill fine print allows very long lead times for all conveyancing work. However, we did think that they might cover our costs since the delay was unnecessary and clearly acknowledged as being their fault.

The response to our formal complaint was a pair of verbose, long-winded emails blaming the Christmas closure of their office and citing normal lead times, apologising for the inconvenience but attempting to position the failure as a consequence of processing time rather than an error on their part. This response was not dishonest, so much as patronising, assuming that we would somehow miss the point. When questioned about the specific, documented admission of culpability from their junior solicitor, the company tried again to answer us on the basis of delays and resourcing. To date they have not acknowledged or addressed the fact that when the delay and resulting expense was first flagged, the solicitor in charge immediately escalated the case and said in writing “I think my fault as I probs didn’t pass to admin right away”.

We have no wish to pick on overworked juniors, or to condemn holiday closure – an enlightened and important policy. Staff deserve their Christmas break. And everybody makes mistakes. But, when making a mistake that costs another party several hundred pounds it is better not to add insult to injury by attempting to shift blame.

In short, avoid.

This companies customer service is shocking never reply to email/phone calls, they have miss placed document also i have been billed from my old mortgage provider due to late paper not been in order, i am very happy with my mortgage adviser and this whole ordeal could not of been done with out them as they did all the chasing and put the paper chain in order for O'neils Patient. Then the bill arrived and they want to bill me over £500+ plus a £90 bill for checking the land register for my solar panels day light robbery so i will be have the document from so i can use it next time

Well Nation wide i would never use this company again and will insist on the previous company that i used 4 years ago.

Not a happy customer at all

We were assigned O’Neil Patient as free legal services for a buy to let re-mortgage. How could we have been so stupid! In the end it cost us far more than if we had gone with a fee charging provider. Incredibly slow service. Unable to reach anyone easily. Messages rarely returned. Perhaps this company are not open 5 days a week!! Change of staff not communicated. Farcical conveyancing at times to the point that we finally engaged our own solicitor as we lost complete faith in the ability of this company. With our solicitor pushing, the re-mortgage took a mere 8 months. The only positive thing to come from this is our determination to either pay this mortgage off or sell the property if we can’t. We feel traumatised from our experience and never want to be in a similar experience again. One star is way too generous.

Awful! Please don’t use them.
My boyfriend and I are buying our first home (no chain) and were recommended O’Neill’s from our broker.
We were initially assigned Karina who we had no correspondence from. We chased her numerous times and in the end had to ask the broker to ask them to contact us. We were then informed by our broker, not O’Neill’s that we had been assigned a new solicitor, Edward. Edward promised that he would email us the very next day with contracts to view - he didn’t. He has now ignored our emails/ calls for days. We have paid our fees for searches 1 month ago and been told just a few days ago that they haven’t started and won’t start until the new year now.
There has been no communication, no follow up calls. We have basically been forgotten about :( this has been going on now for months.
Please do not use them, especially if you’re buying a new build.

A complete disaster. No communication. Would not answer the phone or respond to messages. Finally got through to the case solicitor and informed him he was using the wrong address for the correspondence and gave him the correct address. Lots of promises, assurances and confirmations and then 2 days later sends the correspondence to my ex wife’s address. Exactly what we had asked him not to do.
This caused a lot of going over old ground and unnecessary heartache for all involved especially the kids and grand kids. Fortunately the separation remained amicable.
Infuriating when you go to great lengths to ensure no mistakes and then find the dolt on the other end of the phone couldn’t organise a snowball fight at the North Pole
Needless to say we sacked them immediately and found better elsewhere
Avoid !

It was absolutely an awful Service. I dont know if you will also remove my view, for not giving 5 stars.
If I had the chance to give minus, I would give the lowest rate ever.

My case took about 6 months, and still not finished!!! I sent my documents so many times, yet still asked to re-send. I could hardly get any reply from the case manager, he would ignore my emails and my phone calls. We did call and make complaint many times, BUT that would only help for couple of days. and then all the same. It took them over 4 weeks to send me the Mortgage Deed that they received much much before. I sent my statements several times, I did have much more than I needed, but they would stil come back to me saying you dont have enough money to buy this property. Files kept being missed in the emails. an email would came saying, the Deed is attached, which was not. Despite asking for it, it came over weeks later with misspelled names!! I cannot tell you how much annoyed I am. The guy yesterday is saying to me, he is sick of this. I cannot tell you HOW SICK I AM FOR ALL THE MESS HE CREATED and the stress level he caused us as a family! We were expecting to move by the end of September, but because of neglect and ignorance this did not happen. It is Mid November now, and the process is still going on. I have tons of work to do, plus organise the moving house. I DONT HAVE TIME to deal with this SHITTY MESS!

Remortgaged through them. Nationwide selected them, not me.

It was a slow process with minimal communication, which ultimately cost us at least £300 in additional interest fees from being on the variable rate in the meantime.

O'Neill Patient then charged me a £25 transfer fee despite me selecting the 'free' cheque option. Then they also inexplicably sent me a cheque to the value of £25 less than what my completion letter stated. They must try this with everyone. Very dodgy outfit. Avoid at all costs if you have a choice and check your cheques as they will steal money at every opportunity. I am disputing this and expect to resolve it as it is an absolute scandal, but I suspect they do this with everyone to want to make sure everyone else is careful when dealing with them.

DO NOT USE. O'Neill Patient failed to flag pre-emption rights and the Right of First refusal process in our report on title when purchasing our first property; a leasehold previously 100% staircased sharedownership lease.This meant that as first time buyers (and sellers) we were completely oblivious to the risks involved or procedure to follow which when we came to sell resulted in a collapsed chain (buyer pulled out) 3 months before we were due our first baby. When we complained to O'Neill Patient their reply was essentially 'you should have read the lease yourselves'. What on earth do we pay solicitors to do? We are still suffering from an entire year of our lives being wasted due to this massive oversight.

We were second in a four party chain. The bottom of the chain (who were strongly advised NOT to use this firm by their estate agents) used this awful firm and their tardiness and incompetence nearly caused the chain to collapse after waiting 17 weeks for them to almost get their act together. We will be writing to the Legal Ombudsman in order to put in a complaint to the Law Society.

I am currently using their conveyancing services for both selling and buying a property and finding them extremely slow and useless. I am considering to form a complaint after the conveyancing is done. I've spoken to my solicitor only once and although he seems nice but he hasn't got a clue and not following what's happening with the case. The fact is that they got multiple people are dealing with the case and admin assistant to follow all paperwork so I am not sure what exactly the solicitor was hired to do? They are part of BMSolution and got introduced by my broker which I made a huge mistake for not using my local solicitor and I had to send important documents via post and it took some time and it took them a week to acknowledge any doc to arrive. I am totally disappointed with their service and will not recommend it to anyone else and if you want a cheap service then you'll expect bad service. You do pay for what you get and they are not exactly that much cheaper at the end.

Remortgage questionnaire and paperwork sent off 1st class, ringing 3 and more times a day with no answer to any numbers, emails to case handler (always bounced back saying she is away) and the general email consistently ignored.

It's taken me 2 weeks just for someone to tell me they received my documents, they didn't answer my question about my mortgage offer which I got over a week prior, didn't answer my questions about next steps, And I look forward to another 2 weeks for my next update.

Avoid at all costs! you have been warned. Just read what other people are saying as they are all correct. If you want to spend thousands of pounds on a solicitor and then have to do all of the work yourself, make all the phone calls to estate agents and 3rd parties yourself, if you want to be ignored, have the phone put down on you, if you don't mind waiting for weeks at a time without even a single email or phone call then when you call them find nothing has progressed at all, these are the guys for you. Even the estate agents from all parties could not believe what how bad they were. I honestly do not know how this lot remain in business and I would advise anyone even looking at this company to seriously look elsewhere, stressful enough buying or selling a house you do not need the hassle of then having to make all the calls yourself and having to fight for scraps of info.

You are right and I wish I had read this before using them.
Although they were always courteous in their communication, they were rarely available over the phone, were unjustifiably slow going through the steps of the process and did not seem to ask all relevant questions from the beginning, engaging my seller's solicitor into a protracted email ping-pong.
What should have been a very simple transaction took ages and did not come cheap either.
They may have been better around 2011-12, when the bulk of the reviews were posted here, but this is clearly not the case now, at least not in my experience.
It is a shame one can no longer rate them on this web site, because they are well below the 5 stars.

If I could give our experience with O'Niell Patient zero stars I would.

Like a previous reviewer I can't believe we are talking about the same company as the 'falling over themselves with praise' 5 reviews. We too were allocated these solicitors by our mortgage company. Perhaps that has something to do with it. I describe the experience as cheap and nasty.

Having previously appointed our own solicitors for conveyancing where we had an excellent experience of buying and selling, this firm turned our recent buy into a nightmare.

The 'case handler' rarely answered queries directly, and always made her assistant make calls or send emails. The whole process was a catalogue of incompetence, lack of information and misinformation. The straightforward purchase, with no chain at either end took 13 weeks when it should have taken less than 6.

We were forced to have searches done which we didn't need--these of course were sub-contracted to a third party who themselves sub-contracted them further meaning chasing things up was impossible. In spite of querying them and asking not to have them, we were essentially made to as she would not proceed with the conveyancing unless we agreed to, and paid for, all 'necessary' searches (none/few of which were a legal requirement for us or the lender).

Our case-handler didn't chase up anything, even when requested and a couple of her emails were curt to say the least. Telephoning the company on their expensive premium rate number was like calling a telesales call centre rather than a professional solicitor's office.

No consideration was given for our time-frame and nothing AT ALL was done to speed things along when there was ample opportunity to do so. With the Christmas and New Year period in between things were made worse (except when they requested money from us, then WE had to act immediately).

All in all we feel choosing the legal services as part of our mortgage package was a false economy. Don't do it, you still have to pay extra for all sorts. From start to finish this was the most unprofessional experience we have ever endured and was it not for the fact that we're so sick of contacting them (and expect it would make our blood boil even more), we would have made a vociferous complaint.

Whilst we cannot hope to delight all of our clients all of the time, it is impossible for us to deal with any perceived failures of service that may occur unless they are brought to our attention.

I absolutely agree with the above feedback. I was allocated O'Neill Patient LLP Solicitors by Nationwide to deal with my re-mortgage. The communication with their case manager Tracy Maw is very little to none. After 3 weeks of submitting documents they asked me for I sent her an email asking for an update only to find out they are still waiting for more documents from me !!! Why didn't they notify me? After sending remaining documents and waiting a week I contacted them again to get the latest update only to be told Mortgage Deed signature by one of the witnesses needs to be amended which is fair enough but again why didn't they communicate it with me?? Their communication with clients is appaling. Avoid and look somewhere else.

I agree.. nationwide has given O'Neill Solicitors my case.. and they work so slow.. and they don't give any status / timeline on the case. last time when I called them.. they say "its just 2 weeks and will revert back ". Very Sad .. please avoid if possible

AVOID AT ALL COSTS

I was allocated O'Neill Patient by my mortgage company and checked this site before my property purchase. I was pleased with the reviews so went ahead in using them. Having completed the transaction I can't believe we are talking about the same company.

The service we received was extremely shoddy. Documents consistently had mistakes, it was impossible to contact our case manager on the phone and the impression was generally of dealing with an automated machine spitting out inaccurate documents.

O'Neill Patient added a high degree of stress and irritation to what should of been a straightforward transaction and I would advise any other potential customers to run a mile.
