Without wanting to write an essay... GDPR breaches, penalty charges from HMRC over 2 months after completion due to their incompetence , rarely returned calls/emails etc. (all of which can be backed up with factual evidence)

Wouldn't use them ever again for anything, and will steer friends and family away as best I can.

My flat was sold in August 2020. The buyers solicitor had asked for a retention of £300 to cover the (unlikely) eventuality of the service charges (for the period of my occupancy) being revised upwards. I left it for quite as while and started asking if my money could be released to me on 22nd March 2021. I still haven't received it and have today (6th September 2021) raised a formal complaint.

Two weeks after politely requesting clarification as to the discrepancies between an initial quotation from Purple Bricks and the quote from Davisons (sic) Law, as well as pointing out that they had misspelt the client's name .... nothing! No clarification, no apology, nothing at all. Decided not to proceed with Davisons (sic) Law after all!

I purchased my property with this company 4 years ago so thought it made sense to sell with them. How wrong! There is NO chain to my sale on either side and so far it has taken 10 months and still not complete. I have complained 4 months ago which was not responded to. I am now complaining to the legal ombudsman.
I sold through Purple Bricks who have even said they don’t seem motivated to sent satisfactory responses, they are just doing the bear minimum and seem to be obstructing the sale.

Needless to say, I will never be using this company again. Worst experience ever!

Hi Muhammed,

We are sorry to hear of your experience, please kindly email our client relations team on Feedback@qsdavisons.com to see how we can help. We do strongly disagree with your comment about our relationship with developers. Whilst we work very closely with developers, as we do with many organisations involved in the process, our priority will always be the needs of the client.

I'm struggling at the moment with Quality Davisons in Weoley Castle. I am not getting through to anyone every time I try to call. I've left answerphone messages and sent emails, but am just not getting responded to. The buyers of my property are getting extremely frustrated, and I'm concerned that they are going to pull out. This sale should be relatively simple (other than the initial delays due to my house being leasehold and the management company being slow at responding initially). There is no chain and the buyers are first time buyers, but despite this it's taking a significantly long time to move forward. I returned my contract on the 18th January and still have no heard anything further (despite multiple attempts to speak to someone on my part). Track a matter is something that they've said needs to be paid for but it is never updated.

I completely understand the challenging situation that people are having to work in with the pandemic and disruption this is causing, alongside how busy the housing market is right now, but I am very disappointed in the service I've received. The complete lack of response to any enquiry I have sent is not good enough, especially considering when I signed up the initial pack sent out shared that someone would respond within 24-48 hours. My experience so far has made me wish that I hadn't also signed up to use Davison's for my next purchase as this has not been a good experience.

I was recommended QS Davison Weoley Castle branch by my estate agent and I would say they are very poor and incompetent. It has been the worst experience! It has taken them over 6months and still I'm yet to complete due to poor or total lack of communication. Tracy Wood sat on the documents with no contact. Emailing to wrong addresses and not checking up on phone if we have received the documents or not. Delayed the process at the beginning by 4 weeks and a further 4 weeks towards the end after realising the searches hadn't been kicked off! Overall experience was bad and I would avoid QS Davison! Other reviews on Trustapilot and Facebook are more accurate for QS Davison (at least for Weoley Castle branch). Please avoid!

7 Months, unclear, overcharged and lied to.

What was supposed to be a happy time of buying our first property became a nightmare because of Davisons and their larger mother company Countrywide. Jane and Gemma as solicitors are awful and uncontactable, only real contact we had was with Charlotte their assistant. The process took nearly 7 months for a NO CHAIN sale, and my partner works in a mortgage firm so everything was done on our side within the first week. Days and days of emailing them chasing, we missed one completion date as our solicitor (Gemma) was on holiday and didn’t tell us, only to find out they hadn’t even requested our LISA’s from a locum solicitor covering on the day. They lied to us multiple times, missed two completion dates and we were eventually contacted by the seller saying they would pull out if we didn’t complete (on our third try) which luckily we did. I felt like I was having to micro manage the whole process, it felt like consistent work and was such an uphill struggle. We had unclear charges added to our bill and we had to push back, some were removed but others we had generic replies and no clear explanation. They spent our money without telling us, on charges we didn’t know about (if they were even real) as we haven’t been provided with receipts or invoices for even simple things such as ground rent. Please stay away, we’ve been lucky enough that my partner works in property, and I have the time to email 10 times a day to get things sorted, but I really don’t want anyone else to go through what we have had to. It really has affected us and how we’ve felt about moving property, the whole process has been awful.

22/03/21 - Reviewed by We are a buyer

We are the buyer of a property here and the sellers are using quality solicitors as there conveyancer! To say I am appalled from the little experience with had with them is an understand. We are now ready to complete from our side but have now been waiting almost 4 weeks for the solicitor to stamp a document! It takes two seconds, they have been chased by email by our solicitor 8 times, they have called them several times with it going straight to voicemail.

The sellers themselves have chased and have got that fed up with chasing they have now got the estate agents chasing them on their behalf.

This is causing a lot of stress for both parties I’m sure! Our currently property which we don’t own is now ready to complete and we are having to potentially look at finding a temporary place to live with two dogs which is impossible in the current climate!

I understand the industry is busy, but if you want things to run smoothly you should get them right the first time as we have.

I sold my property in January 2020. I was given some incorrect advise and now I am a significant amount of money down. I have now been told I will need to use one of the companies litigation team at my own expense. An entirely unprofessional service throughout and I would never use them again. The communication has been poor throughout apart from when taking their own fees. For the past 14 months I have had to send weekly emails to find out where my case is only to be told 15 months later I will need to pay more money to use someone else within their firm. Truly appalled by the experience of so called professionals.

Communication is sporadic at best and, the information I have been given has been innacurate and at times oppostie to what everyone else in the chain is reporting.
I am so disappointed that the very people I am paying for a service are so unproffesional and not one I want to pay a penny for.
The only reason it isnt zero stars is because I havent completed yet so I havent given them the chance to get it right or wrong
Alsothe complaints manager P Smith does not return communications at all when promised and completely ignores any further attempted contact

Absolutely no Quality, they should take the Quality off their company name.
I was initially appointed Mike Anson however he had to go on paternity leave (was not told until I called up for an update) so had to deals with a trainee solicitor named Elishia Wright.
Apart from having to call to get informed constantly, my main issue is:
I was told by Mike Anson not to close my Help to Buy ISA account until I was given the go ahead to do so, I was then told on the 23rd of November 2020 via email to go ahead close my account which I did, bear in my Completion date given was 27th of November 2020 .
I sent a copy of the details of my closed Help to Buy ISA account to Elishia’s email on the 28th November 2020 bear in mind I was not told by her to do so , I got told to do this by the Sales Consultant that was selling my the property.
Elishia responded to my email stating that I cannot claim my bonus because “unfortunately as completion has already taken place, we are unable to claim your bonus”
I only followed what little instructions I was given, at no point was I told that I needed to close my ISA account before completion and if that’s the case why tell me to close it if I won’t make it in time for my completion.
VERY ANNOYED to say the least!!!

I was told the same about completion and I'm SO glad I did it earlier because my bank took 2 weeks to get it sorted! We are at edgbaston branch, my solicitor has the BIGGEST attitude just because we're first time buyers and I won't let them pull the wool over our eyes and even though I remain polite i still get snotty responses! 100% DO NOT RECCOMEND THESE BAD QUALITY SOLICITORS

STAY AWAY if possible!!!

I was referred to QSD by my mortgage advisor saying that they are friends with them and can chase up on the progress on my behalf. But the reality was far from what was promised. I was assigned a lady (no not want to name her) as my case worker. Who did not even contact me for up to 45 days, she would never reply to my email, calls or even voice mails. When ever I tried to reach her through reception, she would leave a message saying she will get back to me.

she would sit on documents for ages even before she forwards them to me, and when asked for the delay, she would say the builders solicitors did not send any updates. When her emails come through, one can clearly see when the builder solicitors responded. She would send the incorrect property details, un-reviewed documents and when confronted about the same, she said 'This is what happens if you push me to send documents, I will not have time to review'. what could had been a smooth 3 months time to purchase, she dragged it to nearly 6 months giving us the worst time by ignoring our requests to reach her.

I took this matter to my mortgage advisor who promised me to follow up on my case on a weekly basis which did not help much either as she started ignoring their message too.

Not a kind of experience that I would expect to get when paying a top end fee!!!

The Cotteridge branch standards of service from the Solicitor has dropped very low, Poor standards of communication, the work load appears to be very high, as happy to take the custom but once committed than it all goes down hill. I find the Solicitor very rude, unprofessional, the emphasis is upon the customer to do all the communication, to ensure that information is being received, this is done upon the instruction of the solicitor, than when you follow up to ensure that it has been received, you than be told that your making to much contact and that everyone is treated equally and fairly.

If your looking for a firm that is inconsiderate, unhelpful, unprofessional and does not deliver the service, than this Solicitor firm is for you.

Don't make the same mistake I did, by turning to this firm at the time of need.

Both myself, our seller and our solicitors are extremely frustrated at the amount of time it takes them to respond to simple enquiries. If you are buying or selling a house please don't use if you have any requirements to complete in a decent time. I am lead to believe they are affiliated with purple bricks. I may be wrong, but if PB offer you this firm for conveyancing then I would steer clear.
