Really not happy at all. We’ve used this solicitors for the sale of our property. We provided them with a huge envelope full of documentation they needed as we only purchased this house two years ago so we still had everything needed to complete the sale. It seems they haven’t even bothered to look through this as we are still being asked questions relating to everything they should already know as they have this to hand.

Too many people dealing with this it seems and when something is done this isn’t passed on and we are asked again. We’ve given our ID 3 times when they claimed they didn’t receive this even though we have emails proving it was received.

We supplied the land registry certificate and yet this wasn’t noted and it was later applied for again, such a waste of everyone’s time.

We have cash buyers, we agreed the sale on the 4th of December. 4 weeks ago we were told it would be 6-8 weeks until completion, last week we are told 8-10 weeks now?? Just a shambles.

Almost 9 weeks and we are still being asked questions they have the answers to. We’ve complained twice and both times been assured the manager would call us back, needless to say we’ve not had any call back.

With our experience I wouldn’t use them again nor would I recommend them to future sellers unless you want to wait triple the time you should.

I’m sorry you are not happy as we strive for happy clients and that’s what we achieve most of the time.

A big part of the way we do this is by taking on board and acting on feedback both when and when we don’t hit our usual high standards so thanks for your comments as we believe there is no such thing as bad feedback.

Dear Richard,

Your reply seems to be a whitewash based on the subsequent services received from your conveyancing team which is causing even more delays so obviously your pledges are not adhered to, causing the Estate Agent, Vendors solicitors all complaining about Lockings. So could you kindly look into this as a real case of URGENCY please?

Could you kindly step in to help your relevant colleagues as they are sticking to a WRONG note maybe as a result of speaking to a wrong person who was not aware that lender already issued WRITTEN CONFIRMATION.

Your conveyancing colleague asked me to ask the broker contacting the lender and he did very efficiently and got the confirmation from the lender in black and white as reattached for the 3rd time if you bother to open and read with clear confirmation:

We have updated our systems to show that the Ground Rent for the security property is £10.00 and the Service Charge annually is £2,013.44.
Please note, this does not affect the valuation or the mortgage offer and we are happy to proceed.

The lender is just waiting for your firm to request for the release of the Fund why are you still wasting more time on chasing up service charges?!

If you only take any note on your end why did you ask me to ask the Broker to contact the lender who did, and got WRITTEN confirmation but you do not take into consideration?

You are wasting every party so much time in chasing you up unnecessarily. The Agent, Vendors solicitors all complained about Lockings that I even tried to defend your firm.

I am sorry Richard,

Your firm seems determined to delay the agreed completion as I am truly shocked that despite numerous asking Please chase up your bank as suggested by the sending bank HSBC that I took trouble to contact twice TODAY and each time was assured that the money DEFINTIELY left HSBC and REACHED Barclays hence they specifically ASKED Please advise recipient to chase it with the receiving bank. I emailed you specifically asking Please chase up your bank

WHY did you not do it TODAY? If I leave it until TOMORROW I will not be able to transfer enough for Friday within one day.

You can not hide behind any excuse saying "oh it is beyond your control"! You did not even bother to check with your BANK given the facts they received the money from HSBC.

Please think if you are the vendor or buyer that the completion is meant to be TODAY! Both the vendor and buyer will have reason to claim compensation from LOCKINGS for negligence because you did not care to check with your bank just because 35000 Pounds are not your money.

If you are expecting anyone paying you money personally but has not arrive I am sure you will pick up the phone to chase up your bank.

WHY WOULD YOU NOT DO THAT FOR YOUR CLIENT KNOWING IT IS VERY DISCONCERTING AS IT IS NOT A COUPLE OF HOURS BUT OVER A DAY and Barclays has the legal duty to release the money received from me to your account by 5pm

Without confirmation of the money being received how can I have confidence of transferring more deposit to your account TODAY?

Can you let me know what you want me to do NOW with the rest of the deposit please?

After a lack lustre house conveyance that was allowed to drag on without due reason the exchange and complete day arrived, we called into Lockings office in the morning to check all was ok as we had 3 lines of information to given on the transfer. They transferred the money using only 2 lines of info! The money was lost for 4 days . The stress was unbelievable! No apology was given!
