Its actually astonishing how this absolutely incompetent joke of a company is even allowed to remain open. They are the most useless group of people I've EVER come across. Must have sent around 15 emails during the course of this transfer of equity that should have been an easy process and not one time did I get a reply.
They would send automated emails asking for documents to be returned that they NEVER EVEN SENT.

When I asked one of the clueless employees there what a TR1 form was she literally said "oh its just some sort of form" NONE OF THEM KNOW WHAT THEY ARE DOING. You can never speak to your case handler and every time I asked it was the same excuses that she's on lunch or is working from home so somehow means she can't speak to us.

A simple transfer of equity somehow took FIVE MONTHS to complete meaning we had to pay the variable mortgage rates which in total put us a grand out of pocket as we were paying hundreds more per month. Not to mention the people on the phone when we could actually get through were extremely rude and even called my partner stupid under her breath for signing something he was MEANT to sign but because she was so clueless said he wasn't supposed to. Of course upon getting this fact checked he indeed was supposed to sign it as it said ALL BORROWERS TO SIGN. We were constantly hung up on and lied to throughout the whole process.

DO NOT go with this company i promise you'll regret it they need closing down as soon as possible.

This company are an absolute disgrace.
Unable to complete a transfer of equity and remortgage.
You get ignored, emails not replied to, impossible to speak to your ‘case handler’
Their incompetence has costs me thousands of pounds already.
Absolutely disgusting that Halifax continue to use them. They should be shut down.
The amount of stress, anxiety and financial loss these people have caused me because they seem incapable of doing their jobs should be criminal.
If you are advised to use them for your remortgage refuse. The reviews all over the internet should be a clear enough warning. I wish I had looked into them rather than just going with the advice of my mortgage broker.

Started a remortage through Halifax, who are using Solex Legal Service for the legal work.
Already having problems with Solex less than a week after starting the process.
Why would a big bank like Halifax want to work with this company, my experince so far matching the 1 star reviews on this website and I am considering pulling out of the remortage due to Solex rather than trying to continue through Solex.

Automated emails that make no sense. Notifications to log in to their hapless system for updates that are not there. Repeated requests for information that has already been provided and clearly uploaded. Moronic.

Then there is the customer service. I have just waited whilst 26 callers where ahead of me, got to number 1, you picked up and then you hung up. WTF. Cheers for that.

Birmingham Midshires. You should seriously not be using these goons, they are doing your great reputation no good at all.

If you're reading this then it's too late.
You've no doubt been told by your lender that they are using Solex, and you thought you'd see how they fair. Well, get ready for disappointment, they are rubbish.
Swapping my mortgage to a new lender took two months, most of that was due to them not replying soon enough to let me know if they needed more information, forms etc. And if you want to speak to them, I suggest you are on the phone at bang on 9 o'clock when they open, or you can expect to wait at least an hour on hold, my record was an hour and three quarters, and then you'll get through to a call handler who can't actually do anything other than pass a message on to the case handler. Twice I spoke to a call handler to ask if everything was in order, paperwork all in and sorted and told yes, we have everything we need. To then get an email three days later from the case handler to ask for something extra to be signed etc which has to be done by registered post to be sure it gets there.
Nothing you can do now if your lender has chosen them. Good luck.

Avoid at all costs. We have been forced to use Solex in attempting to remortgage with Lloyds.

Firstly, the amount of automated paperwork they have sent over is excessive for a simple mortgage transfer (I've downloaded and responded to over twenty letters/forms from Solex to port a mortgage for the same property).

Secondly, and far more importantly, whilst they do love sending letters they are impossible to communicate with when you need to speak to them. I have written to them multiple times with very simple and specific requests, all without reply and dating back a month. I also attempted to call them six times and each time was put on hold for long periods and then inexplicably been cut off. I gave up trying to call; it's not just me, Lloyds intervened on my behalf and also experienced the same issues when trying to call.

Thirdly, they are incompetent with the basics. Solex requested a redemption certificate from my existing lender 24hrs before my next monthly payment was made and therefore calculated the final balance incorrectly. A simple issue to remedy. However, because they didn’t reply to emails or answer the phone the situation - Solex repeatedly asking me to pay monies I didn’t owe to complete the transfer - escalated until the deadline date.

We finally completed the transfer, but only because Lloyds intervened. After the event I received a mealymouthed apology from Solex with two excuses that demonstrate their lack of sincerity to do better:

Firstly, staffing shortages. The usual line from companies who don’t care about their service is to suggest a temporary staffing issue. It’s evidently not a temporary issue; look at the reviews, they have clearly been operating a consistently substandard service for some time. Solex also admitted in writing that they have a backlog of unanswered emails dating back four weeks - so this is evidently standard practice for them.

Secondly, blaming our existing lender for delays. An apology isn’t authentic if it’s disingenuous. Solex claimed our mortgage lender caused the delay in Solex receiving requested information. Despite Lloyds and myself chasing for three weeks, we know for a fact that Solex didn’t actually request the information until the day before the deadline and that my lender responded immediately.

If this is how hard it is to port a mortgage (that’s roughly 10% of the loan to value on the same property) I dread to think how messy things get when a legal situation is mildly complicated and Solex are at the wheel. We also know that they’ll falsely blame others for their own mistakes when asked to apologise.

If you have a choice, do not use Solex.

The firm have inserted a layer of administration in between client and conveyancer and communicate via uploaded letters to a portal. Messages are either not passed on or mis communicated. A high staff turnover also adds to issues of joined up service to clients.

This is creates a disastrous melting pot where output is both glacially slow and professionally poor.

A deeply frustrating and unsatisfying experience.

This firm was allocated to me by the lender and judging by the other reviews on here that was a huge piece of bad luck for me. I sent this firm all the documents they asked me to send them and then claimed that these documents were still outstanding. I have sent them the documents twice now and asked them to acknowledge receipt but they do not respond. It takes them THREE WORKING DAYS or longer to respond to an email if they respond that is. The service is appalling. I just wish I could get someone else to complete this transaction as I doubt this firm will do so any time soon.

Poor service, never respond or follow up after saying they would. Conveyancing is now into its 10 month and apparently still waiting on the L/R, utter rubbish, just found out today that they didn’t apply to the L/R until 6 weeks ago after telling me they had done this a month earlier than that. You cannot depend on these people for anything. Do yourself a favour find a professional firm, pay a bit more and get a proper service.

how do these people think its ok to continue with a non responsive and confused state. after nearly 3 months they have closed my case as unable to process it due to lack of knowledge of the legal process. and...they thought it ok not to tell me that they had closed it? never have i know such incompetence and lack of customer service. Never use this company, avoid avoid avoid - No stars was not an option.

This legal firm has proven themselves to be unresponsive, disinterested and an utter shambles with regards to their current handling of our property purchase. They not only missed our completion date due to failings on their part, but appear to not actually understand the legal processes to be enacted. I will consider updating this review IF they manage to resolve the mess they have made of our case, however at this time I can only advise others not to take the gamble hoping that "it should be fine".

Absolutely terrible company!!!! Please avoid, as it will save you a lot of time and stress by not going with them!!!! Promises are made and they never do as they say. Something that should have been completed months ago, is still in initial stages. Absolutely disgusted by their work ethic. 3.5 weeks ago they promised to send documents that day and have just found out they have only now sent them! Delaying the process even further! I wish I had paid a local company as everything would have been completed by now.

Acted on behalf of Lloyds for straightforward remortgage which came with 'free legal services'
very poor communication-just an automated system, correspondence lacked clarity, causing unnecessary delays, had to constantly chase for things to be done
very slow to process paperwork leading to weeks of delay
Have contacted Lloyds to complain - cannot understand why they are using a company who clearly cannot deliver the service.
Incurred additional expenses due to taking months to carry out the conveyancing.
Avoid (if you can) and if they are acting on behalf of your mortgage lender consider complaining to them directly.

If you're out-of-pocket due to Solex's incompetence, complain to the legal ombudsman. I complained a couple of years ago (it was really easy), and the ombudsman awarded me £850 in compensation. I had to drop Solex and used a competent solicitor, who completed in a couple of weeks what Solex couldn't manage in months. I'm surprised Solex are still in business whilst still regularly providing a terrible service.

I have had a very similar experience. I have waited for over 2 months for the paperwork. Called them several times and every time they told me they will send it.
Very poor communication, slow and as a result we are overpaying on our current mortgage. Avoid if possible.

Do Not Use This Company.
If I could have given them no stars I would have.
From the very start I emphasised that completion must take place on a specific date. Needless to say it did not.
I had to constantly chase them up and even had to suggest that it might be an idea if they actually chased things themselves. I was assured all was in place for completion only to be told that, on the day beforehand, there was "no chance of completing tomorrow and call back next week"!!!
They have cost me additional interest charges and I have not heard one word of apology from anyone.
Avoid at all costs and if your mortgage company suggests using them I would direct them to the reviews.

To these incompetent imboseles
We get receipt of sending documents
But they keep saying they have not received the emails
They are very rude
How can operations like this be professional companies

Do not use this business. They are utterly useless at providing any kind of support or assistance. They set me up an online Case Tracking account which was a complete waste of time. Not a single question I asked was responded to, emails likewise and calling them up was also a waste of time. At one point I talked to a lady who said at the current stage they had everything they needed from me. When I pointed out that the Case Tracking page showed a number of outstanding forms they couldn't explain why. In three months, yes THREE MONTHS they archived nothing for me. I eventually went with a local firm who solved everything from start to finish in four weeks.

I can write whole page on this firm. They are very unprofessional and Rude. They talk to you and treat you like 2nd class citizen. The lady named MARINN SNOW is very unprofessional, rude, have no manners and don’t know how to talk to customers. My case worker whose name is TARA Drake never talk to us. Because of this firm I had sleepless and stressfull nights.
I would never use this company I've only got dragged in to it by my bank as I was Re mortgage.
this company should be struck off. Bank should never use them.
Massage to Solex please don’t reply to my feed back saying we are sorry and will investigate. We know very well from all the other feedbacks that Solex will do nothing.

Absolutely appalling customer service. I was recommended to Solex Legal Services by Santander when remortgaging on my house. I received no communication from them to begin with whatsoever. They then repeated to send numerous letters to me asking for a questionnaire and signed forms, which I had already returned on multiple occasions. It took me chasing them over the phone to get this rectified, when I was told 'oh yeah, we have received everything, we just haven't put it all onto the system yet'. I then had to chase frequently to get a completion date confirmed. I appreciate that things may have been delayed due to Covid-19 and the fact everyone is working from home, but this remortgage began in January and I stressed to them on multiple occasions that it would need to be completed before May, otherwise I would have to pay hefty exit fees to my current mortgage provider. Eventually, a completion date was set for the 21st of April. This date came and went with no communication whatsoever. It turned out they had done nothing with my case, so I had to chase again for a whole week. When calling, you get put in a queue and stuck on hold for around 45 minutes at least. I then got through to the same person each time, who consistently told me that my case handler (Macey Garmson) was not available and that nobody else could deal with my case. Macey, nor anyone else, responded to any emails sent and it was a constant source of worry and stress, which wasn't really needed during these times. Eventually, our remortgage was completed yesterday and, luckily, it doesn't look as though we have incurred any extra charges. However, our current mortgage providers have advised that this would have been a different story had it gone over for just 1 more day. We have now received a letter from Solex Legal Services, stating that they would not accept any responsibility for any additional charges we incur. I have never dealt with a company so incompetent and unprofessional in my life. We will certainly never be using them again, and I would recommend others to avoid!

We had a similar experience which went on for 3 months and in the end I paid another solicitor to sort it out. He managed to get our money to us in under 2 weeks. Ironically we had the same case handler Macey who we never spoke to and even though we went to another firm they have still never been back in touch with us so technically our case is still open at their firm. I would urge anyone who has had them allocated as their "free" legal firm to seriously consider paying for a service from a reputable firm. The saving of £600 was certainly not worth the stress this firm caused me.

It has now been over a month and this firm are still holding onto surplus funds due to me. I keep getting fobbed off, nobody returns calls, just horrendous customer service. I had no choice but to deal with them as they were the lenders conveyancing firm. I'd never ever choose them if I had a choice.

They have had my case since early feb for a remortgage of a buy to let, understandable with covid19 things were going to be delayed but my case should have ex been concluded in 6 weeks, we are now into our 3 month and it still has not progress - they keep asking for the same information which I have provided several times and you cannot reach them on the phone or they do not reply to emails. I have dealt with a lot of conveyance but this is the worse to date! I expect my case will not be concluded and I will lose my mortgage and will have to begin the whole process again. Very disappointing service and should never be used.

I would recommend you go to another solicitor - they were allocated to us in February by Santander but in April I appointed a local solicitor and can say it was the best £600 I have paid as our money was with us within 2 weeks

If I could give less than one star I would. Started In March 2019, still ongoing. So many mess ups including sending the other party wrong paperwork. No / poor communication, I had to chase. Even had the bank support me to make a complaint and that didn’t improve things. I get the impression that they have too many cases

no service whatsoever- agree with all reviews on here- no communication , missed documents , no information about anything, online case tracking the case handler actually said " oh don't look at that, its never accurate" -- doesn't really inspire confidence does it ?? Always on hold , 10 calls ahead, whenever you phone- utter rubbish . Had to use as recommended by remortgage company

Very poor service. Don't get back to you, short staffed when you call and average wait time just to get through is 15 mins on hold and then quite rude. I had to use them due to getting a mortgage otherwise wouldn't go anywhere near them.

Started my remortgage in November and finally completed in March!

My case handler was Danielle Capocci whom I never actually spoke to as I couldn't get through to her - each time I called there was a queue of at least 10 calls before mine. Once you do get through to someone they have a terribly unhelpful attitude. After being on a standard variable rate for 2 months because of Solex's mistakes and delays, I tried to complaint but the 'call centre' you get through to couldn't pass me through to Danielle, couldn't tell me who her supervisor was or advise me on their complaints procedure and ended the telephone call - back to number 12 in the phone queue!!

AVOID at all cost - I would advise anyone not to go with the cheapest rate just because the lender offers free legals. Go with one that will allow you to use a local solicitor even is it costs a couple of hundred pounds more. I know I wish I had!

Would never recommend this company, slow, inefficient, uninterested, never respond, rude members of staff, unhelpful, need I continue! Took six months to complete a straight forward transfer of equity. Even the outgoing party's solicitors complained about how unhelful they were!

Remortguage took sooo long lost documents had to send deeds letter 5 times still not completed financial difficulties resulted in wait then refused by lender stay clear

8 months and counting to complete remortgage deeds letter witnessed sent 5 times lost as time went into new year had to send yet again at one stage the case was closed no Communication from them Lost all confidence in their legal ability

Appalling company, no response or communication, terribly slow to do
Anything . I thought a re-mortgage would be simple. if you are reading this seriously consider using your own conveyancer rather than using this unprofessional company.

Definitely the worst solicitors we have ever dealt with. They were recommended by Lloyd's. Very difficult to communicate with. Made a simple task of removing 2 names form a deed hugely complicated and stressful and nearly 2 years later I have just found out they never finished the job.
I note that on a solicitor review site, 75% of people rated Solex as awful and an employee rating on another site was lower than that.
Solex's quoted costs seemed reasonable but actual cost turned out considerably higher as there were additional unexpected costs for the process
Definitely cannot recommend
