Hanna Smith and her team made extraordinary efforts to make sure that our house purchase completed in the end. I know there were very difficult circumstances with little real assistance and in some cases obstruction on the part of the vendors and their solicitors, but the team a Birchall Blackburn always dealt with it in a professional and constructive manner and we got a positive result in the end. Thanks to Hanna, Vicky and Joe for all the assistance in the sale of our previous property and the purchase of this one.

Reda and the team have helped us tremendously through the sale of our house. When we were stressed due to the mistakes from the other side's solicitor, Reda's excellent communication on a timely manner has been a great assurance and consolation along the way. We especially loved Reda's calm and professional manner on the phone, prompt reply to the email correspondence and firm attitude when facing the challenge from the other side.

Kyle has been introduced for the contract exchange and he’s been in close contact to inform us of the progress with fantastic communication too.

We highly recommend and could not recommend enough for anyone to use Reda's First Class service!

I instructed Birchall Blackburn to deal with the sale of my late aunts house. Having never been involved with selling a property before, I was lucky to have dealt with Liz, who made the process relatively easy for me by answering all my questions, giving me advice and promptly dealing with the numerous pieces of documentation required. It was a terrible experience since the beginning. It took ages for the first team to kick off my documentation process and they were very disorganised, asking several times for docs that they had already. This delayed the process in many days and resulted in high costs with Airbnbs and huge levels of stress to me. Then when it moved to the solicitor, he didn't advise/inform me on critical things that ended up being very disruptive e.g. that the seller had a mortgage and a date to leave the property and to leave it earlier – around the date that the solicitor told me would be possible – they would be breaking the contract and need to pay a fee. Because I was desperate with nowhere to go, I paid the fee, but this should be on BBL. Finally, now, 3 months after the completion date, the estate management still hasn't got the service charge money from BLL (that I paid the day BEFORE the completion date), therefore they couldn't transfer the property to my name and haven't sent any orientations/correspondence re the flat to me. 3 months!

The most unhelpful and rude conveyancing solicitor I have come across. From start to finish there was lady of informative commutation. Delay after delay. Some were justified but getting the information was like getting blood out of a stone. Transfer of completion funds left to the last minute resulting in delays further up the chain. Totally inconsiderate for the rest of the chain.

We were recommended Birchall Blackburn Law by a colleague and we are so glad we ended up going with them. We purchased and sold our property with them. Their quote was competitive and there were no surprises along the way, the whole process was smooth and we did not have to do any chasing. Communication was really good via the portal as well as via email and phone, it was very easy to get in touch and speak to Bradley when needed and he was prompt to reply if he was not available. Very easy to verify things electronically which was important as we are located down South! We would use Birchall Blackburn again as we had an excellent and efficient service.

I was hesitant to use Birchall Blackburn Law initially as they are based far from where I live but I am glad we chose them. Rabiya was friendly, professional and very understanding of our situation. I was a first time buyer full of questions, Rabiya took the time to answer and explain any questions that I had. BBB use a portal system which is easy to access and secure removing the need for face to face interactions or sending documents through the post. If I purchase another property I will be using Birchall Blackburn Law, highly recommended.

Mahima has represented us following an accident involving French people in the UK. Despite the language barrier and the constraints of covid, she has worked so hard on our behalf, In fact I would say that she has truly gone the extra mile. Mahima has given us an extremely professional service but at the same time she she has been compassionate. She has worked hard to make sure that everything was understood in both English and french. The conveyancing team were wonderful. Our solicitor was Karen and she was very approachable and friendly. If we needed further explanation or guidance on something, she was always happy to help and explained things very clearly.
We were surprised how quickly the whole conveyancing process moved along and were in our new home miles before we thought possible. It was minimal stress and very efficient every step of the way. Thank you to all!

We completed on our residential property yesterday and even though the sellers solicitors were slow at times, the property was unregistered and the transaction was a probate sale, both Saadia and Colette were great to deal with.

They answered all emails and questions promptly and explained every question we had in detail.

We sought Birchall-Blackburn's conveyancing services for the sale and purchase of our properties.
Mark and Clair were appointed to us as our solicitors.
Mark Ainsworth was the lead solicitor and he dealt with every single query and problem promptly as did Clair in support.
I can't speak highly enough of them.
I have no doubt that without them pushing the process along as they did, we would probably have been moving in to our new home at Christmas instead of now.

I have fully appreciated the correspondence and communication I got from Birchall Blackburn Law .My representative was great in her approach and explanation.Under the current circumstances of Covid 19, l was very satisfied that the Log on portal allowed me to follow through the process and update the tasks as required. This was more important to me and additionally very informative.I could request my representative to break down the information that I wasn’t clear with ….and indeed she will break it down for my in a symbol layman language without the business language with regards to mortgages and buying, which was quite helpful. I could go on, in short, l recommend all my friends to use this firm as their system worked excellent for me well.It is transparent , clear and user friendly. As ,a first time buyer, I’m thankful to my representative as she made me feel so much at ease with less anxiety.My thought, was initially was ,whatever the results, my experience and end results will not be in vain.Natalie.H was a slice above in my own words. 1 Star is far too many for this company. Trying to get information from them is like trying to get blood out of a stone. VERY POOR service. Refusal to correspond to agents is high on the list. AVOID AT ALL COSTS if you want a quick professional service.

We had recently purchased a property and instructed Birchall Blackburn as our Solicitors which was dealt by Joe Witkiewicz. We were extremely pleased with Joe's professionalism, care and approach to dealing with the purchase. All our queries were always addressed in detail and wherever we had doubts, Joe would provide explanations and options. This ensured we completed our purchase with the full legal knowledge of what we were doing. Guess what, we approached Birchall Blackburn again for our next purchase as we found Joe to be so good. On our instructions, Joe handled our second purchase and once again Joe impressed us with his knowledge and care. Whenever we had any queries, Joe would be able to understand the concern behind it and respond accordingly to keep us informed and also up-to-date. You may have to wait a few days for Joe's response and may not always get him on the phone, but he always responds and with the right answers. Highly recommend Joe who also has created a fantastic team around him.

Mark Ainsworth is one in a million, and we only ever want to work with him, as he cares and supports you, replies to your emails, speaks to you on the telephone, calls you himself if needed and he is just such a great person to work with, we cannot thank him enough.
We've just worked our way through 2 particularly difficult property transactions, one a sale and one a purchase, lost 2 buyers and were kept waiting by the vendors, but all should be ok next week. Mark has kept us informed every step of the way and has anticipated things that had to be done before we could even ask for them. He's been totally wonderful and we cannot thank him enough, he is patient, nice, helpful and utterly supportive and we have worked very happily with him for many years.

The contact I mainly dealt with Mark Ainsworth made this a good experience for me due to moving home after 30yrs it was really daunting so much has changed in legal terms and requirements but throughout Mark guided me with patience and professional knowledge. On the actual day of moving when I was an emotional high anxiety mess his calm and practical approach to ensuring contact and exactly what was going on when with regular updates on the money movements and keys handover was spot on and what I needed.

I have used BBL a few times but the latest occasion I praise my conveyancer and give credit where it’s due. Stephanie Donaghy-Sims is a true professional with empathy. I had a sale and purchase with the sale taking a lot longer to go through and therefore holding up my purchase. Towards the end it felt like Stephanie was going through the ordeal with me and my wife. Through the anxious times and stress! Stephanie even kept us updated on her days off. She is thorough and knows her stuff. I will definitely be using BBL again and will request Stephanie to be my conveyancer.

I bought my property with BB 8 years ago and had no issues so chose to use them again when selling. They have been atrocious at every step of the way.

Refusal to answer the phone and communicate is chief among my complaints.

This being the first property I have tried to sell there have been numerous occasions when I have not understood simple forms or requirements and had to ask multiple times for explanations.
These were only forth coming after I raised a complaint.

I am now 7 months in and still trying to sell a no chain flat. BB keeps coming back to me with further requests for documents which I believed And was told 2months were no longer needed.

It has been a hugely stressful process exacerbated by lack of communication and poor administration.

Having had to source all legal documentation myself once I had googled enough to understand what it is and then submit I still have not reached a point to complete on the property.

BB’s service was dreadful and has amounted to no more than a disorganised email forwarding service.

I can not recommend looking elsewhere enough.

I had wanted to purchase the freehold to my property for sometime and was somewhat nervous to do so. However I found both Ahmed Patel, Trainee Solicitor and Jennifer Gadsdon, the accredited ALEP Solicitor to be both knowledgeable and professional. I asked a lot of questions to help me understand the process, though the legal side of things, the legal jargon and how legal documents are actually written still leaves me at a loss and that’s predominantly why I appointed BBL to liaise over the purchase of the freehold. The whole process took about eight months which was longer than I thought it would take, however with being in the middle of a Covid pandemic I imagine communication and liaison took longer than normal (ie can’t visit the office) and it was important to me that the work was done properly and thoroughly.

Mark Ainsworth acted on my behalf for my property sale and purchase. At every step of the way I have been kept informed. Communication has been fantastic. Any questions have been answered so quickly via email. Not once was I left wondering. Even up to the final completion day.
Reception staff are all very friendly and helpful also.
This was my first time selling a house and buying another. They have made what I was told one of the most stressful things you can do in your life, so simple and stress free. I haven't had to worry about anything.

Over the past year my husband and I felt we should put a few things in order such as wills etc. From our first meeting to outline our situation and what we wanted, we have been made to feel comfortable and have had all information and options presented to us in easy to understand formats. We’ve had extra challenges completing the legal processes during the Covid outbreak but our solicitor has always found a way to keep things moving. Having completed this process now we feel more at ease that our affairs are in order for us and our family. If we need legal support again we won’t hesitate to go back.

Excellent Customer service! Birchall Blackburn Law was selected by my estate agent to do my Conveyancing through a package I bought through my estate agent (Purple Bricks) for the sale of my house and purchase of my next home. The sale/purchase journey has been a very bumpy once for a number of reasons mainly due to the pandemic but Birchall Blackburn Law were with me all the way through it and now I have my completion dates which is only days away. I never had to chase for an update and when I did contact them by email I got a quick reply usually the same day and always picked up the phone. A number of delays were lower in the chain and Birchall Blackburn Law always pushed for answers/updates and regularly kept me updated. Stephanie & Luisa’s ability to explain complex processes and proactivity has been second to none and I’d highly recommend using them to anyone who is looking to move home.

My completion was done last week and I am really happy now that I have the keys to my new home thanks to my case handler. The purchase of the property was made fairly quickly and secured through the fantastic work of Naeema villa of birchall Blackburn. My property came with some land that Naeema brought to my attention through her searches and work, nothing got missed and a very good job was done. Naeema and her assistant along with the team at birchall Blackburn was very friendly and helpful every time I spoke to them or emailed. I would recommend using them and I will definitely use them again, especially with them being locally based in Manchester, but more importantly because they are friendly, professional, always on point, and they get the job done. Although the system dictated which conveyancing company would be allocated to the sale of my house I found their fee quotation to be detailed and competitive. The staff member I dealt with always made a quick, helpful response to queries. The Covid situation inevitably caused more delays than is usual but these were met with a cheerful approach which helped to ease the sense of frustration. Therefore I wouldn't hesitate to recommend this company.

If it was possible to give 11 out of 10 to the professional and diligent service provided by Robert Jones of Birchall Blackburn Law in my recent compensation claim following an accidental fall resulting in having to have a replacement radial head then I would do so.

Throughout the claim Robert kept me informed at every stage and was more than happy to discuss matters over the telephone rather than rely on emails etc.

Through his attention to detail the defendants awarded a financial settlement that given the circumstances arising from the accident was fair and just.

I have no hesitation in recommending the services of Birchall Blackburn Law and in particular to its associate Robert Jones.

Found the firm through brake website. Would highly recommend them. I had a fairly bad car crash and have lasting damages but all was wrapped up in less than 12 months. Everything from start to finish was excellent. Ryk Williams done your company proud. During the current COVID-19 crisis in the UK his performance was nothing short of admirable. Our transaction was quite tricky with a monumental amount of enquiries required which were handled in a timely manner. On the day of simultaneous exchange and completion issues with our purchasers mortgage funds left things a little stressful but our conveyancer was calming and made us feel reassured with regular phone calls.

Great service from start to finish. Initial interaction with the web portal is very practical to upload documents, rather than posting them. As first time buyers, we appreciated the time spent to explain everything to us. Communication was clear, quick and efficient (95% email). Being the other side of the country from us did not cause any issue. Price was competitive and pricing structure clear. Overall a very good service, we would recommend and not hesitate to use them again !

I was thoroughly impressed from the very beginning with Birchall Blackburn Law. As a first time buyer, not knowing what the legal ins and outs of purchasing a home were. They were able to provide and execute all the documentation clearly and professionally for us. Fair and honest with every aspect of their conveyancing process.

My solicitor worked brilliantly on our purchase. Always explaining exactly what we needed to know through the entire process. But what I found most impressive from our experience with them was the dedication they provided to looking after our best interests. Both the financial and legal aspects they conveyed over, making sure that we were protected and taken care of through the entire process. Which for us, was a priceless aspect to the purchase. I was worried about completion of my sale of 7 Browning Road being completed due to the issues with the Coronovirus. Every email replied to expediously. I would have struggled financially if the sale had not met the deadline as it would have been put on hold. Knowing I was downsizing as live alone and was currently paying for the bills for two houses they pulled out all the stops to ensure it went through on time. Amazing.

He clearly cared about the purchase and did everything he could to move it on quickly and efficiently. He was far more prompt and effective than the local solicitors used by the seller. I could not praise him highly enough and have already recommended him and the company several times.

Due to reasons beyond mine and Sharon's control, the house I was purchasing took 7 months to buy and then complete on as there was a problem with the vendor and her tenants. Throughout all of this, Sharon was extremely helpful, responsive, informative, kind and patient. She worked so hard for me and always kept me in the loop as to what was going on. By the end, there was a huge rush to complete at very short notice (4 working days!) and Sharon pulled out all the stops for me so we were able to do this. Without Sharon's help, I wouldn't have been able to complete and purchase the house I'd waited so long for. Basically, Sharon is amazing and I would recommend her and Birchall Blackburn Southport in a heartbeat! Thank you Sharon!

They have been amazing. Questions were answered quickly and they were both very helpful and thorough. I would recomend the company to everyone and make sure they request these two if they can because they have really made the process seamless. Dealt with very professionally. There were problems with probate and the length of time it took to get this sorted, but these were overcome in a patient way. I was reassured that this would not cause a problem, which helped my stress levels a lot. Reception staff were also very friendly and helpful when I did need to call in to the offices.

After having a nightmare with our previous solicitors, I really didn't want to go through this all again, and I assumed they were all the same, but I was wrong. Birchall Blackburn have been fantastic from start to finish, from the simple things like calling me to introduce themselves, and being able to upload passport documents to their online portal rather than sending them off (something I was dreading doing in case they got lost). Our contact changed from Muhammad to Joe and Joe has been so good, answers emails straight away, and was really helpful in advising me on how to transfer funds quickly. He never ignored me when I emailed him, was always on the other end of the phone if I called, and never belittled me if I asked a stupid question. We are due to complete in 2 days time and I am so excited. Thank you so much Birchall Blackburn Law for showing me not all solicitors are the same! Can't recommend them enough!
