Breens are acting for the buyers in the bottom of the chain that I am currently in. The deadline is days away before the chain collapses and they have proven to be absolutely impossible to contact. We have no idea if they intend to exchange by the deadline or not and they are not responding to any of the innumerable phone calls or emails made from all of the other solicitors or estate agents involved in the chain who have been clamouring for an update from them. Absolute radio silence! The stress this is causing everyone in the chain, including my family, is beyond words. When I was looking for a solicitor to do my conveyancing at the time of sale, I was warned off Breens by another local solicitors who said that they were terrible to deal with. Well, I can confirm that they are correct. Keep away from them at all costs if you place any value at all on your time, money and sanity.

Breen's was recommended to us with by a close friend after the great service they did for them. unfortunately we did not receive the same service and resulted in having to complain to get anything done which was a shame. I wouldn't use them for anything in the future as our first experience was unsettling, however were glad everything is done and over with.

Acting for our buyers solicitors. They have been responsive to calls and emails ect but the sheer about of enquiries that have been raised have been ridiculous to say the least. Some not even to do with our property and asking for documentation that is irrelevant to our sale. It’s been a frustrating 6 months and due to the sheer amount of enquiries it’s taking so long to complete. Still hasn’t complete 27.7.21. So no if your after a quick move I wouldn’t recommend them.

My late Aunt passed away Sept 2019 and Breens Solicitors have been dealing with the will, probate and all other estate matters. It has been 19-20 months since my Aunt passed away and as one of the beneficiaries of her will on 30th April I decided to contact them to get a general update on the progress of the estate and was informed that the message would be passed on and someone would phone me back.

I received no phone call, so on 4th May decided to call once more and was again informed someone would call me back – still no response so on 10th May I decided to send an email outlining a few questions I had and requested either a 5 minute call back or a quick reply to my email.

I received neither so phoned again on 17th May and explained I had previously phoned and emailed but had no response and was assured that this time someone will call me back later that day or the next day.

It is now 20th May and not really surprised that I still have not heard from anyone. As stated earlier, I am just a beneficiary requesting a quick call or email update; I would not be best pleased if I was paying good money for a service from this firm. At best it is not very polite and rather unprofessional if they were to treat their actual clients in such a manner.

I sold a house and coral acted on my behalf. I had no issues and everything was straightforward. Keeping in touch could have been better but overall satisfied with the service and the fee was value for money. Breens have a satellite office in Waterloo which was useful in passing over documents rather than travel to southport.

A big thank you to all I dealt with at Breens solicitors, especially Rebecca Jones in the Southport office and her assistants . My conveyancing process for both my house sale and new purchase became very complex for many reasons and I am so glad that I had Breens in my corner to protect my interests. In addition to that, because of the complexities that arose, I was aware that much more time was spent on my case than was quoted for, however the price I was initially quoted was the price I paid! From my experience I can state that Breens are a very knowledgeable, professional and honest Solicitor that I could easily recommend to family and friends. No doubt I will be in touch if I ever need you in my corner again. Many Thanks, Mark

Im staying anon so these people can hopefully attempt to rectify their dealings with anyone else dealing with conveyancing, but they have been shambolic, non communicative between them and other solicitors, including the estate agents, evasive and never in to deal with anything, these people should be struck off, never ever use these people for conveyancing, or risk losing your sale/purchase i know someone using them right now and its the same thing all over again. They dont give a toss, they get their money whether your house sale/purchase goes through or not BAD BAD BAD !
Massive avoid !

The service I received from Coral Armistead was first class. I was kept up to date on all the details and changes as they occurred and I
was completely happy with the both the result and the cost.
I would not hesitate in recommending Breens solicitors to anyone

I have just completed a house purchase using Breens for my conveyancing. They have been fantastic during the whole process, they have always responding to emails extremely quickly and were continually offering advice. In all the houses I have purchased the conveyancing for this purchase has been the best service that I have ever received.

This solicitor is terrible. With a 66% deposit on a house they managed to string out the sale into months and months asking for totally irrelevant information. Almost to the point where I lost out on the purchase because the buyer was getting fed up waiting.
Do not use this solicitor for house purchases, they make even the most straightforward sale awkward prolonged and exspensive.
They did a flood risk search on the wrong property which almost affected my insurance.

Breens dealt with the sale of my Property. Natalie Simmons kept updated by email or by phone calls. I got a online quote straight away and was happy to go ahead with the price.I would certainly use Breens again ,

Absolutely awful. I have had to get all the documents from the seller and hand them into the office. Even then they are slow.

Would never recommend!

They do everything by letter and post, and all other solicitors contact by email. This adds to the lengthy time delays.

The lady I dealt with was so slow and very rude. Her name is Rebecca.

Breens were fantastic in dealing with the sale of a property of mine then a month later, a sale and a purchase of mine.
Rebecca Jones and Gail Foster were my contacts. Both are extremely knowledgeable and both communicated with me throughout the day most days. Some days we would email up to 5 times a day and I always got a rapid response. I cannot thank Gail and Rebecca enough for the hard work and commitment they demonstrated throughtout my dealings with them.

I got a few quotes for a solicitors over the weekend and was very surprised to get a response on Saturday night! Very competitive quote and was impressed at speed it was delivered. A chain I was in fell through: and they did not financially penailise me. Debbie was the lady who arranged quotes answered all my questions initially, then I was in the hands of Natalie and Sarah. Coral was my acting conveyancer. I have very little knowledge in conveyencing and they explained every step clearly, supporting me with the sale of my house which from beginning to end was dealt with very effectively (under six weeks)

All telephone and e mail encounters exceptional and also a very handy online account which is provided so you can see it progressing step by step. When I was unable to come to office letters dispatched and received next morning and if you have a busy working life they help along with all of this efficiently simply couldn't fault them, and as I have engaged other solicitors in past and spoken to family and friends im very surprised there is any negative reviews for them!

I wouldn't hesitate in instructing them again: indeed I have for my next purchase which already is progressing very well after 7 days

Service is absolutely awful, lack of communication and many broken promises!
I wondered why they charged such a low price, now I know why - because they don't actually do anything.
We have sent them multiple documents only for them to be rejected weeks later and when we sent the exact same item over again it gets accepted!
Breens are an absolutely awful firm and I would definitely not recommend them.

I have used this solicitor multiple times over the last few years and find them to be brilliant. They have proven to be exceptional at just getting things done in a professionally and most importantly in a timely manner. Their rates are very keenly priced and would recommend to people time and time again. By far the best I have dealt with.
