Vendors beware. I was unlucky enough to have Stephen Rimmer appointed by the buyers of my property. The whole thing was a disaster, with the buyers pulling out not once, but twice, both times hours before our agreed exchange and completion.

She sat on our responses to enquiries for weeks, waiting until the night before exchange to forward them on, without explanation to the buyers, leaving them quite understandably with questions and no communication.

No communication with the buyers that appointed her to be their solicitor, no communication with my solicitors, and definitely no communication with our estate agents. On our first agreed exchange and completion date, my solicitor was trying to get hold of Stephen Rimmer's solicitor all day, with no response. When my estate agent tried to get in touch to see what was happening, they were very rudely told they would never speak to estate agents. Seems like she doesn't speak to anyone, even the people paying her.

The first completion date sailed by and we agreed a new date for exchange and completion. Again, nothing but silence and dismissal from Stephen Rimmer, leaving it until the very last minute to explain the buyers are pulling out, despite already instructing the exchange and transferring the deposit, thanks to their indifference, poor (no) communication, and sitting on information for weeks.

Then the buyers come back, want back in, but have some questions about the service charge (I'm selling a flat). Seems like Stephen Rimmer is just completely over it by this point and my solicitor ends up having to consult the buyers on really straightforward issues like upcoming planned works. Again, Rimmer is AWOL so the buyers, on their own pull out again lacking the counsel they've paid for.

Honestly, the amount of *very urgent* emails and calls on our multiple completion days to Rimmer's solicitor, with no response, makes me wonder if she's doing conveyancing (badly) as a side hustle on top of a different full time legal job. I kindof hope so, because if this is her actual career, I'd advise a different path. I'd certainly advise any buyer to pick a different solicitor, and any vendor finding themselves with this bad egg in the game of conveyancer roulette to walk away. Actually, run.

Our estate agents have now blacklisted Stephen Rimmer's solicitor, her firm, and our buyers from any future dealings.

Wendy Still was hard working and thorough throughout. Always 'on the ball ' . Was always honest about what I could expect. Even emailed me on a Sunday when needed. I had legal aid so can't really comment on value for money. I would definitely recommend.
