This service has been absolutely terrible. Very bad communication. Advised on what to do then when done this to be told this was not correct and lied about what originally told. I am flabbergasted at how appalling they are and that banks actually use them for remortgaged.

Having received free legal services with my re-mortgage with Accord and having read the reviews for this firm online, I was slightly concerned at the outset. However, my matter proceeded quickly and without any problems or extra fees being payable. Rebecca Moss, my case worker responded quickly and efficiently with any queries I emailed across - always responding the same day. My matter completed on the day Rebecca had scheduled, and I received a confirmatory email at 9.a.m. on that day that everything had concluded! I wasn't familiar with the online procedure, but can say it worked in the main; the only problem I found being that the checklist didn't update at each stage so that I could keep track, but Rebecca always promptly replied to my questions on where we were up to by email.

I would recommend this firm.

I rarely write reviews but wanted to ensure people are well informed prior to using them for remortgaging purposes.

I’ve used quite a few solicitors in relation to remortgaging and mortgaging due to the nature of my work. This has to be the worse company hands down - something as simple as a remortgage is made complicating my these solicitors and they try to exploit you to pay for extra information.

I’d definitely reconsider your mortgage provider if they say they use this company.

Avoid at all costs as they said automated responses and don’t action your emails.

Terrible service from this firm.
I don’t understand how it has got two excellent reviews.
It’s been three months and still things are not being done. No one wants to help.
Please just pay for your own solicitor instead of going with QCAS saves a lot of time and money.
I give this company ZERO STARS !

In short, I should say that QCAS service was extremely slow and unresponsive. Email communications were ignored and not responded to. It took them more than one month to complete the re-mortgage instruction. At some point, I had two mortgages running on my property due to their lack of effort to review the documents and respond to emails. I had to pay additional interest incurred due to QCAS lack of effort and inactive approach. I am very unsatisfied and became extremely stressed throughout this re-mortgage process. I had to call them and stayed on hold for an average of 30 minutes each time in order to be able to speak to someone, then they would review the submitted documents and take some action. If I didn't call them no progress was made. It was not possible to talk to the caseworker. I will never ever pass any work to QCAS.
I would like to submit a formal complaint against QCAS and their re-mortgage team to HSBC for the reasons mentioned above.

This is the second time that Scott has dealt with a property transaction for me and he has been excellent on both occasions. Really appreciated their prompt communication by both phone and email.

Let’s start by saying Barclays Free Legal fees and they provide the conveyancing firm, sounds great. NOT completion date given and statement sent charged £530 for them to complete the checks and title deeds. I have already had lots of problems with them missing documents, ill-advised information re indemnity policy as showed as an absent landlord of whom we knew original policy taken out but no copy available as bank lost it. They never respond to your emails. They charge to pay existing deals off. We have lived in the same house and swapped our deals every few years and never had this state of affairs with a legal firm. Do not use them a legal scam company in my opinion and I feel sorry for the staff as most of their day they will be shouted at by irate customers.

I have had a similar experience as most of the reviews on here.Qcas are the free legal with HSBC.

A simple remortgage has taken months longer than it should have done.

Firstly,I was sent someone else's document's.These included bank details.I am shocked that post isn't checked,and double checked before being sent out.
I sent an email to my case worker,as nobody answered then phone.I didn't get a reply for a week,then told me to throw the document's away.

If that wasn't bad enough,I've been given conflicting information from three different people,on three different occasions.

The last one was my case worker,who assured me that they had everything needed to proceed.
A week later I get a letter stating that they needed further document's.

I had sent in everything that was requested in the initial correspondence,so have had to send in duplicates as a further cost to myself.This is the way it has been ever since.It's like they are forgetting to request things,or things are being misplaced.It's happened countless times.

I asked to speak to the solicitor who is acting for me, the last time I called.I spoke to an argumentative'Team Leader',who sounded as clueless as all the other people.
This hasn't filled me with confidence.
If I complete before Christmas it will be a miracle.

If you use HSBC for your re-mortgage,don't take up the offer of free legal.It may cost you more,but at least you will have peace of mind that they know what they are doing.This bunch don't have a clue.Avoid like the plague.

This firm is the worse I have come across in my life I would have preferred to just pay for my own solicitor would have made things easier.
Please do not use them they are muppets
I will be complaining and I urge everyone to do the same otherwise these muppets are never gonna learn and carry on treating the clients like crap

QCAS = utterly abysmal. I had to go with these "solicitors" as part of my 'no fees' remortgage with HSBC. I would rather have paid the fees and dealt with actual solicitors!

A simple remortgage case took over 3 months, my case worker never replied to my emails, I constantly had to chase them to do anything, and when they did reply, their emails were very unprofessional and would always make out like they were waiting for something from me, when in fact, everything I needed to send to them was done within 2 days of the request. The icing on the cake came when last week, I was sent a £100 fine from HMRC for failing to send my Stamp Duty Land Transaction form within 1 month of completing - something which QCAS were supposed to do! Cleverly, QCAS had mentioned that any fines arising from incorrect/late stamp duty would be payable by me, but because I sent them back the forms months ago, I never imagined they would then sit on them for 2 months before sending them!

I URGE ANYONE USING THESE CLOWNS TO SEND THEIR SDLT FORMS OFF THEMSELVES, AS OTHERWISE YOU MIGHT BE FINED TOO.

Utterly terrible from start to finish!
I had to use QCAS for my remortgage as they were the free solicitor used by Nationwide. They repeatedly chased paperwork I had already sent, lost paperwork, do not answer phone calls (for the 1 number I could find for them) and generally were just terrible. They delayed getting some documents from the council for so long that the mortgage offer expired and I had to get a new one. I continued to use them as all other paperwork had been completed with them, and so they only needed this one piece, though the offer changed so that i would need to pay now. After 2 weeks, they phoned the broker (not me) to say they would not accept the case. No word to me at all about this! Utterly disgraceful way to work with a client!

AVOID!

I have awarded one star,as I don't have the option to vote none.

I am a broker with 12 years experience,and never in my life have I worked with a company like this.
My client is at his wits end.Lost document's,no answer to emails/phone.Wrong name used twice.I was emailed document's with someone else's name and bank details.That is a data protection issue.

Nobody will take responsibility for anything,and still we are no nearer to completion.Honestly,pay a local,small solicitor to handle your conveyancing.They will take more care.I have emailed the head of Qcas,Victoria Mortimer with my concerns,but as yet had no reply.
You madam,should be held accountable for the shambles that is your company.A disgrace.Avoid like the plague.

Appalling service. Paperwork was requested several times when it had already been sent and then original documents were lost. No one seemed to have a clue what they were doing and yet they felt entitled to demand extra charges from me 6 weeks into the process.
I abandoned my remortgage because of these rip-off fees and the total incompetence of this firm. HSBC should really consider terminating their association with them as it will cost them business.

QCAS. Quality Clowns. Awful Solicitors.

The number of times things have been lost, misplaced or not sent on correctly is staggering. I've even phoned to confirm receipt of important documents (that were being returned due to errors in spelling typed into the original letters!) and still, come day of completion, the wrong names were back on the forms and I had to pull a damn miracle to get them in again on time.

I don't know how I ended up having to use these terrible excuses for conveyancers, but next time I'm going to check for other options if I see their name again.

I have no choice but to award one star.Qcas don't even deserve that.A simple remortgage that should have taken a few months,is now pushing four months.Four months!
Still no light at the end of the tunnel.

My poor broker is at his wits end.I'm on the verge of telling them to shove it.
I really hope that the law changes soon,and these 'free' legal lawyers are redundant.Honestly,save yourself the stress,and appoint your own solicitor.It may cost more,but at least they can complete for you,in a decent time frame.
The left hand does not know what the right hand is doing.

This company are a complete shambles, keep requesting information, multiple copies of same letter posted, I am at a loss to understand why high street brands such as Barclay's are using this bunch of clowns. Every bad review is correct, they are useless, stuck going round in circles, we have mortgage offer, have still got to get these numpties to sort out their end. Avoid, Avoid AVOID ! Only given 1 star because it won't allow zero.

Awful, disorganised and unprofessional. I had no choice but to use these conveyancers due to the mortgage company I was taking a remortgage with.

Information and forms had to be sent repeatedly due to them being misplaced. When they call they withold their number. I wasn't initially sure why they'd want to hide this, but I now realise you wouldn't want to be directly associated. When calling they also fail to know the details as to why they call.

I will now ensure that I know what conveyancers a potential mortgage company uses so I can ensure I avoids these amateurs at all costs.

It is a shame that you can't give 0 stars. I have never experienced anything like it. You can't get hold of anyone. All they refer you to is an online update system. Again, if you send a message through there with questions or you ask for a call back - nothing. Extremely poor service, in fact, no service at all.

Very poor service. I couldn't get in touch with anyone in the conveyancing team. I spent ages trying to get through on the phone. None of my emails were returned, i didnt receive documents that apparently were sent and huge calculation errors were made. I remortgaged with hsbc who surprisingly use this company.

In over 50 years of dealing with the financial services industry I have never experienced anything as bad as this crowd. They are completely useless. As everyone else says they never answer anything, e-mail or the phone. After months of trying to complete a remortgage I withdrew the application as we could no longer cope with this level of incompetence. On Monday 18 September 2017, I received three e-mail containing different and contradictory information.I can only think that HSBC use them because they appear really cheap but they have just cost HSBC thousands in lost interest. DO NOT EVER HAVE ANYTHING TO DO WITH THESE PEOPLE. If minus stars were possible that is what I would award them.How anyone this useless is still allowed to practice as solicitors beats me. AVOID AVOID AVOID.

Service is terrible.Phones not answered,emails not answered,lost document's I sent by recorded post,so had to send again.

When you do get to speak to some 'assistant' they can't answer questions,then put you on hold why they speak to my solicitor (at a cost to you)Won't give me my solicitors name or direct number.3 months and no further on a simple re-mortgage that should have been finished long ago.

My friend used them earlier in the year and raved about them.A classic case of a company who has bitten of more than it can chew.Do yourself a favour if your offered this 'free legal' and decline.Pay a local solicitor.These teenage wannabe lawyers are a joke.

The most awful solicitors I have ever had the misfortune of dealing with. Have made my remortgage like pulling teeth. Tesco use LMS who appoint QCAS (Shulmanns LLP). Never read any emails. Only tell you what is outstanding despite the reason why something is missing being told to them 5 times. Only finally do they read it when it is too late and now after having three months, I will not compete in time. They have caused me great stress, cost me money and wasted my time. Avoid at all costs!

Diabolical and incompetent Solicitors firm whose answer to everything is we are currently busy with a high volume of remortgages then why take so much work on if you don't have enough workforce to deal with it.
Premium line telephone number which no one picks up has cost me £60 in calls already. I wish I had known about this firm before strongly advise to avoid them. The reviews below all reflect exactly how crap this firm is. Shame on you Shulmans

If you are allocated this company by your lender- DO NOT UNDER ANY CIRCUMSTANCES USE THEM. REQUEST ANOTHER COMPANY. They are incompetent to point of danger. Do not use them. All previous reviews accurate and my experience exactly the same. Also do not use LMS a secondary intermediary used by TSB.

I am absolutely appalled by this solicitors firm. Its is impossible to contact them. Communication is sooo poor I wish I had never used them for my remortgage and paid for my own solicitors. The interest I am being charged daily from my existing lender is adding to insult. I shall be reporting this firm to the solicitors regulatory authority and the legal ombudsman I think others should do the same as this firm cannot continue to operate and treat customers the way they do. PLEASE AVOID USING THIS FIRM!!!!!!!

THEY MAY WELL BE CLOSED DOWN SOON. If not, they should be.
No response to enquiries or complaints, other than a stock reply.
Unable to carry out simple transactions.
Failed to ask for funds transfer, despite having had around eight weeks to ask for a redemption statement and complete the transaction.
Website is currently inaccessible.
Cannot reach them on the phone.
My new lender (Nationwide) cannot reach them on the phone.
DO NOT ACCEPT THEM AS YOUR SOLICITOR. IF YOU ARE GETTING A DEAL THROUGH A BANK OR BUILDING SOCIETY, ASK FOR AN ALTERNATIVE HAVING NO CONNECTION WITH THE NAME SCHULMANS OR QCAS. DOUBLE CHECK.
Your purchase may fail if you use them.

Whoever thinking about to using their services, please stay away from this company. HSBC should stop using their services.

I basically echo what many others have already posted on here. Absolutely appalling from start to finish. I won't list everything that was wrong because they are the same issues that others have had. I took 7 months to complete in a no-chain sale with a cash buyer.

Update- I made a complaint, got rebuffed as expected, then escalated to Ombudsman, at which point I had half my fees refunded, so that's something. I suggest others go down this route.

Wow worst service ever. Spoken to like I was a piece of dirt. Staff are rude and unhelpful don't complete on time without being pushed every step of the way. We ended up calling our old mortgage provider to chase up the redemption statement as they didn't. To add to insult £44 in call charges hours on hold. Go elsewhere!!

DO NOT USE...If i could give zero i would. I have missed my completion date of 3/8/17. I have spent weeks chasing my remrtgage with TSB, LMS and QCAS. Absolutely rubbish service....Never again. They never reply to you, dont contact you or just hang up after waiting 40 mins. QCAS should be shut down

Shocking shocking shocking shocking. The most awful company i have worked with in property. Michael is MEANT to be dealing with my client who is buying a property and he is rude unhelpful and does not know how to A. do his job B. speak to people C. understande the situation of his client.

Avoid this company as you will be waiting months for anything to happen. we are 3 months behind because of him.

This is a lesson to be learnt and will not be passing on there details to anyone else- it will be a good day when they go out of business.

if there was 0 start option then i would have clicked it as 1 star seems too good for them.

Do not get involved with this company EVER EVER EVER!

Before even considering using this firm of well i won't call them solicitors as they do not justify that name let's say administration staff to act please please please read the reviews, this firm are terrible they do not want you contacting them they do not advertise their contact details they are slow inept and rude. My children are 4 and 5 and i would of had a better experience if they handled the legal work on my re mortgage.

My client is wanting to know at what stage the conveyancing is at with his mortgage application but we are hitting a brisk wall with Shulmans. I have tried to telephone, sent a great many emails to them but without success. They are most definitely the worse company I have dealt with and to be honest that is saying a lot.
I wish the client had gone with his own solicitor. Terrible company.

Atrocious. I was compelled to use QCAS as part of an HSBC remortgage. Had I known at the outset how bad QCAS was I would not have proceeded with the mortgage but would rather have paid my own solicitor with a different provider.

They do not answer the phone, do not reply to emails, they make mistakes, are slow and delay things, muddled, do not explain the implication of what is going on. They left me in limbo with my £75,000 in their account having not paid off my mortgage.

I can't actually give zero stars otherwise i would.
The contract number is almost impossible to find. When you do they're nearly always closed or make you listen to hold music for 20 mins and hang up. If you call them out of their astonishingly short hours, you receve a recorded message saying "please leave a message" on repeat without actually jabbing an answering machine for you leave a message! I'm supposed to compete on my remorgage tomorrow and they've sent an email at 6:30pm demanding a further 5 grand. Without which it won't go ahead. No one to call. No reply email address. Shocking service. Never use them.

Awful. If I could give them 0 stars out of 5 I would. Only used as my remortgage was being down via QCAS. First set of my paperwork lost, on speaking to someone when I chased them I was informed to send everything recorded as most post gets lost! This so the only time I got through to them no other contact verbally whatsoever. Their online system is never updated until completion, you're left completely in the dark at what stage they are at as you cannot get through by phone, emails get auto reply saying they take 5 days to respond, however they don't respond. Repeatedly I emailed and asked for a call back on their online system and not once did I get a call back. You are chased by auto emails for paperwork even when they have it. Unbelievable that as solicitors they are the most unprofessional company I have ever dealt with and will never deal with again.

How can anyone say they had good service from this company?. The entire system is constructed to maximise hassle and time spent by the customer to avoid contact with the law firm.Incomplete information and demands are sent then no response to queries. What am I meant to do?. Currently waiting to understand why my settlement amount is £500 higher than my bank tells me. No response to e-mail, telephone etc. Just threats that any delay will result in punitive costs to me.. Utter joke of an organisation forced on my by TSB bank as part of my re mortgage.

Wish I had read Reviews before engaging QCAS as our Solicitors. We are paying for their existence and there is no such thing as Customers Service.
Almost impossible to get a response on any query making home buying so stressful

Worst service I have ever come across! They do not answer the phone or emails! We were told we would have a phone call back within 48 hours as this is their policy, 14 days later still no phone call or email! Catalogue of errors made on their behalf, and they are expecting us to pay for delay charges! We took out a remortgage package that did not cost us anything to do however we have just been slapped with charges!
Portal was never updated even though they PREFER this method of contact, they received 4 redemption statements from our current lender and kept saying they had not received them! They had but it was taking over a week to get through their current emails and post!
Shocking! Avoid at all costs! HSBC really should look at who they are using!

I can't believe that HSBC waste their time with such a bad company. I am trying to do a simple remortgage, but it is just not happening. Emails take three days to be answered, letters are sent rather than using the communications portal that THEY set up. It's been an absolute nightmare. @HSBC - please use a better company!!!!

Things must have changed. I went QCAS via Nationwide. The only problem I had was initial phone contact but after I was directed to a one to one e mail contact the service was excellent. My re mortgage was was completed in just over three weeks and at no cost to me. WELL DONE.

Well what can you say about a solicitors firm that don`t talk to you!!! If you are thinking of using this firm DON`T, Run away in the opposite direction and find another.
They don`t call back, they don`t email and if you have a spare 20-25 minuets every time you want to call them (it maybe longer) they are as helpful as chocolate teapot.

Ignored instructions, called them several times and on hold for approx 30 mins each time.

Terrible service.....had to chase them all the time. They lost important documents. Not tried to chase after redemption certificate. It takes 20 minutes to get through to them....by the phone number is not free....very expensive. They did keep me informed or coummicate with me at all throughout the remortgage process. I find them very inefficient .

Utterly dreadful from start to finish. They did the legal conveyancing for our remortgage. They held up the process by weeks. We had to chase everything ourselves which they then charged us for the extra work they should have been doing. On completion they charged us for fees we'd already paid and also got the redemption figure wrong and sent nearly £2k to our old lender which we are still waiting to be refunded - this despite us advising them of the error.
You can never speak to anyone and they take days to respond to email. I would absolutely avoid at all costs! Their attention to detail is appalling. Do not trust them with anything.

if something can go wrong, it will. wouldn't let them act on the conveyancing on a wendy house.

MINUS STARS!! Do yourself a favour and avoid this company AT ALL COSTS. Without a doubt this is the worst service that I could have ever imagined and they are NOT upfront about their fees - adding charges here and there so that their original cost was pretty much DOUBLE what they quoted and of course the money comes off before you get it so if you query it - too bad! Charlotte Hart was bad-mannered and rude and would talk over me when I attempted to query charges or get something done. I took on a lot of the work myself as they were so slow. If it were up to them I would have been made to pay for things that were not even legal requirements for sale (luckily I have done some law at uni so looked into some of the requests from the buyer – something you would think they would do or know about as this is supposed to be their area of expertise!!). Slow to respond. NEVER answer the phone. Nobody is there after about half past four. Honestly - selling property is stressful enough - using this solicitor makes it twice as bad. Recommended to me by PURPLE BRICKS who are also appalling - took no action to assist and ignored calls once they had received their money! AWFUL and APPALLING that people can get away with such shocking service and still continue to stay in business! If I could give minus stars I would. Most galling of all is that I had to pay them way more than I would have paid any other solicitor for way worse service!!! AVOID AVOID AVOID!

I would give them zero stars if I could. They are absolutely appalling. I was on the other side of their (non) service, as they acted for the seller of the property I purchased. They took them weeks to send any documents to my solicitor at the start of the process, despite my solicitor chasing them repeatedly. They were slow to respond to questions from my solicitor. When they did respond, the information was incomplete or incorrect. They delayed the process significantly and it nearly fell through because of their incompetence. Avoid at all costs.

I had to go through this company when I took out a Nationwide mortgage and I've had such an awful time with them and I'll be reporting this back to Nationwide!
If I could give this company zero stars I most definitely would. They never reply to your emails (RUDE!) - I have sent at least 4 emails and no replies (one automated response saying they would reply within 48 hours which they DIDN'T!) then when you try to contact them it will take you at least 15 minutes to get through - charged at your expense of 5p per minute! Then when you finally get through it takes AGES for them to sort out it. I've been due a refund for nearly a month now and I'm STILL waiting. Don't expect anything from this company to be on time. I never even received any paperwork for them!
The worst communication I've ever experienced and staff who don't help.
DO NOT USE!

Having to request paperwork myself that they have told me they have requested from existing lenders .Telling me paperwork hasn't been received from myself then when i phone up again next day a different person says .. oh yes it was received 5 days ago !

First time buyers so no previous experience with solicitors but can wholeheartedly say that the customer service we received was more than poor. Had to chase on a weekly basis to get any answers to our questions. Up to 6 weeks delay in sending us paperwork to sign (which resulted in a huge delay in transfer of funds owed to us). Our solicitor frequently ignored emails and just didn't reply, we had to chase her to remind her to send us paperwork. Not sure if it was just her as when we called and spoke to other people they seemed helpful. I will go out of my way to ensure that no friends or family of mine use this company as they take a very long time and lack basic professionalism and politeness. Very sad that they have marred our first experience of house buying.

Remortgaged with HSBC on a 10-year fixed deal, attracted by zero fees and legal work included, and got what I was given in terms of conveyancing - QCAS in Leeds. Given that I did not pay a penny for this service, the only slight negative was that on the two occasions I contacted them by phone it took about 15 minutes to get through, but the remortgage went through really smoothly, no logistical problems at all. I was aware of negative reviews online and was therefore a bit worried that something might go wrong, but it didn't so I was happy.

I wish I read the comments here before utilising the services of shulman llp Leeds for a recent business purchase. I was quoted an extortionate price for the legal work & given false promises to their level of professionalism.

To my dismay, I have had to pay more than I had anticipated, lumped with the worse deal as my rights were not protected and the transaction was completed 7 months after they had falsely claimed it had been completed.

My advice to anyone considering this fair is to stay away & consider the cheaper quotes. At least you Know what you are getting

Nightmare, I’m not happy that Barclays force me to use QCAS to do re-mortgage. I don’t know how it will end up, but I lost more they £200 and I don’t know how much yet, because my mortgage it’s still frozen. Was forced to use this solicitor through Santander.

Nightmare.

To top it off they didn't complete my re-mortgage but sat on the funds for almost a fortnight. I only discovered this when my old mortgage provider continued to take payments and stated they hadn't received completion or funds from Santander.

Utterly useless.

In my experience with this company, they make what is generally a stressful period in anyone's lives even MORE stressful. Poor communication and made no attempt at explaining anything they require you to action. When errors were made at no point did they recognise the error or apologise.

The worst solicitors I have had the displeasure of dealing with. Incompetent, process lead, lacking empathy, politness - you name it they were appalling at every level. The only reason we completed on time was because of my efforts and my previous lenders efforts - Newcastle Building Society. QCAS were totally clueless, totally ignorant of me as the customer. Seriously, words can not express how bad they are. I have been told by my existing lender that if I re-mortgage with them at the end of this term, I can choose not to use QCAS. Stay well clear, you will be infuriated with their lack of empathy and urgency

How is this company allowed to remain in this business?

Horrendous communication. Long delays, it has been over 3 months and still asking and re-sending out information for me to sign.

Telephone queues when calling always over 15 mins wait.

I DO NOT RECOMMEND THIS COMPANY!

Unless you like a stressful inefficient transaction then go ahead,

Do not use this company. 0 stars if possible. Not worth it. Overcharged us, unhelpful, slow to respond (if responded) bad experience overall. If I have just read these reviews before I have decided I would spare myself of hassle while saving considerable amount.

More recently, I was assisted / advised by Marcus Armstrong during a difficult transaction, who gave excellent advice and encouragement, which progressed the transaction to a successful and speedy completion. I'm honestly surprised at some of the negative reviews for QCAS I have read on this site, my personal experience could not be more different which leads me to think they are the vocal minority?

QCAS were the solicitors to handle my recent remortgage, solicitors get a bad press in general and the last ones I used when buying the property were pretty horrendous to deal with, so I was truly surprised at how professional and reliable QCAS have turned out to be.

Right from the beginning, everyone I spoke to was consistently friendly, helpful, accommodating and efficient. It really made the process a lot less stressful than it might have been, they were faultless throughout. Shout-out to Magdalena & team!

I wouldn't hesitate to recommend QCAS for conveyancing and will definitely use their services again in future myself.

Dreadful service: no response to emails or telephone calls. Solicitor disappeared on maternity with no communication about this and had no contact from another solicitor (who appears totally incompetent and makes constant mistakes) for over a month.

The service has been extremely poor. Continual errors have been made and they offer very little contact with solicitors direct, only their admin assistants. I have spent much time correcting their errors. They have offered me compensation but even sorting that took 4 emails to finally get them to deduct it from the bill. There appears to be no client care.

The service they provide home owners is disgusting. They are slow, and do not communicate effectively with not only the seller but the purchasers solicitors & freehold solicitors. When i contacted the purchasers directly I found out that I had been lied to by my own solicitors. They say one thing & havent actually done it. I paid them a legal undertaking and it took them 2 months to send the documentation across to the correct party. The number of phonecalls/emails I have had to make is absurd considering I am supposed to be paying them to do their job. The solicitor who was supposed to be dealing with my property also vanished on holiday without informing me so I got no where for 2 weeks with his team. I am extremely frustrated with this company & will never use them again. I advise everyone, stay clear.

HABC will force you to use Shulmans and QCAS. I have found them to be extremely show and often "loose" information but then find it when you call them and ask. The staff are vague and never want to answer questions. I have been promised conformation on email a number of time and not revived anything. At one point they tried to auto complete on my mortgage costing me over 1200GBP in early fees. They may be cheap and the total lack of action is why. AVOID!

Not only do Shulmans know the law, but they put it very effectively into operation without a great deal of fuss. They are also extremely transparent on fees and give good value for the service they provide
