I could not have asked for a better experience when selling my property. Every member of the team I had contact with was polite, friendly and very professional.

Claire Pays and Nicola Curtis dealt with the sale of a leasehold flat for myself and my brother. I am my brother's attorney (LPA), he was the leaseholder.
The sale went through very quickly. Enquiries from the purchaser were relayed promptly and the relevant documents obtained from the landlord. There were no difficulties progressing the transaction on behalf of my brother. I was pleased and impressed with the service we received.

She also communicated the legal bits in a language that was really easy to understand. Our vendors even commented to us about how ‘on the ball’ our solicitor was! Cannot recommend Claire and her team highly enough! Thank you for making what is generally a fairly stressful experience a lot less so!

I contacted the office in West Wickham and an appointment with the Lawyer, Mrs. Judith Hurle. I attended with my wife and my daughter, who just graduated from Law School. Mrs. Hurle was very patient in listening to my explanations of what I wanted the WILL to contain and she explained clearly what the law requires. Based on that she prepared a 1St draft on which I and my family had some minor comments. She prepared a 2nd draft which again I had a comment on which she gracefully accepted and sent me a 3rd draft which I accepted and asked for a date to sign the WILL. However, before a signing appointment could be made I had an important amendment which was made and a 4th and final draft was sent to me and I accepted it. A date was set for signing and that was it. In summary your service was efficient in all respects.

I just wanted to say thank you to both Claire Pays and Johanna Nelson for their assistance in my recent conveyancing work, Claire was from the off, clear, concise and incredibly diligent in setting out the work which would take place, the searches which she then completed in full were some of the most thorough and well-presented I have ever seen, she was really quick at providing them in a timely and orderly fashion. In her absence Johanna was also incredibly helpful and didn't hesitate to contact me when appropriate and ensured all messages were passed on and completed. I also found Claire to be really supportive of my seemingly silly questions and she talked me through the nuances of my case with patience and clarity and i can honestly say that she treated me very kindly, much appreciated in these complex and sometimes tasking matters. I cannot recommend her and her work highly enough and will pass her details to anyone who asks for such help

We contacted three separate conveyancing solicitor firms:

Firm One: Didn't even bother to respond
Firm Two: Spelt every second word incorrectly, which did not bode well.
Firm Three: Amphlett Lissimore returned with a very responsive and coherent email, so it was very clear who we were going to select!

Ms Pays is very competent and communicates in a very clear and straightforward manner, which was precisely what was required, as we had never sold a property before.

At no time at all did we have to chase - all emails were promptly responded to, and calls returned.

In fact, they were very proactive in contacting us for updates, due to various delays caused by life events that cropped up.

We are very happy with the services provided by Ms Pays and Amphlett Lissimore as a whole, and have no hesitation in a) using this firm again, or b) recommending to others.

Divorcing my partner has been one of the most challenging experiences of my life. It’s an emotional rollercoaster and expensive experience. They are not focused on financial gain, but simply getting you to the end goal, a fair separation so you can move on with your new life. I was very anxious when I first contacted Sam, as it was a very stressful and upsetting time. I had separated from my husband and desperately needed advice on where I stood and what would happen if I filed for divorce. From the moment I spoke with Sam, she was so understanding, kind & reassuring, she talked me through the process and gave me the confidence to proceed. I was pleased with your conveyancing services, and your successful efforts to solve a problem delaying the completion of my house sale - a problem mainly caused by slowness and lack of attention on the part of my buyer's solicitor.
Nigel Leonard was extremely pleasant to deal with, and very helpful.
This was the first time I had sold a property in England and, despite your good work, I found it a fairly slow and cumbersome process. It might be useful if you prepared a step-by-step guide for clients new to this process - particularly indicating how long the various stages might take.

I have used this solicitors from the time we bought our first house in 1965. Mike dealt with all the work for the first house. It was started with M.B. Allan and Co. Though the name of the companies changed, I always received good advice.
My latest job of removing restriction was done by Nigel Leonard. I was happy about the work completed without any problems.

This is the second time I have used Nigel, and my Father has used him many times over the year. Nigel did the conveyancing on the purchase of my flat 6 years ago and has now helped me again to sell the same flat. He is great very professional and quick to return any emails/calls. The sale of this flat has been on and off 18 months involving multiple offers, which subsequently fell through and an attempted sale at auction so it has involved a lot of work and Nigel has been patient along the way. Nigel Leonard and his team worked extremely hard to complete the sale of my flat and my house purchase within the extended stamp duty holiday deadline.
Nigel's calm manner and experienced guidance were invaluable, especially during times when I was ready to bail out and when I was on the verge of issuing the other side with an ultimatum; which Nigel (wisely) advised against. The team was also able to turn around a huge number of enquiries which were raised very late in the process by the other side.

I had a good experience working with Nigel and Lisa, and many of the team during the 4 month conveyancing period for my flat sale and flat purchase in Croydon. My transactions were during the stamp duty holiday period active during COVID, with a deadline of 30th June 2021. It was a pressurised period and I was grateful for Nigel's cool head and Lisa's persistence during what was a somewhat stressful and pressurised time. I worked with Claire 2 years ago on the sale and purchase of my home, and have just done the exact same thing again now. Claire was so great to have on my side, she always responded promptly and thoughtfully and despite how busy the firm is at the moment, we were able to complete before the 30th June, saving me a significant amount of stamp duty. I don't think this would have been possible if I'd used another conveyancer as she had to chase hard for replies from the other side who didn't send their first correspondence until two months into the deal, yet we were able to complete within 3 months from start to finish. She really is a huge asset to Amphlett Lissimore and I wouldn't hesitate to recommend her or use her again. Thanks Claire!

I was recommended two different solicitors from two different firms and decided to choose Claire from Amphlett Lissimore to do the conveyancing for my first ever property purchase. I do not regret my decision.

Claire finished her work within the average length of time conveyancing is thought to take and was very communicative throughout, easy to reach and fast to respond to any queries I had.

Claire was efficient, had an attention to detail and suggested solutions to problems in advance to make the transaction go smoothly (from our side at least!). It has been incredibly refreshing to deal with someone who have been so proactive and positive with their work. In terms of service, value for money, I believe they'll struggle to be beaten and our solicitor was friendly, quick and provided an efficient and effective service meaning we completed ahead of my expectations. I cannot praise the firm high enough, from day 1 Claire and her team exuded confidence and professionalism. They assured me they would be the best choice of Solicitor to deal with my (sale and purchase) property transaction and they were not wrong. Although you don't necessarily see what they do what was apparent to me was when the other 3 firms of solicitors in the chain were reporting their progress and this allowed me to see/hear about the difference in levels of competency and organisation. Donna acted for me throughout my divorce, which turned into a rather lengthy process given the Covid court impact and other factors out of her control. She has been amazing throughout and never faltered to provide timely and reassuring details and information, even at times when things felt very bleak. Both Donna and Karen have been sources of strength and humour whilst providing the most professional service at all times. During such a difficult time, Donna and Karen have pushed forward to ensure the very best of services, even arranging to meet in different offices to suit my timetable. Donna even dropped papers to my own address when I was unable to leave to support this process and ensure everything was still moving properly. An excellent and very professional service given from begining to end.

Thoroughly competent lawyer who understood very quickly my requirements and from which wrote excellent legal work. I felt continually supported through the process which was very important for me living in Germany and unable to travel due to Covid 19 restrictions in place at the time.

I also found the cost for the service to be very reasonable considering the amount of time invested in my case and I would have no hesitation in recommending Amphlett Lissimore to a friend or colleague.

Amphlett Lissimore have dealt with 3 sales for me - one buying and two selling. They are incredibly efficient and very reasonably priced. After dealing with the other side's solicitors, I can say with conviction that they are focussed on getting the job done well, but also quickly. My first sale was my London-flat and they were so on the ball that it exchanged and completed with ease. The second property sale was in a chain, and my solicitor reacted to everything way faster than the other parties in the chain. All in all, I would highly recommend and if I was to ever buy or sell another property in the UK, I wouldn't hesitate to use them. Hence 5 stars!

Excellent down to earth, friendly And professional approach from both Claire and Nicola. Very early got sense of a desire to get things done with a minimum of needless fuss but to do the job properly. Was very helpful to know Claire had dealt with the Dulwich Estate. Both Claire and Nicola handled our sale-on-divorce with tact and clarity. The fixed price was reassuring, yet I never had a sense of time or attention being skimped. Stephanie helped with the sale of my home and my son's home. Managed to get through the process very efficiently and communicating was excellent throughout. As an leaseholder and percentage shareholder of our Freehold company, I engaged Neelam to assist with the extension and standardising of several leases within our building. Neelam is thorough, easy to speak to and sought to have a good understanding of the issues affecting our leases and title deed for the building. In the first instance I had a very useful, wide ranging discussion with Shauna re writing my new will. The process of drafting through to signing was carried out with courtesy, clarity and promptness. Importantly, at every stage I felt confident to raise even minor queries I had leading to a very satisfactory experience.

Bought the freehold to our flats. Was made very straightforward and easy to understand. We received a review of our current leases in the process and were given advice about how to resolve any issues that might arise due to inaccuracies/errors in those original leases.

I always thought this sale may be rather complex, we all were proven right.
But through out all the complexities Jasmin, Dona and others remained focused on what needed to be done to wrap this up.

I can only commend all involved, but especially Jasmin who really faced one hurdle after another.

The only piece of advice i can give is this-stay clear of a lease hold flat, a three way split, and a buyer with a bridge loan.

Janis Young from the Client Care Team… Janis went over and above to help me to get my ID certified. She was not only helpful but very patient as I sorted through lots of documents suggesting which would be most relevant for my situation.
