Our buyers used these solicitors to purchase our property in Plymouth. Although we used Coodes of Truro
the competency of this practise must be questioned. Despite answering all their queries they
continually dripped fed a query per week to drag the process out. We were told by Brights to obtain
a certificate of lawfulness for my property due to the fact that there was a planning permission granted back in 2003
for the property to be used as a Foster Home. This would have taken me 8 weeks to obtain from Plymouth planners.
I therefore decided to obtain a copy of the planning permission from 2003 and it clearly
showed that the permission was never implemented, was only for a year and was as an
additional use to the property as a main residence. The solicitor never even bothered
to read it and assumed it was a Foster home. What are we paying these people for.
Disgraceful.

I used Brights at Plymouth for the purchase of 2 HMO properties in Plymouth one in Winston Avenue and One in North Road West. The correct checks were not carried out One property had planning for 7 bedrooms and a HMO licence for 7 However it also needed planning permission for use as a 'HMO' as well which it did not have. I had similar problems with both properties when it came to remortgage no one would lend on either property's so my only choice was to go on the very expensive standard variable rate with my current lender and am making a loss on the properties. Brights offered to help in February but so far have achieved nothing and it August 14 2020 they ignore my e mails and calls it has got to stage now where my only option is to issue proceedings for negligence but to be honest they don't seem too bothered by the fact I am thousands out pocket have un-mortgaeable properties or the fact I am about to issue proceedings for negligence I would suggest avoiding this company at all costs. They may be fine for basic conveyancing for HMO's forget it they do not know what they are doing.

I would not recommend this solicitor as a conveyancer. I have written to them to express my grave concerns over their professional integrity, conduct and lack of communication.
