Do not touch with a ten-foot pole! They have been the absolute worst conveyancers one could have wished for. Buying a house is not everyday business so it’s hard to know what good and bad service is. That lack of experience cost us many months of uncertainty, anxiety, and miscommunication, and it almost cost us the purchase of our home. After speaking to friends who bought houses, checking online forums, and getting independent advice, it was clear that a nearly 10-month conveyancing process was just an appalling lack of diligence if not outright negligence. It started with a wait of months to raise the first set of enquires, after which many were completely irrelevant (asking for gas certificates in a house without a gas connection, or proof of no digging rights… in the middle of a city!). Then it went on to the deviation from giving us an honest update, deflecting every week, for months. And it finished with the fact that 3 weeks after having signed the contract drafts and done ID verification, when you’re expecting to exchange and complete within days, they realised there were STILL outstanding enquiries, blocking the completion for another two months! At this stage, we lost all faith in them and had to almost beg to the seller not to drop the purchase, as they of course, had been beyond frustrated with the sell. Mind you, some of the fault could be with the seller's solicitors, but if it were, it amazes me that they failed to prompt the difficulties in time, and simply let it drag for that long. We thought our lawyers were supposed to be fighting our corner, but they just went silent for as long as it took for us to pick up the phone. To top it all up, once finally finished, they had the audacity of charging us a ‘fast-processing fee’ and they even made a mistake in paying into the wrong HMRC account for stamp duty (leading to many angry tax collection letters). The poorest of services, and not cheap either.

These guys are a Joke, So very slow to respond if ever. Granted the work I had was probably only a couple of thousand quid, though both Iftekhar and Toqueer were hopeless. They never did what they said they would in regards to following through. It was time sensitive request only to be ignored and delayed. After a month the final result was sorry cant help within time frame. They did not forget to charge however. DO NOT USE HOPELESS<>
