I’ve seen some negative reviews for this company and I feel like they must have been left either by competitors or for the wrong company as I have never experienced anything other than a completely positive service. I have used James E Barnes for three properties transactions now and I honestly couldn’t rate them highly enough. Jim has an incredible knowledge of Shared Ownership and some of the advice he gave me was invaluable. He is at the end of the telephone at any time and is happy to answer all questions, big or small. I must also say that Emma, who thankfully was assigned to my recent transactions, is an outstanding solicitor, extremely knowledgable, efficient and hard working, but more than that, she is kind, she kept me calm, took every call from me (sometimes several times a day!) and is an absolute asset to the firm!

Mr Barnes has dealt with my shared ownership property twice. Very polite staff and reasonable charges. When dealing with housing associations the process can take a lot longer than normal, Mr Barnes and his team dealt with my case very well, patience is required when buying from housing associations and Mr Barnes handled all aspects very well. I would recommend his services if buying or selling property.

Not a good experience. He acted on behalf of our buyer and caused numerous delays. He insisted on an additional unnecassary deed of variation which would make a complete dogs dinner of the lease if actioned, (a fact that was confirmed to us by three other solicitors). Only a few days before we were expecting to exchange contracts he announced to our estate agent that he hadn’t yet applied for the searches despite months earlier claiming to have received them. Eventually our buyer got fed up of waiting and walked away causing the whole chain to fall apart. Please save yourself the grief and be cautious if he is acting for someone else in your chain.

This is the second time I have used this solicitor and, like before, I cannot recommend them highly enough. They have your interests at heart and keep you informed each step of the way. All staff are very friendly and helpful and nothing too much trouble. As a single mum it is important to feel secure and to have trust with all dealing with transactions of such significance, importance and involving large sums of money. I 100% had that with James E Barnes. Their fees are in line with others and I highly recommend them. If/when I move again, they will be my first port of call for sure.

Highly recommended following an extremely positive experience
I would like to highly recommend James E Barnes Solicitors following my recent experience of using their conveyancing services. Despite there being many unforseen issues caused by other parties involved in my transaction, Jim and his team were persistent, tireless and professional to the end.
Based on such a positive experience and the knowledge that Jim puts his clients' interests at heart, I have already decided to use his services again.

Excellent solicitors services from James E Barnes. The payment rate was consistent with the normal conveyancing fees & I was even given a discount. I recently recommend a friend to contact James as I know the guidance and advice he provides is of value. He watched and kept my back... he was on my side throughout the whole conveyancing process. He will always be my first point of contact if I have to go through this again....

If you are selling and buying another property and you are not in a hurry this is the solicitors you should use. It’s been almost seven months since I have accepted the offer on my property and I am still waiting for an exchange and completion date. These are my buyers solicitors. Although my solicitor has been ready to exchange since April they are constantly delaying the process. Communication skills are appalling. Watch yourself. Apparently one week from exchange to completion is more than enough to arrange the removal. That may be possible if you are leaving you current accommodation with two suitcases but not if you have lived in a large 4 bedroom house for the last 20 years . I have bought and sold few properties in my live. I have never witnessed such bad service.

Crooked and working closely with the landlord to makes sure mortgage expires and the tosses back to the valuation and the valuation expires so all mortgage valuation do not sync together. He has hands in everything to make sure he can control his clients based on others advice. Never trust him.

Jim has been our family law firm for many years, my dad recommended him to us, since he has helped my family purchase many properties with ease & professionalism. Jim is thorough, man of integrity, does not cut corners, sometimes he has given us free advice & carried out further work without charge which is uncommon these day. Jim is kind and a great human being, compassion that you see rarely nowadays, no wonder why my father spoke so highly of him. Jim took over the conveyancing of my late father’s property which was owned by a Housing Association.
Jim’s fee which I consider reasonable, in the light of everything else I have had to pay, was settled up front with nothing additional added regardless of how protracted the job. There were ups and downs, my buyer lost his first buyer and the Housing Association were slow but the fee was fixed.
Jim responded promptly to emails and overall I have been pleased with the service.

I have actually used this firm for conveyancing since 2001. I initially chose this firm when I was about to purchase my property on the shared ownership scheme. I found Jim and everyone in the firm to be professional and friendly. I have only recently used this firm to purchase my new home and sell the old one. I did not experience any animosity and not only would I use them again but recommend them to friends and relatives.

Zero would be a better rating - the rudest, most unprofessional man/service I have ever been on the receiving end of. Creating unnecessary stress and heartache. I will never understand why he was so rude either. It wasn't his life/money/family involved. He is playing with real lives and heartache. very sad.

Had to deal with James E Barnes over a property I brought snd they were the sellers solicitors. It was a shared ownership property we brought 100% but were not told the staircasing had not occured so we had to deal with two solicitors. I have never been spoken to in such a rude tone in my life-completly unprofessional.
We had a lot of queries as it was a complex transaction and on emailing queries got no answers to our questions and go so fustrated almost pulled out. Also on speaking to the clients seemed they were not up to date and implied the solicitor was being rude not on there request.
Do not use at all costs.

If you value your time, money and health stay away from this solicitors.I had the most stressful times dealing with this man and his `team`. They are not interested in what you have to say once they got the money and simply refuse to talk to you on phone when problems occur...I had to sack this solicitor few weeks before completion date otherwise it was not going to be completed. The only reason I did not go to ombudsman is because I was drained and could not deal with him anymore.. If you are lucky enough to read this before you decide stay away.... You have been warned!
