DO NOT use this company. Absolutely despicable behaviour for a local company to fine people when parking out of hours. The signage is NOT obvious the office was closed. So called community solicitor, fining various local residents who have come onto their parking read the signs and then left realizing they couldn't park there. Only to get £100 fine, have done themselves absolutely no favours in the community.

Went in to get a witness statement signed for which standard price is £5. They didn’t have time so I went to Wannops. They had to take my reg number to avoid me being fined. Atrocious. A very unpleasant and unwelcome addition to the local community.

Like all the others, I too fell foul of the unfair anti-sociate attitude taken by Coole Bevis.

We wanted to pull into the Co-Op next door to use the cash machine at midday on a Sunday afternoon. We were unable to advance into the Co-Op car park as it was full and another car was blocking the way.

It is a busy junction so I had no choice but to reverse my car out on to the pavement that borders Coole and Bevis's car park. As I had revesed in, I hadn't seen their parking notices and had just the rear wheels over the unmarked boundary. A passerby then came over to us and warned us that Coole and Bevis have very harsh parking restriction in force.

I immediately moved away but despite being there for just 3 to 5 minutes, at most, I received a parking charge notice for £100!!

I had called Coole and Bevis to explain the circumstances but they told me that it is nothing to do with them, but is managed by a company called GXS and to appeal.

Coole Bevis were not interested in what I had to say or to understand my grievance. They made it clear that they will not get involved in any parking matters whatsoever and that full control of the parking arrangements are managed by GXS. They are then are complicit in the arrangement.

They are not concerned with the grief this is causing the local community and residents of Rose Green.

GXS Services are parking management contractors. They have CCTV in opporation without any warning notices stating that this is in operation.

Regardless of the fact that as I had reversed around, facing the road and not able to see their signage, GXS would not accept my account.

I took the the appeal route naively believing that the genuine circumstances
would be taken into consideration - wrong. The Independent Appeals Service state that "human error" is not reason enough in these matters.

Although I felt I had a strong case the cost of defending the matter would cost around £300 and with the stress of the situation, you have to excercise wisdom.

For taking the appeal route I was further penalised and the charge had now risen to £160! My wife was so worried about this escalating further, I reluctantly had to pay This whole matter has been very stressful.

But why aren't there large signs stating that this is "PRIVATE LAND NO PARKING AT ANY TIME -CHAREGES IN FORCE AT ALL TIMES" that can be seen from the Road?

GXS do not want to make it that obvious They place smaller signs that can only be seen once you have entered the car park. Once photographed on their land - ka-ching! - another £100 in the GXS money making machine. With minimal outlay and a regular high income this is an excellent business model.

The outcome
Coole Bevis have made it very clear that this is private land and even if you turn your car around on it or as I did, reverse onto the edge of the carpark so not seeing these signs, for a few minutes on a Sunday afternoon, when their business is closed, it will cost you £100.

Coole Bevis state on their website About us page:

As a member of the local community I feel that Coole Bevis fall short of their website sentiment.

I do not feel like a valued member of as a local community and my voice unheard. They are part of a larger chain of Solicitors who have no understanding of community and are not part of the community that I know

They treat ordinary people with contempt and indifference.

If you are looking for a firm of solicitors that do engage with the community, Bognor Regis has many reputable practices to choose from.

Well done Coole Bevis.
You should be ashamed to use these techniques within your community.
BE AWARE OF THE CCTV CAMERAS IN THE CAR PARK even for entering like 3 max 5 minutes by the time you realise is a private parking and is not the Co op car park You'll get A FINE OF 100£.
There should be CLEAR SIGNS all around your parking areas.

SHAME ON YOU.
