I was buying a house with existing tenants inside, the seller used Sarginson’s Law as his conveyancer.

At first, no one ever told me the existing tenants were problematic. During the conveyancing process, they were under pressure, and the lawyer from Sarginson’s Law revealed that, there was actually a problematic tenant, but this tenant has left the property.

Based on believing this claim, I purchased the house.

After the purchase was completed, I realised that was a complete lie - the problematic tenant never left the house, and I had to take the problematic tenant to court to get a possession order.

During the court process with the problematic tenant, I discovered multiple written evidence to prove the statements given by Sarginson’s Law during the conveyancing process was false.

The whole converyancing process was a cover up and the statements from Sarginson’s Law was dishonest and unprofessional. They wanted to cover tup the problems and sell the house and not take and responsibility after that.

After this tragedy, I tried to contact Sarginson’s Law for some answers to follow up, but they completely ignored me. I tried for 6 months, I did not receive one single answer from Sarginsons Law.

I sought advice from citizen advice bureau, they sympathised with my problem, and advised me to complain to legal ombudsman and law society, as initial steps.

I will start the complains to reveal their dishonesty and poor professionalism.

Be aware with this company.

I have considered the matter carefully and it appears to me that Sarginsons Law acted for the seller not the buyer. Presumably if they are told that the problematic tenants have vacated by the Seller then the complaint cannot be against the Solicitor but the Seller himself. The Solicitors are not under an obligation to verify that the Seller is telling the truth. It seems to me that this could be a misrepresentation and the complainant may have a right of action against the Seller. If he has evidence that the Solicitors were fully aware that the fact the lied that may well be a different matter but there duty is to the Sellers not the buyer. Sadly the public are not always as honest as we would like. I hope this helps.
