As numerous others have commented - this company needs to be avoided at all costs. I realised early on that they appeared to be slow to respond and incompetent but now, after a 10 month saga trying to arrange a remortgage I need to implore you all never to use QCAS/Schulmans. The company very much has the feel of a sausage factory churning out remortgages presumably at low cost/effort to the mortgage lenders (but definitely not at low cost OR effort to the applicant!).
There were problems absolutely every step of the way. I experienced many of the same problems as others including: Clear lack of competency in conveyancing, very poor communication, repeated requests for the same paperwork. In fact, I had the exact same piece of paperwork signed and witnessed twice. My original mortgage involved an equity loan using the government's help to buy scheme - if you are in the same boat DO NOT use Shulmans. They have absolutely no idea how the process works when factoring this in and what followed was months and months of being given wrong information, being asked to complete form after form and ultimately.. being asked to hand over huge unexpected sums of money due to their total incompetence and lack of foresight.
Most of your communication will be in the form of automated e-mails chasing you for things that you've already sent or for amounts of money that are demonstrably incorrect. I was also asked to repeatedly chase witness signed documents during the COVID period which proved to be very difficult, especially as a key worker myself. At one point they advised me to create my signature in microsoft paint and attach it to the files. No sign of docusign anywhere. So amateur it beggers belief.
I could go on and on but ultimately I think the numbers speak for themselves - completed about 6 months later than expected, thousands of pounds of extra paperwork and charges that were never planned for or adequately explained. Just do everything you can to AVOID.

Should be no charges according to L and C mortgages who have put us in touch with the barclays remortgage. But QCAS have already tried, need to change your name on deeds . I said not our fault northern rock didnt do that when they were sent the marriage licence so no not paying that.
The guy whos supposed to be helping us, just likes to send emails chasing for things your have already sent back. Absolutley useless. Keeps chasing us for the offer from barclays (we have not had a thing from them) may as well talk to a wall get more sense and help.

Transfer my BTL mortgage from HSBC to Barclays who instructed QCAS. During the completion of the mortgage QCAS stated that for the transaction to go ahead I would need to pay a short fall of £800. Over the phone they said it was to cover cut off date difference in the month where the migration was happening and that it would be clear to me once all was finished. One year in, and being absolutely sure that I paid HSBC and Barclays everything that was due to them, QCAS simply do not respond to several queries i made about "what is the shortfall". They simply charged me £800 for no reason and now they got lost, impossible to contact. Dodgy.

I'm sorry to say that this is the worst firm of solicitors that I have ever used. They tried to charge me Stamp Duty on a remortgage and made no apology for their error. Emails take between 48-96 hours to be responded to and calls are greeted with an extremely long preamble message designed to generate them revenue from their premium rate number. QCAS were foisted on me by the building society (probably because they are cheap) but the experience has been long, slow and painful from the outset.

If I could give them zero stars I would, their service is embarrassing and as others have mentioned it’s nearly impossible to get in contact with them. If you have the option I would recommend avoiding using QCAS

You cannot complain about the service because there IS NO service to speak off. No response to e-mails or calls and then charging 7P a minute to speak to someone...which is not possible !!! This is a law firm supposed to deliver a professional service - shame on you QCAS you are a disgrace to your profession. I will also bring my concerns and message to Barclays who have force you onto us.

Absolutely appalling levels of service throughout my conveyancing. Arranged through Santander. Terrible communication. Phone calls go unanswered for 30mins+ at a time, racking up call charges. Emails go unanswered. Ended up costing me £££ in extra mortgage costs. Not to mention my wasted time and stress they caused. I ended up doing most of the chasing and admin myself. AVOID, YOU HAVE BEEN WARNED!!!

Absolutely appalling service. Having read reviews on this page to have my suspicions about the company confirmed. It seems everyone has the same opinion in that they are slow, seem to allow you to do all the work which to echo some other comments on this page makes you wonder what your paying for. Very outdated website, which makes payment uncomfortable as it seems untrustworthy. Again like many others have said the fact that this company is used by large banks is extremely worrying. Avoid this company.

AVOID QCAS
AVOID. dated and slow process followed by sloppy lazy performance. Heard of Docusign? try using your initiative with information your customers already provide.
by far the worst solicitors i have dealt with example they ask for ID such as driver Licence then ask you to fill out and ID check form? All the information is on the ID i supplied. they expect the customer to do all the work makes you wonder what you are paying for...

This is the first time I have written a Trustpilot review. This is one of the worst firm I have ever encountered. They are beyond terrible. If there is any choice whatsoever, avoid this firm.
They described themselves as a volume business. What this means in reality is using standard forms (which is normal) and not bothering to tailor them for particular circumstances.
This led to a situation where I was being asked to pay hundreds of pounds for things and services which were completely irrelevant to my situation. if I hadn't spotted this - or if I didn't have the courage to challenge them (because surely solicitors must know what they are doing...) I would have paid the unwarranted charges completely unnecessarily. I am sure dozens of people do every day.
There are some professions like traffic wardens that are never going to be popular. Clearly no-one wants to have to pay frictional costs when moving house. But mostly people would accept to pay a fair price for a fair service. The fact that the reviews are universally terrible makes clear that this is neither of those things.
QCAS needs to sort themselves out. The big lenders who are contracting their services need to take a long hard look at the situation - QCAS being awful reflects very poorly on them too. There can be no other argument in favour of QCAS other than price for the service to the lender - but even a penny spent on QCAS is a penny wasted. They are truly poor.
If you can contract your own conveyancer - or ask your lender to use someone else - do so. You'll be better off.

I wish I had done my research into this company before I instructed them. I am having a nightmare time getting in touch for my re-mortgage, this has resulted in my old mortgage going onto the new standard rate and my payment has gone up by £130, horrendous to find that out over Christmas. they have been trying to sort this out since the start of October. Very hard to get in touch with, Its the 6th January today, I last sent an e-mail 16th December with no reply still. its worrying and another hassle I don't need. They also sent me correspondence for someone who lives at the other end of the country, with their details contained within. I hope to cancel this application before it gets worse.

Completely rigid and unhelpful. When sent something not in conformity with what they expect, they do not explain what they dislike about it, but simply send an email again listing what is still outstanding. Very odd expectations too -- for proof of ID, they do not accept copies certified by post office, which is standard practice elsewhere. Their options include certification by a solicitor (expensive), a financial advisor (OK if you have one), or a bank (but many banks won't do this anymore). They also were extremely rigid about interpreting a slight discrepancy in the documents. Whilst this is a legitimate cause of concern, the problem could have been easily resolved by direct communication to discuss how to verify there is no ambiguity. Instead, they suggested something fanciful by email, and then took weeks to resolve, which involved getting the lender to reissue the mortgage offer documents, with no meaningful change in contents.

This company has been the source of delay after delay with the bottom of our chain. One mistake or omission after the other. We were first told exchange would take place at the beginning of June. It is now nearly the end of August and after repeated promises of exchange dates it still hasn’t happened. Between them and Barclays and Cubitt and West, we are at the end of our tethers.

My experience is awful and do avoid them if you can. The solicitor was chosen by my mortgage provider. So I submitted all my documents back to Jan/Feb to the case worker Carl North. 4 days before I completed my mortgage, they emailed me saying they have not received the redemption statement from my previous mortgage provider. I called the previous mortgage provider then they provided. After that they first delay my complete day by 1 day without given me any reason so I have to pay almost 40 pounds for the interest. Then after that they just keep sending me email saying I have not paid the amount they requested which I did. So I went to their portal to do a screenshot and then send it back to them and they said well they messed it up. After that weekend they told me actually they were not able to complete it given I have paid my money so they need to request for additional shortfall. The reason is because they did not receive the fund from the mortgage provider. We then spoke to the new lender and obviously they already released the money on that day and it is Qcas did not do their job. I have emailed them to tell them it is their fault without any reply.
After I read the feedback, I think now I understand why they are being so bad at what they do.

But still made error on payment to previous lender hence delayed the completion. Staff are incompetent. I am very unhappy with the service. Barclays should not use QCAS.

Barclays is using this company in regards to remortgaging. Baeclays should find another company to deal with
I am most likely looking to with draw my application from Barclays because of Shulmns, QCas
They sent me a form to fill out. For entry fields were not working properly meaning I could not enter any text leaving the entry fields incomplete, which will then not allow you to send the form off back to them.
Phoned them up. took 5 attempts to phone them. was held on hold for about 40 mins each time before getting cut off.
Once through, the person on the other end of the phone said "yes don't worry about it and just send it." Though telling him that I can not send it due to the error on the form. and it will not allow me to send it
He insisted on not needing to email me a new one.
I have replied to the email address lrailton@qcas.co.uk a couple times on the matter. Which states to email if any problems. Two to three weeks after I still have not heard anything.
I keep receiving a notification email informing me that i have not sent the questionnaire.
I will now give it two more weeks and i will withdraw my remortgage application if nothing is heard.

I have tried a couple of times to email this company to request information my proof of ownership which I haven't had to link my fit panels to the energy company to save money....
I have call numerous times left in que for over 35 mins with out getting through on one number and the other left messages of which had no reply. Not even a reply back to say you can not help or just send the information without a call but to hear nothing or have no acknowledgement when waiting is not a good customer service. I feel that because my sale and payment is all completed I do not need to be acknowledge. I now have to pay land registry for this information when I shouldn't have to.

Positively useless...
We were offered to use QCAS for our remortgage through TSB for "free" & thought why not, big mistake...
QCAS feels more like a glorified call center / scam than a legitimate Solicitors - let me elaborate :
* Communication is non-existent unless you mean spam bots filling your inbox with "status updates" on your case.
* Emails / inquiries never replied to.
* Fails to acquire the most basic of documents themselves even when provided with simple 3-step instructions.
* Seemingly "loses" documents until an email is sent to them (again, never replied to) reiterating where the document is in their possession & the document magically reappears.
* Pesters for documents which they should be acquiring themselves only to tell us those are no longer needed after we have gone out of our way to do THEIR job.
* Has a separate profile on this same website saturated with bad reviews already (https://www.solicitor.info/solicitors/shulmans-llp/2473/1)
For your sanity, avoid at all cost and pay for a REAL Solicitors

Welcome to Qcas…..they never pick up the phone....they never return emails.....they lose documentation and then continue to ask for it time after time...you simply cannot speak to anyone. They took so long in dealing with a remortgage the offer ran out....3 months later they were till asking for information. Simply disgusting service....my deepest sympathy to anyone that comes across them.

Having read reviews on this site I became terrified that our remortgage would be hopelessly delayed and collapse our overseas property purchase. I'm pleased to report that it could not have gone any smoother. Thanks to Sameera for delivering on what she said when she said it would happen bang on time. There are people with good experiences as well as bad lets hope its a trend.
