Please avoid at all costs!
I made the horrible mistake of using swift lawyers to sell my home. I instructed them in March, with my solicitor being Sumaya Raja. She stopped emailing me in June and had zero contact with the firm, bearing in mind we were due to complete 5th September! I had already paid a deposit to moved out of the property in late August in preparation to complete. I them chased the firm over and over to be told they have just gave my file to Rishi Bhalla. He done nothing, was extremely slow and unresponsive. I would call several times because he was not replying to the buyer and they wanted to pull out because of the delay. He told me 'if you stopped calling then maybe I'd actually be able to do my job'.
They was never reachable, never responded to emails or calls, and when they actually answered (very very rare), you was disregarded with lies and empty promises and being spoken to like a worthless client.
By this time I had already vacated my property and had to pay for 2 extra valuations as they only valid for 3 months due to the delays. I was extremely stressed, and couldn't afford to pay my mortgage due to paying the extra valuations.
Then Rishi left my case and I was assigned Kayleigh Harrison who took about an hour to reply to enquiries that were sent it in August. Within a week of her taking over the case, we had finally completed. Just 3 months too late!
I sent a complaint to them which they haven't replied to and am currently in the middle of my case with the legal ombudsman.
Please take my advice and avoid! They have cost me 1000s, I became so depressed and stressed during this process. Was not a good experience at all and I wish I read reviews before using them! Super unprofessional!!

AVOID AT ALL COSTS!!
I wish to God I read the reviews before instructing this firm. Price competitive but utterly shambolic. It’s hard to critique a service which simply isn’t provided but here we go:
I spent hours completing various documents that they requested after which, radio silence. Absolutely nothing. They never replied to emails, I never got an “out-of-office” to explain a delay in communication. When I called the office, the phone would ring and then cut out (if indeed the number extension was even recognised). I nearly lost a sale as a consequence of their complete inaction and incompetency.
I emailed a complaint to the Chief Executive Officer – no response. I then used the “Meet the Team” page on their website to email every single employee in the hope that someone would give a s**t. By this stage, I’m threatening to go via the small claims court to get my money refunded. Again, nothing for ten days. Eventually, my existence is acknowledged and I finally get the refund I wanted. But even then no explanation, no empathy, no apology.
Without question, the worst customer experience I’ve ever had. Save yourself the hassle and don’t bother. They couldn’t care less.

Finally some good news 2nd time lucky, Swift Lawyers persevered with us as our first house we where going to purchase the sellers pulled out Swift allowed us around 2 months to find a new house and didn't charge any additional fees. highly recommended.

I was hesitant due to recent reviews but instructed them anyway and Mike give me a very good service and you can tell he is experienced the complexity of the ground rent issues and service charge issues for the flat I purchased did not faze him, Mike gave me so much assurance and confidence, I would use him again.

They say that moving house is one of the most stressful experiences in your life, if you choose to use Swift Lawyers as your conveyancer they will ensure that this is the case.
Throughout the very long process nothing was progressed unless I chased it, meaning I had to chase every step of the way to get anywhere. You might think chasing solicitors isn't out of the ordinary, you're probably correct but the most frustrating part about swift lawyers is that chasing them is almost impossible!
They will ignore your emails, when you call you might ringing for up to 20 minutes, it might then just go straight to someone's voicemail (you can request a call-back at this stage but it will likely be ignored completely), if you do get through to someone it's highly likely the person you're after is in a meeting or simply busy and no-one else will be able to help you, requesting a call-back will again likely be ignored. Meaning you have to phone them up endlessly and listen to their hold music over and over.
I even raised 2 complaints about the poor service and lack of communication, these were also completely ignored.
Even if Swift lawyers were half the price of the other conveyancers quoted I would advise avoiding them, I assume they picked their name for maximum irony.

The charges are immaterial really. The issue is they do not answer the phone answer the queries from other solicitors they waste and play for time they are non contactable and they leave you completely in the dark with regards to what is happening with your conveyancing.

Disgusting company. Weeks of waiting, No communication from them, No one available when I call (and I've tried a lot).
They have promised time and time again that they will review my files on various dates and they have not. After many weeks of waiting and either are in meetings, on the phone, away from the desk or out the office. There is no one in the office that can take the call - no management, no escalation process.
Emailing the managers does not help either as no one responds.
I have never seen such disregard for service or people's situations. When purchasing a home
The seller of our place is angry and want's to pull out of the deal - all because Amanjit (Indie) Sandher, Lloyd Teka, Robert Lewis, Zoe Sayers, and the rest of that incompetent team.
They are unable or unwilling to complete the conveyancing. I will be escalating this to the Legal Ombudsman as this company should be closed down for it's deceptive and disgusting service.

Failed to pay our Land Registry fees on time so we received a fine. Apologised and told us they'd paid it, but weeks later we've been notified that tax collectors are now involved. Will be in contact with the SLA regarding malpractice.

The only thing clients want from a solicitor is good communication. Swift Lawyers have no concept of communication. Through one straightforward purchase, with no chain, I had to deal with 5 different members of the firm. Each was worse than the last. Even up to both Directors, Heather Bailey and Nazira Adam, they just blatantly ignore emails and calls. I have never felt less valued from any firm I've dealt with. They don't do what they say, when they say it, with any degree of competence, and are certainly NOT swift. My sale almost fell through because of their incompetence. Stay away at all costs!!!
