I bought a small one bed flat last year with them. the ARC solicitors is absolute unbelievable rubbish. They do not know how to do the job, and just ignore me. If I did DIY that time would save my time and stress and would be less things went wrong.
Firstly, it took them SIX month to close the deal, SIX month for a cash buyer? and they did not do any search as I asked. and they did not even tell me the property was sold with the current tenant.
On the contract Arc gave me to sign it's "with vacant possession on completion" but before the completion date, I went to check the property, somebody was still in, and the vendor had noticed Arc in written, even the contract says, but the tenant would stay. so I became homeless because their mistake, It was a very stressful week for me. (the Arc had no idea of this, till the completion day was due, they told me that, and if I do not complete the transfer, I would loss the 10% deposit. I could leave the completion and sue them, but I would loss an idea flat, and get more stress on the case suing Arc, so I compromised, but you can image the situation.)

After I bought the flat, I though everything would finish, even the post completion was dragged too long as well (TWO month) I did not want to report their POOR performer their mistake, I just wanted to sort out my things, get on and move.
Until recently, I received a bill over £4000 for repairs from the management company ( the flat is L/H), the management company told me my solicitors would advice me about that, because they had informed them before the purchasing.
My solicitor Arc, had not adviced me anything, each time when I called them, the person who deal with my case was in meeting or on another line, they promised to call me back but they never did. When I informed them, I was going to leave them, then they sent me all the documents for me to sign, and told me they've been busy on my case, now it's the time to close the deal.
BECAUSE ARC, I loss SIX month to to move in, and this £4000 unknown bills waiting to pay.
They are unbelievable incompetent.
I really could not image what else could go wrong.
Today, I write this here and rate Arc Property Solicitors, I believe it's all true and I have been fair with them.
(I have even lunched a complain with them, the person who was dealing with, Katie Allport, never really got back to me, and the director Raj Ali, I have to say, he's very good at sophistry, hopeless, totally hopeless).
What ever happen now, it's too late for me to walk out and re-do it, but just wish somebody else do not be fooled by their rating and promising on their OWN website. Do some more digging.

Worse service ever! Calls are not returned. No replies to emails. Their lower costs reflect their shocking service. I have used them to carry out the conveyancing to buy a flat (cash buyer, what I thought was fairly straight forward). It has taken four months so far and we are not anywhere near exchanging. They keep asking for information which was sent by the vendor's solicitors over a month ago. How they remain in business is a mystery. The only time someone from this firm contacted was to get me to sign to some dodgy deal to avoid stamp duty and I suspect that is how they make their money! Avoid at all costs or use if your vendor is very patient and be prepared for the slowest and unprofessional conveyancing in history. Thanks to ARC solicitors I am on the verge of losing the flat I was going to buy.

The cost was cheap and you get what you pay for. Arc made several errors (wrong name on transfer, wrong price on contract, wrong information on TR1 form as to mode of ownership), and in some cases even repeated the errors in subsequent documents despite them being pointed out. We did, however, complete on time so they came good in the end. I would not use their service again however.

My buyers used these solicitiors (Samaira).
Shocking, shocking, shocking service. So astoundingly bad that we have had to threaten pulling out and charging rent for the amount of time it is taking to exchange. Plus she refuses to talk on the phone, is rude to our solicitor and never provide updates or explanations. Not proactive at all and have absolutely no consideration for either parties. She promised to exchange on Tuesday and still hasn't called our solicitor tp explain the delay!
Use them at your peril!

our buyer is also using ARC and she is having same problems
one person tells her that they are sending contract to sign on 8th march and when it never arrived another person said i dont know why you were told that date
no explanation to why it is delayed and they couldnt check the file because they didnt have it to hand
constant lies, different story everytime
they should be struck off they mess with peoples lives
moving is stressfull enouth as it is without having to worry about your solicitor getting the conveyancing done within a reasonable time
i would never ever recomend these solicitors to anyone
to add to the annoyance our buyer is an estate agent

My vendor is using this firm (Matt Dickenson). It took a month from being informed by the estate agent of the sale to send a draft contract to my solicitor and even then the sale price was incorrect. A standard contract for sale is pretty routine and it should not take longer than a week to get one issued and such basic informaiton as the sale price should be correct. It does make one wonder about the lack of professionalism of the "Associate Legal Director" when you add to this such basics as signing off a letter with "Yours Sincerely", yes a capital S, when the letter started with "Dear Sirs". Basic English.

My buyer are using this company and we have all had nothing but trouble from them.
No one seem to know what's happening, they don't respond in a timely way and have endangered the whole chain.

I - like many others on this site - opted for Arc to handle the conveyancing on the sale of my flat and purchase of another one based on their very competitive quote. I did Google them but no bad reviews came up.
After a few weeks I started to receive very frustrated calls from my estate agents saying that the draft contract hadn't been sent to my buyers' solicitors despite being told last week that it would be sent the following day.
She advised me in very strong terms to change solicitors based on her experience to date with Arc. She said it is very unusual for a draft contract to take a week to be sent, it should take a couple of hours.
Feeling concerned I then spent more time looking for reviews on the internet and came across this site - I'm so glad I did. The positive ones are clearly fake, only a moron would believe such transparent BS!!
I can sense the pain and frustration through the negative ones and I AM VERY GRATEFUL TO YOU ALL FOR POSTING.
I am changing solicitors now as moving house is stressful enough. I don't want months of misery for the sake of saving a few hundred pounds. And I do not want my buyers to drop out due to the conveyancing taking too long! This is where the internet is hugely valuable.
BEWARE AND DON'T BELIEVE THE BS IN THE FAKE REVIEWS!!

Previously left a comment on 09/08/2011 about the poor service I received, but hang on, it gets worse.
So recently I received a letter from HMRC advising that I need to pay stamp duty but as I'm a first time buyer this didn't apply to me. I clearly stated this to the solicitors and they assured me that this would be taken care of at the time. Obviously not!
I got in touch with them and requested them to look into this and all I got was 'we are dealing with this' and never heard anything back. Two weeks later I received another letter demanding the stamp duty to be paid from HMRC. I have since emailed them again and heard nothing back . . .
The whole process has taken approx 6 months and still on going. Unacceptable!
Maybe focus on fully completing a case before taking on more clients.

Was not pleased with the service received. I should done my own research before using Arc.
Started of well but then all downhill from there.
The client access area is pointless because the information Arc held about the property I was purchasing was incorrect. After advising them of this it still wasn't updated. Even after completion its still incomplete and incorrect. why have a client access area?
I would have email the case handler 3-4 times on some occasions before I actually heard anything back. Even then emails received back were not informative.
Process seem unorganised because often Arc would advise me they are waiting for hear from the estate agent or mortgage lenders when in fact it was the other way round, hence delaying the process further.
Just glad its all over.
Do your own research before using and all will become clear!

Truly shocked by the way this conveyancing firm operate. I deal with conveyancing solicitors on a day to day basis and I have found this firm incompetant, unreliable, slow and totally impossible to contact. If you wish to be treated like another sardine in a can then go to these solicitors and expect your projected exchange and completion of your transaction to be delayed by a number of months. I would strongly suggest using other firms where you can actually communicate to a real person as this will help get your deal through.
These guys are an absolute joke, there is no reason why anyone should use them. If you are on a budget, there are a number of firms that provide better.
Avoid at all costs.

This is THE worst firm of solicitors i have ever dealt with and i deal with 100's and 100's of firms per year. i am an estate agent of 20 years and whilst a lot of solicitors don't wish to take our calls regarding ongoing tranactions these guys go beyond that. the way they spoke to their client and myself was bordering on abusive! It seems that simple enquiries take an incredible amount of time to answer and for their client to ask for something to be expedited is an afront to the solictor dealing with it. its sheer laziness and rudeness and people may wonder how they are still in business. i'll tell you how: the new business side of the firm is actually highly friendly and proffessional (and cheap - you get what you pay for!). However, that is where the good business practice ends. once they have you signed up you are completely unimportant and a hinderance. i know this because i called them posing as a prospective new client just to see how so many people are duped into instructing them. My advice in selecting your solictor would be not to go for the cheapest but to read sites like these and take advice from those who have actually experienced the service of the particular firm rather than listen to the employee who is trying to promote and sell the service.

the worse company I ever had to deal with in my life.After 4 months since i instructed them with my purchase and sale I had to change to local company as there was almost nothing done.I know if I would not choose ARCS I could move within 6 weeks not 16. Waste of time!!!! Lack of respect to clients!!!! Big lies all the time!!!! The person who was responsible for my cases was R.Hussain - be ware

our buyer is using this awful firm, we are now nearly 4 months into the move (she is a 1st time buyer & we are moving into vacant possesion) and still not even exchanged contracts. This has dragged on for at least 6 weeks longer than it should have done - they only applied for one of the land searches on 24th June. Utterly useless, I will be contacting the financial ombudsman.

My buyers are using this firm - they are terrible, appaulingly slow, did not even start searches till week 3 or 4 we are now in week 9 and still waiting for confirmation of a completion date - I would not recommend them to anyone and if I could give them zero stars I would!

I was very disappointed with the service I received. I wasn't kept up to date with what was going on and the completion date was 3 weeks later than expected, which caused me a lot of problems. I would never use them again.

stay well clear. No communication, unprofessional, Rahala Hussein did nothing and woudl never return calls. Complaint lodged with Legal Ombudsman . I am suspicious of all the good reviews on this site as I saw no evidence of this level of service people are raving about. My advice is use at yoru peril!

I acted on the other side of Arc Properties. They do not reply to telephone messages or emails and you only actually get a response when you email the managing partner. My clients instructed me in February and it has taken until May to exchange and completion. I would say that you get what you pay for.

appaling from start to finish. No communication, difficult to get hold of and when you do, someone will only tell you what they think you want to hear. Dealing with this company made me very ill due to the stress of lack of communication and action. Eventaully after lodging a complaint with the legal ombudsman we did eventaully see this through. My advice is to stay well clear.

Horrible service, after the initial contacts to define price and service it was virtually impossible to get in touch with them. Replies to emails took more than a week in some cases and no one ever replied to the phone. At the end I had to switch to a different solicitor.
I DO NOT recommend Arc Property to anyone who wants to get their case closed in a reasonable time.

Quite cheap quote. Worst service I have ever received. Long delays for no reason, lack of communication, refusal to call me back. 7 weeks in to what should have been an 8 week process I have had to move my case to a responsible, professional and able provider. I would not recommend this firm to anybody. As a trained solicitor myself I can only express amazement that this company is allowed to represent itself as a reputable firm. The danger of the internet laid bare for all to see - I assume most of the reviews on this and other websites are bogus. I don't see how a competent firm could provide such bad service in one part (and bearing in mind I had 2 different case handlers - Giovanna Gravante then Rahala Hussein) and then be amazing everywhere else. BEWARE

Agree! Absolute waste of time - in to my 9th week and just keep waiting for something to happen. No regular updates, have to keep chasing them and all you get is a vague response when you do get through. No direct number for case handler, trying to get files moved to a different firm for conveyancing and have been waiting all morning for someone to contact me.

I agree. These people never contact you unless it is to tell you that they haven't received something from you, only for them to realise that they have lost it. I have never spoken to the solicitor (Rahala Hussein) and they never respond to questions. Most of the time I cannot even get through on the number - it goes to a voicemail to leave a message. As far as I am aware there is nothing complicated involved and yet we are two months into it with no end in sight.

I also agree - I too had to switch solicitors as Arc were totally uncommunicative. They never replied to emails or phone calls. I dis-instructed them, only to be sent an email a few days later as if nothing had happened - they hadn't even realised I had switched to a different solicitor!!
I dealt with Shelley Williams and Samaira Safdar.
Stay well away from them.

Their service was awful. Our property should have took around 7 weeks to complete. It actually took a few days short of 4 months to complete! After two months of hearing nothing we phoned up to find out how it was progressing and we were told the solicitor dealing with it was too busy to deal with it and they would have to put another one on it. Two months of them sitting on the paperwork and no progress. Unbelievable. After the sale went through we were then left a service charge debt of 150 pounds from the previous owner which ARC had not bothered to check for. Numerous calls were then made to the solicitor in charge; (Mathew Jowett). He ignored every one and never returned any. A complaint was made to the part owner; (Raj Ali), who promised a reply within 28 days; he never did. A complaint was then sent to the manager (Katie Allport), who promised a reply within 14 days; she never did. As a last resort I have now had to involve the Legal Ombudsman who are now in the process of investigating this company, in the meantime I have now owned this property for over 8 months and I am still owed this 150 pounds from them. They have also lost paperwork I have sent to them previously, which for a firm of UK solicitors is very worrying. Buying or selling houses is a very stressful time and you do not want to pile more misery on to your purchase by involving this company. The only thing I can say in this company's defence; (a very small consolation), is that their price was good.

I agree entirely with these comments. I too had the same case worker and encountered so many problems. The really frustrating thing is you have to constantly chase them but they never respond or return your calls as promised. I am still awaiting documentation 2 months after my completed purchase and am now in the process of making formal complaints againt ARC Property Solicitors.

I totally agree the service is shocking and i am constantly having to hassle them for a response and when they finally get to sending me the contract its wrong!!! I shall not use these people again
