Update: the solicitor reported at this firm, Zena Kanaan, has continued misconduct from 2025 to 2026 till todays date, including but not limited to:
When a solicitor knowingly files a false document in proceedings it undermines the process of justice.
- Filing false information to the London County Court, High Court and Westminster Magistrates- by way of Witness Statements signed with a statement of truth which - knowing the information at the time of drafting to be false.
- Backdating documents without correcting them once raised.
- Equality Act 2010 non-compliance
- The senior managers thought nothing of my complaint that included backdated documents that a district judge and high court judge had relied upon that mislead proceedings.
- undermining the EPA legislation by presenting a false framing of events to the Westminster Magistrates court.
- ignored medical evidence and alleged that she had no knowledge of disability and no knowledge of injuries caused as a direct result of her omissions.
The regulator, the SRA are slow at investigating breaches and the consequences of such unethical conduct. To describe this “Legal 500” law firm as untrustworthy and unprofessional would be an understatement.
What is most unsettling is that all of the above conduct is clearly encouraged, not investigated and not prohibited by this firm. It is in the public interest - I will be publishing all of this at the end of proceedings with the evidence.
Devonshires (and its barristers) do not seem to be regulated and thus they act as such.
It is also worth noting that Devonshires is meant to be a regulated firm yet does not have a complaints procedure. When a complaint is formally submitted that falls under professional ethics expect no resolution. I was advised to contact Rebecca Brady and then to Matthew Cocklin to report failings by their junior solicitor’s conduct. Both are meant to be senior partners of this firm but did not investigate or reply
my review, including my earlier review from last year listed below is true and experience is in the public interest- I will be publishing a more detailed account at the end of the proceedings as it is supported by evidence and in the public interest.

I recently encountered a very difficult experience with one of the barristers Five Paper Chambers, Sam Phillips, instructed by this firm during proceedings at the High Court.
As a litigant-in-person, I felt pressured and uncomfortable when the barrister approached me repeatedly during a court break demanding to view my laptop and despite my clear requests not to engage outside the courtroom. I found this behaviour aggressive, distressing and felt it affected my ability to prepare for the hearing.
This is only my personal experience, but I believe it is important for other litigants-in-person to be aware of how interactions with representatives can feel in a court environment.
And even the Bar Standards Board did not deem the safety report as a breach of their standards in protecting members of the public from aggressive behaviour. I quote “it may help if I explain that it is the Court, not the Barrister that bears the responsibility for protecting a litigant in person” - Bar Standards Board. The lack of oversight proves why unethical behaviour is not taken seriously by his own regulator. It is in the public interest to keep that in mind especially if you have a disability and are a women

Very unfriendly staff, and my solicitor was not only rude, but also uninterested in my case. I am tempted to file a claim for incompetency. This is the worst law firm I've worked with. Do not recommend!

They fired a single mom who had working there for 2 years, for eating a leftover sandwich! from her cleaning job, had no empathy no care for others, and just made money and rich people have value for them, Ms. Rodriguez deserves work in a better place, and if you need a lawyer better search in other place

Peabody have taken me to court with one…
Peabody have taken me to court with one sheet of paper. The court narrowed the bill down to the sum of £635.85 consisting of estimated costs which have been finalised and major works charges which they have previously taken from my account twice. I have paid the sum on 22/9/22 for the third time, under duress and to prevent a court hearing which was not formally listed, from going ahead. Devonshires Solicitors with the help of individuals in the courts and tribunals system are disregarding me because I am black and a woman representing myself in a case which should never have been taken to court in the first place.
Peabody owes me at least 2 years of service charges among other adjustments which should be credited to my account. They leave my account in a mess so they can take me to court when they have people in place to rule in their favour. The tribunal requested they provide me with a full breakdown of costs since January 2022, they have not done so to date. I requested a full statement of accounts and to date they have not provided this.
They are running a court within a court, kangaroo style. Their solicitor, Devonshires on a day to the unlisted hearing filed an emergency application for costs of £11,441.60 at the tribunal stage which they want to pass to the county court for a judgement against me because they have people there to deliver the judgement for them, even though the tribunal gave a direction and said the issue of costs will not be discussed at the tribunal. The directions also stated that after the tribunal hearing the case would be passed to the county court for a decision on costs (bizzare). A few days earlier they had told me their costs were in the region of £3000 and I replied saying I cannot pay a cost for an action that should not be at the tribunal because I have paid it twice and they are claiming it for the third time. I have complained about the way they are dealing with my case and it took them less than 24 hours to dispose the complaint without any investigations which is a total disgrace and unacceptable. The court letters are dodgy and unsigned (suspicious).

Devonshires Solicitors represent my housing association, Peabody. They have broken several rules in the solicitor's code of conduct. They took mw to court by presenting one piece of paper with no supporting evidence. They're using the court and tribunal system to force me to pay for charges which I have already paid twice before and pay for disputed charges because they have a judge that always rules in their favour regardless of the circumstances. I would rate Devonshires solicitors as zero if that was possible. I wouldn't recommend them to anyone.

It is very damming that a regulatory body has not been able to investigate the countless times the firm has acted in bad faith.

Devonshires are solicitors for L&Q Housing Association Shared Ownership. I was selling my shared ownership property & had to pay for L&Q legal services provided by Devonshires-there is no choice for the seller.
Devonshires finally replied to my solicitors emails after 6 weeks of follow up emails and me complaining to my sale officer at L&Q.
Neither myself or the buyers were in a chain and yet it took 4 months for the sale to complete even with constantly complaining. solely down to Devonshires not doing their job efficiently. Devonshires could not give a stuff about the stress this caused to myself and the buyers. Shared ownership people are not treated with respect from this company, we come bottom of the pile and yet we have no choice as they are L&Q solicitors.
Out of choice I would never use them for anything.
