Title: Misleading Lease Information & Poor Professional Conduct – Seller’s Solicitor for Auction Property in Maida Vale, W9
My sister purchased a leasehold flat in Maida Vale, London W9, through an auction held by McHugh & Co. The seller's solicitor for the property was Mr. Salem Akande, Senior Solicitor at Hutchins & Co. Solicitors.In the official auction catalogue and advertisement, the flat was clearly listed as having “Leasehold. Approximately 142 years unexpired.” Based on this information, my sister confidently placed a bid, won the property, and paid a 10% deposit plus the auction fee.However, upon receiving legal documentation from the seller's solicitor, Mr. Akande, we were shocked to discover that the actual lease at the time of the auction was only 52 years, not 142 years as advertised.When we raised concerns, Mr. Akande gave conflicting and inconsistent explanations about the lease term. First, he claimed it would be extended to 99 years, then 125 years, and eventually 142 years — but only after completion. This lack of clarity and inconsistency from a senior solicitor was both unacceptable and unprofessional.The truth is simple: the lease was not extended at the time of auction, and the 142-year term advertised was misleading and materially false. It was this misrepresentation that influenced my sister’s decision to buy.Even worse, Mr. Akande showed a lack of understanding or honesty about the lease status throughout the process. This has caused us stress, financial uncertainty, and mistrust in the process. We’ve since filed a formal complaint to the Solicitors Regulation Authority (SRA) about this matter.
?? Please be extremely cautious dealing with Hutchins & Co. Solicitors or Mr. Salem Akande. Based on our experience, they failed to uphold basic professional standards, misrepresented critical legal facts, and offered no accountability when challenged.
