      Overall, we would have expected a better service and in hindsight would probably have gone with someone else. Joanne did get the job done in the end and helped us to meet a moving deadline, but this was after months of delays and confusion. Our main grievance was about the lack of communication - no one could ever get hold of Joanne - not the property agent or other solicitors involved in the process. We were communicating with everyone to ensure the sale didn't fall through. Joanne also didn't communicate well with us - things only got sent through when we asked to see documents, other documents were not mentioned throughout the 4 month process until the very end. In short, we felt the whole process was much more stressful than it needed to be (and we have had some time to reflect back on this now). She did become more responsive towards the very end of the sale process. Overall, my advice to Joanne would be to take the time to draft some simple guidance for her clients or provide them with links about what to expect and written confirmation about which documents to prepare in advance, take the time to talk them through the process at the beginning and ensure that calls from other solicitors and parties are returned by her office.

      Joanne was brilliant. After using so many poor conveyancing solicitors, she was abreath of fresh air with her prompt and sensible responses and professional attitude. I often sent emails at weekends and out of office hours and was surprised to get a response back in these times. Joanne provided an excellent service that took the usual stress out of the buying process. I was happy to pay her reasonable fees and would highly recommend her in this area. I shall certainly be keeping her details for my next sale or purchase.

      If you are looking for very slow and unreliable service than this is The One solicitor to choose. I always had to call her a few times for her to respond to my phone calls.
      When we finally received contract from the solicitor one of our names was spelled incorrectly and all the important attachments were missing (land registry plan, etc). We constantly had the impression we were the last on her 'To do list'.
      Me and the seller were both chain free. Therefore, both sides had expected the process to be fast. However, as the weeks went by and we were nowhere near the completion, the seller has decided to accept offer from someone else and we lost the property.
      All in all, I was highly disappointed with this solicitor and would not recommend her to anyone.

      Company response:
      We are somewhat surprised by the content of the Clients' review and feel that we must respond accordingly:-

      1. Unfortunately, the Clients are frustrated at having been gazumped by a £20,000.00 higher offer despite being in a position to offer the Seller an exchange;
      2. Whilst the parties to the transaction were chain free, the Clients were reliant on mortgage finance and couldn't proceed with their purchase without it;
      3. The suggestion that many calls were made is surprising as this Client chose to deal with most of the transaction via email correspondence and very rarely called despite having the fee-earner's mobile number as well;
      4. The delays in the transaction resulted from HSBC's processing as they took almost a month from the date of the valuation (which took place some 3 weeks after the sale was agreed, and we were instructed) to send a mortgage offer through to their solicitors;
      5. The mortgage offer sent to the solicitors was incorrect as it was in a sole name (as opposed to joint names) and contained details of an incorrect purchase price.

      It was whilst waiting for HSBC to alter the offer, and communicate the correct details through to their solicitor, that the Clients were gazumped and the Seller understandably chose to accept the considerably higher offer.

      We have invited the Clients to attend at our office in order to go through the file, and satisfy themselves as to the cause of the delays, but they have decided not to accept this invitation."
