Awful. I tried to use this company in 2023 and after 8 weeks of them doing nothing they then told me they couldn't help me and I had to fight to get my deposit back. Now purple bricks are forcing me to use them and again it's been awful. Being in a domestic abuse situation is bad enough and ont need so called professionals adding to it. Do not use!

I see there are no good reviews about their Wills and Probate Executive Toni Cheetham, of which comes as no surprise at all. The family had the bad luck of having to work with her & she has certainly left my Mother in a bad state. My Father has recently died & one of his last requests was to add family members to the family home in a simple transfer of equity. She was too inept to complete the transfer & told my Mother she would be in a home soon. Words cannot explain how furious the whole family is with her & we’re speaking to The Legal Ombudsman to question her ability & qualifications, as she simply shouldn’t be in the role. The most logical & only reason we could come to for her saying such horrific statements to my Mother is she has some hidden issues that she takes out on clients. We have since spoken to a properly qualified solicitor (stark difference) & the transfer can be done within weeks (not the 4 months Toni has taken to do nothing). Toni has also kept our TR1 signed family document, of which she has no right to keep hold of & we are still owed the £110 upfront payment. My Mother continues to have sleepless nights from her actions.

AVOID!!!! PLEASE DO NOT USE THIS COMPANY!!!!!!! AVOID!!!! AT ALL COSTS!!!!!
The anger I feel for these people, I can’t even begin to explain what kind of hell they put me through. At first it all started when they took ages for me to even complete on my first purchase, they kept delaying and making things hard for no reason. Had to beg them to answer emails and beg them to do basically anything. When we finally did complete after months and months, they stupidly “forgot” to tell me of this outstanding bill of the flat, that was due to be payed back in 2021, even tho I purchased in 2023. When I called and asked for an explanation and why this wasn’t brought to my attention, they of course just kept ignoring my emails and my phone calls. The horrible days and months I had to go through while I was trying to sort this with them and didn’t even know if I will be able to afford this bill (£3000 btw) or to even afford to eat at that point. They shouldn’t even call themselves solicitors to be fair. They are SCAMMERS! They ruined a moment in my life, that was supposed to be the happiest but it was actually the worst experience ever, only thanks to them. I’ve put my faith and money into them and nothing. Not even I’m sorry, we messed up, not even an email back saying literally anything. The people working there should all be fired, the whole company should just shut its doors. And reading the other reviews, well it all makes sense. I am taking legal action against them and this is the fight I am willing to go on forever for. No more lives should be ruined because you incompetent people. You should all be ashamed of yourself!!!!!

Should have been an easy conveyancing procedure with no mortgage and absolutely no chain - a simple sale of one property to a first time buyer.

You are kept waiting on hold on the phone for around 30 mins before speaking to anyone. In the 6 months it took to complete I don't believe I ever got to talk to my case handler.

I had to do all the chasing of external agencies (e.g the local authority, estate agents etc..)

Despite them having full authority to deal with me and NOT my elderly mother who had just lost her husband of 57 years and could not cope with the sale of her house they persisted in contacting her!

For the first half of the process they had my and the buyers solicitors email addresses muddled up and kept sending emails to me which were intended for the buyers solicitor. My buyer advised me that her solicitors were not getting responses to their emails and that's when I realised the emails that I thought I was just being copied into were in fact PMPL's replies to the buyers solicitor that were being sent to me in error!

They sent us someone elses contracts so we have all the personal and financial details of somebody elses purchase / sale. When I complained I was told that it was a 'general error' and to this day have not received a reply to my question of whether our contracts / details were sent to someone else.

Eventually on completion we received the invoice to find they had charged us for discharging a mortgage when there was never a mortgage on the property and it took an age to get that refunded!

Likewise getting the money they retained for a 12 month period after the sale had completed was a chore.

They do not even follow their own complaints process. Sent them 3 emails of complaint and they failed to acknowledge any of them. Eventually went to The Legal Ombudsman who negotiated a refund from them due to the considerable and significant inconvenience and distress caused to us. Would recommend this route to anyone who has also suffered at the hands of PMPL!

I had such an awful experience with PM law.

We completed on the day our mortgage offer was expiring.
It was an extremely stressful and powerless situation to be in I had to call, email and chase multiple times a week for months to ensure they were getting things done correctly and in time. They ignore emails. Your on hold for hours sometimes just to get through to someone to be told nothings progressed or the person you want to speak to isn't at their desk... ever.

The other solicitors had to chase constantly too and they apparently didn’t recieve half the other solicitors emails

The mortgage interest rates had gone up a lot since our offer and it would have made it impossible for us to afford the new rates.

We had to consult and be advised from various other people and i had to repeatedly copy and paste sections from the government website to them as they seemed clueless as to the rules and laws.
I actually felt I knew more than these guys and I knew nothing about mortgages before this experience. - hence going with pm law in the first place.

Yes they may be cheap but that comes at a price. In this instance it was a classic "you get what you pay for." It was supposed to be a simple purchase made extremely complicated by an incompetent team.

Luckily we completed on the day but it could have been done months before but they were sloppy, slow and just didn't care. It seemed very normal for them to complete on the day your mortgage offer expires which isn't ok.. it also seemed completely normal to have to file for an extension to give them more time.

You just don't need the stress of having to deal with these guys when buying any property.
Avoid at all costs.

28/01/22 - Reviewed by Sleepy, highly negligent, legendary incompetence, you cannot hire worst than them worldwide

Before I start with the story, I want to emphasise that we are talking about sleepy solicitors, who are highly negligent with legendary incompetence. If you read this review, you have no valid reasons to hire them, the non-sense went ballistic.
I hired them back in April 2021 for a newly built property; in a couple of days, it will be February 2022, and they are still working on the legal. Through the process, they passed my case to different solicitors. My solicitor wrote the wrong property address on papers. I flagged it on several occasions; they ignored me; without any surprise, they came to me to sign a contract with the wrong plot and property on October 1st. The developer asked for an exchange of contracts six weeks (early November) before completing the property (December 20th). I was going abroad in Mid-November to return on January 4th in the UK. I specifically asked my solicitor what she needed as I wanted to move into the property on January 4th; she answered, "we are waiting for the completion only". On my return on the 4th, I rang the solicitor to ask when I would be able to move in, and they told me the property was still under construction. I was shocked as I visited the property on that day, and the developer notified us by email on December 20th when they completed the works. Then my solicitor said, well, we did not know about that, so we will crack on and get back to you. The solicitor sent me a document to sign that clearly said "to be signed and returned to the seller's solicitors within ten working days from June 9th 2021). The solicitor was still waiting for searches the entire January, and worst, I chased documents for them. When we got back a search report, It took them three working days to acknowledge it and take action. I ended up calling for them every office they expected documents and I also called some offices to request documents. We arrived at the point: the lender, the seller solicitor, and the developer emailed to say they were extremely slow and should have had everything sorted months ago. The developer will put back the property online next week as they are tired of them and cannot trust what they say. I have been living in an Airbnb for a month and I mentioned that to my solicitor, it does not seem to bother my solicitor.

I instructed PM Property Lawyers around the 12th August to take care of the legal side of my house purchase. Now there was a bit of a delay with the developers getting the contract packs over to them but these were eventually sent over.

From that point onwards I felt like I was constantly having to chase PMPL for an update, this turned into a daily occurrence. I was told conflicting information and you couldn’t speak to the same person twice. I was told that that searches had been sent off for by one advisor and then during a conversation with someone else was told these were yet to be ordered.

I stressed the importance of exchanging by December as the developers were putting pressure on me and I was constantly fobbed of, I felt like PMPL didn’t really care about me and were going at their own pace, a snails pace to be frank!

It ended up with me having to change solicitors half way through the process because I’d just totally lost all trust and confidence in how the company was dealing with my case.

When I called up to say I was going to swap solicitors and would need to close my case, an unenthusiastic (to say the least) advisor told me to put it in writing and email it over. He didn’t ask me why? Didn’t ask me what he could do to make things right, nothing!
It was awful customer service from start to finish.

After looking at reviews online I can see that many many people have had similar issues and bad experiences with the company.

Giving absolutely ridiculous timescales, like 20+ weeks to exchange and 40-50 days for searches to come back when the second solicitors got these back within less than a week and progressed more in 2 weeks than PMPL did in several months.

I can’t tell you the amount of stress and sleepless nights this company caused me.

They took £500 of my money and did absolutely nothing productive.
They should reimburse this money as I ended up spending more money on new solicitors so they could do the job that PMPL couldn’t be bothered to do!

I can’t stress enough how awful this company is so please for the love of god do not instruct them for your house purchase, if you want solicitors with first class service then use Quality Davisons they were amazing at sorting the mess out that this company left me in. Regular updates, friendly service, exceptional customer service (which can’t be said for PMPL).

I lodged a complaint over 2 months ago and have since had to send a follow up email as I hadn’t heard anything and still nothing to date. Won’t hold my breathe in ever getting a reply to be honest!

They took no action on my file for months and it was impossible to communicate with them. Whenever I called I was told the lawyer was not in and my emails were never responded to. The only time I got a quick response was when I left several negative online reviews! However, some time after I happily got PMPL out of my life, they continue to try and get my reviews removed on dishonest pretences. I won’t allow them to try and trick customers into using their company by removing honest negative reviews.

Instructed this firm in September 2020 to deal with conveyancing in the sale of a property. They have an online system that supposedly tracks your case, which may as well be a blank screen! It took almost 8 weeks to set up my file and the online case system showed that my case was 7% complete. I raised this as an issue and was advised that this was normal and that my case had been now sent to a fee earner! At the end of November, I returned the transfer note and signed contract and waited for them to get back to me with a proposed completion date. Having heard nothing I emailed the "fee earner" and got no response whatsoever so a few days later telephoned and eventually got through only to be told the person was unavailable and they would ask that they call me back. Needless to say, they didn't and so yet another email was sent. Still no response so I emailed just about everyone in the company, also went on live chat explaining situation and that there was no contact.....ever. Low and behold after presumably someone higher up getting involved, I received a call from the fee earner who confirmed that the title document and contract had in fact been received by them on 7 December but nothing had happened since i.e two months just sat there! Fee earner stated that it is with the buyer’s solicitor that the problem rests with. I have just looked at the reviews for the buyer’s solicitors and found that over 95% of their reviews are 5 star and 5% 4 stars. All PM Law reviews are 1 star on this site and similar on other sites. NOTE: Be sure to read the correct reviews for conveyancing as the reviews above 1 star seem to be for their personal claims department!
Since drafting the above things have only deteriorated resulting in bare faced lies from the supposed solicitor dealing with our transaction, which is contrary to the code of practice issued by the solicitors regulatory authority (SRA) and to whom I will be reporting PM Law.
As of May 2021, my case is showing as 50% complete, 10 months after commencing this transaction, and there have been no issues with actual conveyancing such as boundary disputes, mining problems etc etc, it has been purely the incompetence of this company.
I have now changed solicitors, and the only thing PM Law have done correctly and expediently is issue a refund of all monies paid, but no apology or explanation simply and email confirming refund being processed. This in itself speaks volumes about this company as I informed (again) the fee earners line manager and the Managing Director but neither care enough about customer service.
I have even received a refund from property conveyancing index, who introduced me to PM Law, as they could not believe the extremely poor service encountered!
Totally avoid this company if you do not relish stress, anxiety, feeling helpless, angry, frustrated etc. I wish I'd reviewed them before instructing them. I urge you to search other reviews before using this company do not just take my word for it. You have been warned!!!!otally

I am approaching the third completion date tomorrow (I’ve recently been told that this is the sixth date put forward by the seller) and I have absolutely no faith that it will happen. There is zero communication from my solicitor, he is always “busy on another call” or “having lunch” when I try and ring (if I don’t get cut off like I have done several times). Also, despite being told time and time again that he will call me back, this never happens. Whenever I do get an email from him, it’s so unprofessional and almost in text form- to the point that I was concerned whether it was legitimate or not. For example, I received this when the funds needed to be transferred with the bank- “Apparently you get a new number when we ask for the money –have you had anything in the last few days please ?”. I am not joking, this is an actual email I was sent and I was questioning whether this whole thing was an elaborate con. He’s even sent me an email just with the word “no” written, no formalities or anything let alone any explanation as to why we were not completing. On my last completion date, everything was in place as far as I was aware and I was left hanging until 5pm only to be told by the estate agents that it wouldn’t be going ahead as neither they or the seller’s solicitors could get hold of my solicitor and they had not received the funds yet. Two weeks later and I’m in the same position. Neither I or my seller have any chain and the property has been vacant since November. My first mortgage payment comes out of my bank in 10 days and I will not even have the keys for my own house!! Also, don’t bother with the formal complaints procedure, they received my complaint in November and I’ve still not had any help with this situation.

My seller, their solicitors and my estate agents have all said they’ve never experienced such an unprofessional and incompetent firm. Please do not use!!

P.S. please don’t use Covid as an excuse. I work for the emergency services responding to 999 calls and I still have time to manage a case load and send emails!!!!

1) To spend 24 hours (across a full sale/purchase process) on hold trying to get through to the solicitor
2) To never get a response to an email
3) To get an incompetent solicitor that works part time
4) To be lied to repeatedly

If the above sounds like a business you want to deal with then good luck, you will need it...

AVOID, AVOID, AVOID! This is the most incompetent and unprofessional company I have ever dealt with. They have made so many huge mistakes. My sale with them was instructed in September and the buyer pulled out - it has since transpired that this was because they did not explain the ground rent of the building properly. Since my buyer pulled out I have tried to get in contact twice to discuss moving forward and have just been told my solicitor ‘is away from his desk’ and messages taken but no response. They almost caused me to pull out of a purchase as they signed off on searches saying the building was listed and had been altered, when it was not listed (I discovered it was not listed myself and I was the one to inform them). They sent a cheque of my money for a payment I made to building management to the wrong person/company, and then pretended to know nothing about this. I tried to complain several times which was never acknowledged, and asked for a call back from a director/supervisor several times which never happened. They are terrible communicators and often the phone just rings and rings with no answer. I have never had a reply to any emails I have sent. I honestly can’t give a single positive about this company, please don’t make the mistake I did - find someone else!

Cheapest price - explains why!!

Initially, the sales consultant to lure me in and instruct them said all the right things. He assured me they had experience with shared ownership and that they would work to complete the purchase of my property within the urgent timescale specified.

Cut to, chasing the solicitor that I'm allocated. Calling four times a day to nobody answering the office phone. The solicitor accepting the case, going on holiday for 2-weeks (without telling me) and without anybody else in the team overseeing the purchase until her return. And, then discovering my allocated solicitor only works four days a week, meaning that my purchase won't be dealt with at all in her absence.

Still waiting for exchange of contracts since early July. On a new build, 1-bed flat that is part of a development where most people are moved in.

The admin are rude and advised there busy in another case right now. - we all know when customers call you stop what you were previously doing and help them. This lack of professionalism clearly demonstrated a blatant lack of customer care

Four times the Form 1 which was needed to be sent to the Help to Buy was submitted incorrectly but staff, when we asked why this kept happening no one apologized or explained how this kept happening, therefore delaying completion.

Mr Harding once replied offering a free fast track which I requested numerous weeks prior but offered this free a week before completion which by that point had no relevance. I think that the fast track fee is a scam I have not heard of any other solicitor to use this. Think logically if most clients brought the fast track there files would be in the same queue any way.

oh and to add made me sign 3 copies of the mortgage deed all independently witnessed correctly, lease twice the newest copy being delivered yesterday a day before completion?

The service has been appalling and as first time buyers we would never recommended only advise to steer clear from PM property lawyers.

You state the following on your site: “We always do our best to make the conveyancing process as smooth as possible for you.”

The process is anything but smooth and in-fact we have had to chase you all the time.

AVOID AT ALL COSTS
Throughout, I was continually having to drive the process since nothing seemed to be, and indeed was not, happening. Frequent phone calls were either unanswered or a message taken with the promise that my solicitor, would get back to me, which never happened. This lack of professionalism clearly demonstrated a blatant lack of customer care.
The final straw was when I was guaranteed exchange and completion on the Thursday - which did not happen due to poor communication between the two Solicitors, so this was moved to the Friday. I had taken the day off work and was very excited to finally be completing on my first property. I spoke with PMPL in the morning who assured me that it was going ahead today. I rang again at midday and I informed Ameera and her team that I was sat outside the property and awaiting them to complete my purchase, again they assured me it would be happening that day. This continued throughout the day with multiple phone calls (many of which PMPL ignored) and still at 15.00 Ameera and her team told me that it would still take place so I continued to wait. By 16.00 I rang again and was told in a very blasé manner that in fact exchange and completion was not going to happen. I had wasted my day sat outside my future property and been lied to all day!
I rang again Monday morning and again told exchange and completion would take place that day. I waited all day, calling Ameera and her team frequently for updates and throughout the process reassured that it would go through today. Of course it did not, and at 16.00 when I rang again I was again told that completion would not happen, this was due to them not organising their paperwork.
The vendor and his solicitors were, quite rightly, getting very twitchy and irritated and thought I was stringing them along to the point that they considered withdrawing from the purchase since they struggled to understand how PMPL could be so incompetent and had therefore assumed I was getting cold feet (which I obviously was not). In addition my estate agent who had been continuously been chasing my Solicitors advised me to make a complaint to the Ombudsman, as the way I had been treated was not acceptable.
Tuesday, I rang early morning to be informed that my Soliciotor was not in today nor was the other lady in her team that could deal with exchange and completion. I asked to speak with my solicitors senior but told that this would not be possible and rather the lady on the phone would and then get back to me. Given my previous experiences I did not trust that I would get a call back and so went online to find out who Ameeras senior was and contacted him directly. Thankfully Greg knew what he was doing and able to do the exchange and completion that day, and by 16.00 I was finally in my property.
The disregard that Ameera and her team showed was ridiculous. I have not only wasted 3 days Annual Leave, the cost of the initial Van hire and I have also been subjected to a lot of stress and worry which was not necessary.

I will not allow emotion to overtake me, and write a personally vindictive review, but I will simply say that using PM Property Lawyers has caused me more stress than anything I have ever endured.

This is my list of issue with them resulting from them carrying out the conveyancing on a property I purchased recently.

1. Paperwork sent early to mid-July 17. Left for roughly two weeks before chasing, as had heard nothing. Told by person on the phone that the paperwork had not yet been processed, as was left on the desk of staff member who had been on holiday for a week, and was now on extended sick leave. Notice was then sent by email to confirm paperwork had been received and the process had in fact begun. Two weeks wasted, no apology offered.

2. End of August. Contact from estate agents to inform me that during a random conversation with the vendor’s solicitors, it transpired that PM Property Lawyers had failed to inform the vendor’s solicitors that they were acting on my behalf, and so vendors solicitors had not actioned any requests for information sent to them. PM informed of such, and with no apology offered, simply said they would sort it out. Another month wasted.

3. Multiple emails sent over a period of time, which were ignored. On one occasion I sent an email to a staff member asking a very simple questions about where I needed to sign a form. No response. A week later I emailed again. No response, three days later I emailed yet again. Two days later still no response. I called and spoke to the person I had been emailing and asked why he hadn’t responded to my very simple question. Answer, I’m not very good at time management, and I get a lot of emails. No apology. I suggested that in future, when I send him an email, if he is too busy to deal with it right away, that he at the very least acknowledges the fact that he has seen it, and that he intends to respond. He agreed that this was a good idea and that he would do so. One week later I emailed him again, and to this day I have still not received a reply to that email.

4. Multiple instances that I was made aware of by the vendor’s solicitors where PM Property Lawyers had taken up to a month or longer to respond to their letters or emails.

5. Multiple instances where I called, and was given misleading information about the progress of my case. Asked repeatedly when it was anticipated that the contracts would be exchanged. Told multiple times, Mid November 2017. Not completed until January 2018.

6. Told process should take 10 to 12 weeks to complete, as it was leasehold. Took 25 weeks to complete, and would probably have dragged on even longer had my mortgage offer not nearly expired, forcing PM Property lawyers to actually do something.

7. My mortgage offer was due to expire on the 28th December 2017, a fact that I made PM Property Lawyers repeatedly aware of. Due to their repeated delays and inaction, I had to apply for an extension to the offer. The original offer had a money back bonus of £250 to assist with my conveyancing. That cash back offer was lost, due to the fact that the new mortgage offer that I had to get did not include this cash back offer. £250 out of pocket now because of their inaction.

8. Effectively waited until the very last second (almost) to actually move the purchase along, and that was only because my mortgage offer was about to expire yet again, and it was doubtful that they would extended it a second time.

9. Original mortgage offer gave me a period of 19 years to pay it back. However, having taken over six months to complete the purchase, and having had to extend my mortgage offer, I am now having to pay it back over 18 years instead.

So as you can see. I would not recommend them to you at all.

Having responded to PM Propety Lawyers request that I contact them, so as they could review my case, I made it very clear that I really expected no less from them than a financial refund of at least some if the money I lost due to their mishandling of my conveyancing. Total losses £1750.

I also said that in truth I doubted I would get anything more than a litany of excuses, and boy, was I ever right.

Not only was my complaint for the most part dismissed in the most patronising manner, but I was informed that rather than making a mess of my conveyancing, they had in fact done me a huge favour in handling it, because it was so difficult that the vendors solicitors needed their help and guidance.

I am very sure the other solicitors (whom I happen to know are an extremely accomplished and thoroughly professional company) were more than capable of handling the conveyancing on their own.

The bottom line was that they found no fault at all in their handling of the matter, except for, and I quote “the initial stages were slower that we ordinarily aim for.”

6 weeks slower!

I was then asked to call them so as they could offer me a gift as a gesture of good will. I have declined their gift, and stand by my original review. Terrible service, no concern at all for the customer, purely run like a production line. If your case is in the slightest bit difficult, it is pushed aside so as more profitable cases are dealt with first.

I heartily recommend that you spend the extra money and get a local solicitors to act for you. At least if there is a problem, you can call in a see them.

Harvey, can I ask how you found time to personally respond to this review yet have ignored my email and Facebook private message asking you to look into the delays and broken promises we experienced with the company you are managing director of? Surely it would have been more professional and courteous to respond to at least one of these?

Hello Stephen,

As per our recent phone call we have apologised for not being clear about what is happening during the conveyancing process. We also explained that it is not always possible to respond to emails immediately but that we do reply as soon as we can. There are times during the conveyancing process when we have no choice but to wait for other parties to respond to us, and we do understand how frustrating this can be. It is our policy to update clients only when necessary, rather than take up both our and your time with emails or phone calls when there is nothing to report. By this method we keep your costs down and can provide you the very competitive price received.

I mistakenly believed the promises on their website and sales pitch. I have been trying to sell a property and purchase another for the last 4 months. There is no chain involved in this transaction.

Needless to say this transaction is still ongoing, my buyers solicitors have been holding her deposit for 2 weeks trying to contact PM Law to discuss completion dates.

My solicitor is almost impossible to contact, she is always out of the office, in a meeting, on holiday or just not available. If you leave a message for your call to be returned or your solicitor promises to call you back don't hold your breath. In 4 months I have had 1 call returned. Emailing is not much different, replies are rare.

I have been lied to about searches and management packs being ordered. The management pack was only ordered 3 months after PM Law took on my case, I was repeatedly told it had been ordered prior to that.

My buyers solicitors are not getting replies from their emails so I am getting calls from my buyer and estate agent asking why things are not moving along.

If you want peace of mind and a stress free property transaction to be processed in a reasonable time frame, these are NOT the solicitors for you.

Do yourself a favour and go elsewhere.
