I found S & B through this site and saw the reviews. They have delivered beyond our expectation. I honestly can’t recommend them enough. Elsa was simply amazing from the initial phone call through to the completion of our sale and purchase. No hassles, just everything ‘sorted’ in a timely and professional manner. Quote was competitive too and we feel we got real value for the service received. A huge thanks to Elsa, Sharon and Muriel at A&B for making our relocation so easy and exciting!

Benjamin Eaton and his team gave us first class service during the conveyancing process. We encountered some major problems during the process causing it to take much longer than expected. The communication from Ben and his was once again first class. We cannot recommend Spickettsbattrick.co.uk Albany Road branch highly enough. I would highly recommend Elsa at Spicketts Battrick for your conveyancing needs. We had already contacted several law firms to discuss an urgent tight deadline for a conveyance to be completed and each practice had simply dismissed us and said they could not carry out the work within the 8 week time deadline. I was then recommended Elsa by a friend of mine. I telephoned her and gave her all the details, including the tight deadline and she committed to complete the conveyance within 4 weeks. She was extremely, professional, knowledgeable and helpful. True to her word she completed the complicated case within the 4 weeks and really supported us during the process. The charge for the work was very reasonable with a quote provided up front. Post work there were no hidden surcharges. Elsa is the best legal professional that I have ever dealt with. All staff we interacted with at the law practice were friendly, helpful and supportive. An excellent personal service. Thank you!

Awful - DO NOT USE - do not reply to emails, are incapable of communicating with other solicitors and to resend some documents is still ongoing and has taken over two months. Terrible terrible seriously do not use them, will hold up the buying and selling of any home.

The team were awesome. Cannot fault them as they kept us in the loop at all times. Highly recommend. The costs were very reasonable considering how much work was involved. Don't be fooled into using a 'no sale, no fee ' company. They have already added the risk to you pulling out into the costs. Spicketts Battrick worked out easily £1000 less than some of the quotes from those companies.

I'm writing to commend Kate Gilman as a property lawyer. She saved a deadline for an exchange of contracts through her professionalism and diligence that a colleague was allowing to lapse. Also, using her communication skills and full attention, was instrumental in saving a sizeable chain from collapsing. The five stars I've awarded, therefore, are for Kate Gilman and not for the conveyancing service at SB generally, which is as strong as its weakest link.

I was recommended Spicketts Battrick by a friend who had previously used them. I was specifically recommended Geraldine from the Roath branch. Not only did I get the most competitive quote out of about 5 solicitors I contacted, I had much better service than i could have asked for. When I bought my first property, my solicitor was slow and cumbersome. Geraldine, however, is very responsive, and in fact, if it wasn't for the delay in my sellers looking to move out, everything happed so quickly that my purchase could have happened within about 6 - 8 weeks. i was kept informed throughout. Highly recommended.

Excellent service. Our solicitor was recommended by a friend and was excellent. All queries were answered by email within 24hours at most and usually less than that. Communication was very clear and we were never in any date as to what needed to be done next. She was exceptionally thorough when looking at potential issues with the property for purchase. She was also very clear when negotiating with other solicitors in the chain. The cost of the service appears to be roughly the same as other solicitors.

The solicitor dealing with our sale responded to all our queries very quickly and really went the extra mile to get the deal over the line before Christmas 2020. We were very happy with the service - so much so that we are using Spicketts Battrick for the puchase of our new home, as well as some other property transactions, and plan to continue to use them in the future.

The solicitor was very patient and persistent with all parties as we experienced some unusual delays.

We have used Spicketts Battrick Law Practice and in particular Elsa for the last 14 years to support us during various phases of conveyancing. Their service has been extremely professional and efficient with constant support and communication. This customer focussed law practice makes you feel valued as a client and instills confidence throughout the conveyancing process. The fees are reasonable and very affordable hence Spicketts Battrick are our preferred law practice since leaving Cardiff in 2006 and come highly recommended.

Kathryn was very helpful in getting our purchase matter all sorted as quickly as possible despite having to deal with a difficult seller. Myself and my partner were kept updated throughout the process and always knew what the next steps were and what needed to be done to get there.

Kathryn's colleague Kate was also always on hand whenever Kathryn was not available and kept us up to date and sure that our matter was in good hands! I would very much recommend Kathryn and her team to any friends and family looking to buy or sell a property.

As first time buyers we did not have a clue what to do really other than what we typed into Google.
A friend in work recommended Elsa to me and I'm so pleased we went with her recommendation.
Other friends and family were constantly telling us how we have to pester solicitors all the time etc but if I ever emailed or asked a question it was answered the same day or already had been done. Thank you for making out first house purchase seem easy and stress free

I have just completed the conveyancing process with Kate Gilman at Spicketts Battrick and I would highly recommend her for her exceptional work and professionalism. She kept me up to date constantly through phone calls and emails and was always contactable. I approached Elsa Escorio after I had been let down by another solicitors during my remortgage process.Elsa immediately identified the problem I had at the land registry and knew exactly what needed to be done to rectify the problem, within days everything was sorted.I cannot recommend or thank Elsa enough, she answered and explained any questions/queries I had and kept me updated throughout the process. I have used Elsa Escorcio on quite a few occasions for dealing with my conveyancing and she has just completed on a sale for me today. I can not reccommend Elsa highly enough as she is so Knowledgeable,professional and helpful. Benjamin handled our flat purchase wonderfully. We are first time buyers and didn't have any preconceptions about how things would progress but Benjamin made us feel reassured every step of the way and we never had to chase him for updates. I have been delighted with the personable and efficient service I have received from Elsa-Marie Escorcio during the conveyancing process for my new apartment. Elsa and her colleague Sharon Roberts were on hand to answer any queries or concerns I had and dealt with the legalities in a very professional, approachable and timely manner.
The fee was very fair especially considering an unforeseen 'hiccup' that took time to resolve but which was dealt with efficiently.
I would certainly use Elsa and her team again.

The service we received from Elsa and her secretary Sharon was second to none! They were prompt in answering any questions and queries. There was no such thing as a silly question to ask! I find the paperwork side of things very confusing sometimes as I'm not experienced in property, however Elsa broke everything down and explained things step by step with patience and professionalism! Still can't believe how quick the sale of our home and the purchase of another happened! Cant recommend enough! Thanks Elsa and Sharon for helping us achieve our dream home. As a first-time buyer, I was extremely pleased with the customer and legal service I received from Sarah Farrell, and her team.
New to the process, Sarah explained to me in plain English of how a conveyancing transaction process works, highlighting key times of the transaction and any actions points of which I will need to complete to progress the transaction smoothly to completion. The legal costs were advised at the start, and as it was a leasehold property I was purchasing – potential additional costs were also raised for my awareness so there were no surprises at the end. My friends are now also purchasing their first homes, and I am recommending Sarah, and Spicketts to them all.
Thank you for making this important and exciting experience so easy!

I've used Sarah Farrell at Spiketts on every house move we've made in the last ten years. I can honestly say that she is excellent at what she does. Always on top of what needs to happen next, great communication and it's so nice not to have to chase! Any questions we've wanted to raise with the sellers have always already been raised by her - she's made each process as stress free as possible!
