As the nominated advocate acting on behalf of the buyer, my experience with Solicitors Direct—particularly with Gemma Daintree—was both frustrating and unprofessional from the very beginning.
During my initial phone call, I clearly explained my role in the purchase. Gemma immediately dismissed my nomination, claiming the buyer had not submitted the required form. In fact, all forms had been properly completed and uploaded by the buyer, but had not been correctly processed by Conveyancing Direct. When I pointed out that the documents were visible in the portal, Gemma responded that the portal “shouldn’t be relied on” and was not kept up to date—this, despite it being the very tool provided for buyers to track the progress of their property purchase.
Gemma’s manner throughout was consistently rude and obstructive, making effective collaboration extremely difficult and adding unnecessary stress to the process. The transaction began on 18th February 2025 and did not complete until 29th May 2025. This completion date was only achieved due to relentless chasing and pressure from my side. At one point, I had to research the company's internal hierarchy and escalate the matter directly to her line manager. Once escalated, actions were taken immediately—suggesting the work had been ready and simply awaiting attention.
At every turn, I was left to chase updates and seek clarity, as communication was poor and timelines were either unclear or ignored. My efforts to advocate for the buyer were frequently met with resistance instead of cooperation, which only served to create delays and friction in an already time-sensitive process.
Given the vital role a solicitor plays in ensuring a smooth and efficient property transaction, the level of service received in this instance fell well below acceptable standards. I would not recommend Solicitors Direct under any circumstances—and would actively discourage others from using their services

My experience with Solicitors Direct was highly disappointing, particularly due to the conduct of Gemma Daintree. From the outset, her manner was consistently rude and unhelpful, which made an already stressful process even more frustrating.
The conveyancing process began on 18th February 2025 and was only concluded on 29th May 2025—an outcome that was achieved solely through persistent chasing on my part. At every stage, I found myself needing to "nip at the heels" of Gemma just to ensure the sale progressed in a timely manner.
Communication was poor throughout, with no sense of urgency or proactive engagement. To make matters worse, Gemma made interactions with my nominated advocate unnecessarily difficult, further hindering the process and adding to the overall inefficiency.
This experience fell far short of the professional service one should expect when dealing with such a significant matter. Based on this, I cannot recommend Solicitors Direct.
I am trying to look for positives, but the cost was the same as other providers, so this was just a poor service, backed up by a poor attitude representing the team.
Work needs to be done on the customer facing team!

TL:DR One star because I cannot leave 0 stars, solicitors took over 5 months to complete on a simple sale/purchase. It only involved first time buyers buying my house and I buying an empty house ready for sale. I was the only link in the chain and somehow it still took over 5 months. I employed this company as the recommended solicitors from the estate agent. I employed them do do both my purchase and sale.
Both were simple enough, I had first time buyers buying my house (no chain) and I was buying and empty property being sold due to probate. So, I was, the chain and expressed from the very beginning and many times that I would like to complete as soon as humanly possible. However my sale and purchase took well over 5 months to be completed and this delay was ALL due to the incompetence, obfuscation, lack of communication and general lack of urgency on the part of the solicitors.
For some crazy reason, despite the fact I was the same client, I had a different solicitor for the purchase and sale and clearly they never spoke to each other.
As soon as I received any documents to fill out or anything I returned them within a few days. I paid for the checks immediately (phoning them directly to make the payment) in mid May only to find out later checks weren't started until late July vastly delaying everything further!! Of course I was not informed of this I had to discover it for myself after pushing for a mid August completion and getting a rather confusing reply from the estate agent.
I feel the only reason exchange and completion happened when it did was because the buys solicitors were kicking up a stink. That seemed to be the only thing that actually made them push it though (finally after more than 5 months)
I am deeply unhappy about how long this all took, for what I can gather is no reason, and only continued to completion as switching to another company (by the time I realised) would have just taken even longer and delayed thing further.
Please whatever you do don't use these solicitors if you want to get your sale or purchase done in a reasonable time.

WOULD NOT RECOMMEND TO ANYONE - The process of buying a house through this company was the most stressful experience. We worked with 2 conveyancers Robert & Christina and neither of them seemed sure of what they were doing. Robert was telling us for 2 months that we needed a certain document, only 2 find out after 2 months of chasing the seller and their solicitor it was never needed in the first place! He rarely replied to emails, Christina was rude in the way she emailed and no one seemed to work with even a tiny bit of urgency! Finally in our home now but we would NEVER use this company again! AVOID AVOID AVOID!

This company have acted on behalf of our vendors, they have been shocking at every point and we still have not exchanged contracts.
Slow at processing information, have not chased effectively, don’t respond to solicitors and the biggest issue is where they informed our solicitors that the vendors onward purchase was causing issues and they were unaware of her breaking the chain and informed us she was no longer breaking the chain and we had to wait til her onward purchase was ready. This was all false and the seller was unaware of any of this while packed and awaiting her move.

Our chain is simply First time buyers me and my sellers want cash. Started well then the cracks started appearing on how bad this company can be. Firstly solicitor, I can only imagine goes on holiday 3 weeks and leaves the case with no one . That's 3 weeks just before what we believed had everything in place and ready for exchanges but no, on their return they say the enquiries have not been checked so another week goes by. Once done silence for another week . Called the estate agents to see what the issues are. They call our buyers to see the hold up only to be told they have not been asked for anything FOR 5 MONTHS . Their welcome pack not asked for , the searches not asked for ,absolutely nothing( The things that you'd expect to be looked at within the first month). Finally after escalating the matter the searches took place and we're told 3 weeks later that they were awaiting 1 document from our buyers which the buyers sent them promptly. Another week has now passed and once again neither the estate agent or our solicitors can get hold of them. If this is a service you want 6+ months of waiting and still waiting even after escalating the matter to seniors then they are the solicitors for you. But if you want anything done then I would avoid them like the plague. I spoke to a gentleman in an estate agents about this and from what I found is companies like these allocate 1 hour a week for your case if you're lucky .

Just under £2,500 in fees from this company. The transaction was a simple transfer of ownership, only 2 houses involved. We know we've been over-charged simply based on the level of service we received from them.
Over 4 weeks to answer a simple question... I wouldn't mind, but it was in response to a question they sent to me. I chased a number of times for a response but didn't receive one until I got visibly frustrated in an email.
Then, at the end, we had a bit of confusion about the money that was owed. Not once did someone ring me and say sorry we've made an error, this is an explanation of why you owe money". This would have resolved the problem within a day. Instead every time I laid out why I didn't feel we owed anything, they repeated the same answer they gave before. Which didn't make sense!!
Honestly, avoid if you can. Poor response times, poor service, very expensive, not worth it.

I would give zero stars if possible absolutely shocking firm. They were recommended by my estate agent for the sale of my property. The sale ended up falling through after 6 months because of the lack of knowledge and understanding of the staff, they aren't solicitors at all essentially admin people that don't have a clue about anything. They are incapable of knowing how to complete a sale, the incompetence is incredible. They constantly lie about doing things and receiving replies from other parties involved in the sale, expect a year to sell a property with them absolutely awful service just stay away, it has been the most stressful year of my life having to deal with them and still have no resolution, it's been like having a second full time job. I wish i had never heard of them and been advised to use them, if only there was a way to turn back the clock and not be involved with them at all!!!

Terrible service. Has taken 7 months to move house, no communication during any of the process. Excuse after excuse after excuse. Information I sent over was left for weeks before passed on to the relevant parties and to top it off I was given a bill at 2pm, that was a lot more than originally quoted and told if i want to exchange that day in needed to be paid by 4pm.

These guys are just a bunch of liars . They will say anything to blame other people for their own delay . After 3 months of waiting as a seller I am standing in the position with keys(empty house) in my hand and my (real) solicitor with contract in his hand from last 1 month and these guys are making one excuse after another . No objections , disputes received so far and they have received all the searches . Just need to a give us a date of exchange and all done . By the end of this week I will pull out and put the house back in the market . Next buyers just have to prove that this lot is not representing them .

Completely agree with all of the other recent negative reviews. We have also been waiting for a straightforward remortgage to complete for over 2 months. No communication, dozens of phone calls made and emails sent without response, no escalation route and additional mortgage payments into the thousands as a result of this company's inability to obtain a redemption statement. Final straw today when they requested a redemption statement for the umpteenth time but not on headed paper - the exact same thing they failed to do over a month ago. Total ineptitude - avoid at all costs!

Horrendous. As a result of their horrendous delays (which they accepted were their fault) our mortgage was delayed 2 months, from the end of Nov until the end of Jan - costing us £400 in extra interest paid alone, nevermind the excessive calls and time spent chasing. I complained, they accepted fault and offered £160. I explained this wasn't really acceptable as did not even cover the loss of interest and they said no further offer would be made. I went to the legal ombudsman, and Conveyancing Direct then said as.I was not their client (remortgage through Nationwide so technically Conveyancing Direct were appointed by Nationwide) they wouldn't compensate, even though accepting it was their fault. Absolute joke. Thank you for ruining Christmas though through a) the stress and b) loss of money.

We have been dealing with conveyancing direct for a nationwide remortgage and I'm lost for words on how poor the service has been. Calls are fielded and you can never speak to the case handler as either at lunch or in a very long meeting. Our mortgage switchover is now 2 months overdue and we have been informed today conveyancing direct will take another 10 days to review the file. Awful- avoid this firm. If there were minus stars they'd definitely get them!!

Your customer service is appalling. as try to get any information from your call centre is terrible. The case handler was slow on responding and then went on holiday with out handing over. I was told The mortgage company stated that the money had to be transferred to my solicitors account on the day of completion to be able to complete on that day. When I rang up on the day of completion I was informed that the money would be in their account by 17:30. I explained that if the money was not in my account by 15:30 we could not complete that day putting me in breach of my mortgage (the money was in my solicitors account for 16:15). Your company had the money on Friday so why was there a problem? I don't think you ever meet your 24 hour ring back target and if I was told that a mythical manager would ring me back one more time I would have screamed. There seems to be no body in your organisation that takes responsibility and deals with a problem.

They can't communicate properly as never answer calls or emails from our solicitors. The trouble is they are a call centre with call centre employees who aren't solicitors and spend less than an hour a day on there cases. Shocking, they sat on a mortgage, financial statements were incorrect, didn't file with land registry. Service is fronted by LMS on behalf of the mortgage company who chose this conveyancing company and they are just as bad. Found out they use junior staffing going through training who don't return calls. Apparently you can write to the CEO with your complaints, he choses to ignore emails. Ended up going to the law society with my complaint. Avoid and go somewhere else.

Appalling and woeful. Have sat on a simple remortgage case for 6 weeks and still not even requested funds from the new lender. Deny receipt of documents sent by post . Fax line never answered. Long waits for phone to be answered and never able to get through to anyone that can make a decision. Not a single phone call or email ever replied to in 6 weeks. Never received such poor service from any Solicitor or Conveyancing firm in 20 years of property investing. This lot are a complete shower and an embarrassment to the profession. Don't even know the difference between a commercial lian and a residential mortgage. To add insult to injury they maintain an arrogance that they are the professionals and you the client are clearly ignorant. AVOID AVOID AVOID

I have never had such a bad experience with a property lawyer. Used Conveyancing Direct to extend a lease which is a bit of paper signed by the leaseholder and the freeholder. Took 10 months!!! And throughout, Conveyancing Direct were absolutely rubbish. Terrible service. Will never respond to calls. Never provides updates. I ended up checking everthing they did and frequently found they were lying for the reasons for delays. An awful company and I urge people to steer clear!!

Our experience using Convenancing Direct for a relatively straightforward, no chain, cash purchase of a property was appalling. It is impossible to get answers, no responses to emails, no return of phone calls. Documents supplied were lost and had to be resubmitted. The property agent was told we had signed the contract when we had not even seen the contract. Our deposit was temporarily 'lost' by their accounts department. Obtaining a closing statement was impossible. On the day of completion, we received an email to say they had miscalculated the funds received and needed more money. Do not trust this company with your money or your purchase! Also our final bill contained 700 of charges that were not in the original quote. We should report them.

Very poor service, no communication at all from the law firm and seems like the case handler at law firm does not have a clue of the job she is doing. on 25/10/16 (three months go), I asked for completion on 3/1/17 and apart from usual excuses as waiting for replies still not completed even when it is close to two weeks over what completion date asked for. With the current situation, I am paying higher interest on my existing mortgage and law firm does not seem to care at all. I believe they should be paying me back the extra interest I paid because of non competent staff and also should compensate me for my stress

If I could give less than 1 star then I gladly would. Conveyancing Direct were appointed by Nationwide to handle our remortgage in early October 2016. We had a few problems initially with payslips and Nationwide which delayed us a little. Eventually our mortgage offer was recieved on the 8th December 2016. Had to chase CD every day. 90% off the time they don't answer the phone so had to chase through LMS. They eventually acknowledged reciept of offer but stated they got it 16th December?!! When I queried that they said it was a revised offer, thats news to me! They asked Leeds BS via email for redemption statement 21/12/16 so I rang Leeds for time frame and was told (And emailed a copy of statement) within 24 hours. CD STILL claim they don't have it and besides that they have reached the limit for completing remortgages this month????????? Now we are left on the SVR at Leeds till they can be bothered to do any work. Worst customer service ever, no compassion, no desire to help. Just read from a script to fob you off. Don't be taken for a ride by these people!

Dont waste your time and money with Conveyancing Direct. We have struggled to get a clear picture of where we are within the process of buying / selling our house. We had contradicting updates from what our agents were getting, and there always seems to be one last thing. We agreed teh sale of house in Oct 15 and we have still not completed. I had my offer on a property accepted on 29th September 2015, I was pressurised into using Conveyancing Direct Property Lawyers through Connels Estate Agents as they basically offered me £1000.00 discount off the legal fee's which the vendor would be paying. At the time I thought this would be a good idea as myself and the vendor would be using the same solicitors which would help speed up the process.
The chain was relatively small as the was only three house involved, the vendor of the house I am purchasing was moving into rented accommodation so this really should of been the easiest transaction.
I paid for the searched to be completed at the start of October, I had these back at the end of November in which some had been dated 24th November so basically the solicitor had sat on these for 4-8 weeks. At this point I was receiving a lot of pressure from the lower chain threatening to walk away and I was in a position where I was forced to move out or the sale of my property was going to fall through. I moved out on the 17th December and had to put all my things into storage, as well as removal costs I am also payment monthly costs to store my belongings. Absolute joke when all this is down to the solicitors!
The solicitor told me that they were awaiting answers back from search questions, if the searches would of been completed when I paid them then there would not of been any issues as the questions would of been answered. Answers to the questions were received on 18th December and I was told they would be reviewed on 21st December.
I had communication again with the solicitor on 30th December and they stated that they would be ready to complete on the 8th January, this didn't happen as they were awaiting for a response back from my bank regarding releasing the funds, finally on Monday 10th they told me that they had a response back from the bank and it was nearly ready to go, they now said that the answers they received for the searches were not sufficient and they have to ask more questions, so again they have sat on this since 18th December and now I am in the waiting process again, if the answers were not sufficient they should of replied back on the review date of 21st December.
As of today - 11th January 2016 I am still waiting for the question replies back and to confirm a moving date. I am now on the verge of pulling out of the purchase just on principle as 15 weeks is a joke for only a chain of three houses.
Do not be fooled into using these by Connels Estate Agents as they are part of the same company.

I would never recommend this firm. As a result of their failure to communicate effectively (phone calls were made to us (allegedly) but no message left, for instance) our Mortgage Offer lapsed without any reference to us. They failed to inform us of critical documents that they needed and did not take action to let us know that they needed these documents that were delaying the mortgage. This resulted in us losing our booking fee of £150. No apology has been forthcoming nor an offer to compensate us for our loss..

Absolutely dreadful service. Information lost, ignored emails calls etc. Had the nerve to tell me I was causing the delay by not returning documents they had acknowledged receipt of weeks before.
I hate to think how much longer our sale will take.
They were recommended by our Agents so I didn't check them out. Schoolboy error and one I deeply regret.

Stay clear is all I can say. This firm are the worse I have ever come across and that is saying something as I have moved around 10 times over the past 15 years. They lose paperwork, don't reply to correspondence and you have to do all the leg work for them and chase constantly.
Don't waste your money on this bunch - get a proper solicitor. The stress levels due to their incompetency have been sky high. Lots of sleepless nights and has ruined what should be an exciting time.

So so disappointed with the way how they deal with us! Won't answer to e mails, nor to messages, misspelt my partner name, myself not even mentioned in any documents. They bought policy which we never asked . Tried to charge us 1700£ for their service!! They didn't tell us up from about costs, or any charges even after multiply asking...We already 3 months away and nothing done so far. Won't get things sorted , between buyer and vendor. So arrogant, unprofessional. We pull out soon and rather loose the house, because I'm so angry I could just cry!!!

Absolutely shocking! Still trying to get my house sale and purchase through as we speak. I've chased them the whole way; added hidden charges in the small print, refuses to phone back as its her first day back from holiday how should that affect me? No chain and it looks like it will take 10-12 weeks, pathetic! The buyer is with them too so should be double as quick! They say they only have to reply within 24hrs to any requests made by client. Ahhh so frustrating! Customer service is non existent you leave msg after msg they say they will ring back they when you complain they say they are busy. I would not use them again ever!

I had the same experience with them. House is vacant. The lawyer in this firm giving me and the seller mixed massages. I managed to find this out by speaking to the seller directly. Left massages to the lawyer 2 days no response. In two weeks I'll be homeless if the sale don't get through. I'm so much stressed because of this and I have a 1 year old daughter too. Will never recommend them to anybody.. in fact the seller said the same to me.

Awful please never use! Terrible at communicating, always need chasing up, cannot find mail and open emails late, have absolutely no understanding of customer services, over priced, add fees to the bill without asking. Led to me to believe I was exchanging when I wasn't, emotional stress and upset whilst I am homeless between purchases. NEVER USE THIS COMPANY YOU OR WILL REGRET IT!!

Absolute shambles and massively overpriced. Be careful of sneaky fees and them acting without your consultation and consent.
Shambles - disorganised that I have to keep calling and chasing them for updates, failed to take payments hence calling me up for payments multiple payments even after completion and I paid case tracking fee! Caused emotional distress to myself.
Overpriced and hidden fees - the fee they charge for arrangement of my insurance was almost 3x's the premium! Charging extra for sending copy of all docs to myself while it's free for lender, 2 (why 2) electronic transfer fee@GBP54 each. Paid GBP1500 in the end due to being charged fees left, right and centre.
Without consent - was charged for insurance arrangement and premium without being told what they were for.
WILL NOT EVER USE AGAIN OR RECOMMEND THEM!
