Awful.provided a competitive quote but then practically doubled it quoting ‘ none standard fees’, once I had engaged with them.
Terrible communication causing huge delays in the process and the final straw was on the eve of completion - a date all parties had agreed, I was advised - after chasing to make sure all was in order, given the issues I had experienced with them already - that we weren’t completing and they still hadn’t applied for the mortgage funds which would take a further 5 days, despite clear instruction to do so the week prior.
This should be a very straight forward sale. I am purchasing my Daughters house which is a 3 year old town house and she is purchasing a new build so we have no chain.
The whole experience has been awful, very stressful and has had a huge negative impact on all concerned.

Could not speak to them on the phone. Delay after delay, costing me thousands of pounds.
Didn't seem to know about property law. Had to take out unnecessary insurance due to the fee earner not understand historical rights over way. When I bought the property I didn't have to do that, neither did the person I bought from. Didn't even know who the fee earner was for a month. Nearly lost a good buyer due to constant delays. Charged little but you lose more through unnecessary costs. Just get a SRA regulated High Street solicitor who understands law.

This seems bizarre as I’m currently using them and always contacted, emails responded to the same day and if I phone My solicitor contacts me the same day or answers there and then!

One of the worst company ever dealt with.
They slow down things on purpose whilst you are encouraged to consider paying extra for their “fast track” service.
They lie - REFERENCE: 22241/1/JF
They pretend to do Conveyancing services whilst at the same time, they do not belong to the Council for Licensed Conveyancers, they claim to be regulated by the SRA whilst the SRA does not get involved with Clients’ Bank Account.
They refuse to provide evidence of Professional Indemnity Insurance in place to protect against losses but they are very quick at saying that if you don’t transfer hundreds of thousands of pounds on their account they will not complete any transaction of property Equity Transfer, despite going through even more than necessary AML checks.

Take my advise and use another company. They have a legal charge registered against the company , which has been in place for some time. ( SO A LEGAL COMPANY THAT HAS A LEGAL CHARGE AGAINST ITSELF ? THATS A GOOD START THEN ) On further investigations, the company has zero funds in its company account. ( COMPANIES HOUSE SUPPLIED INFORMATION ) Also staffed by non professional people , little more than of a teenage age.

To be avoided at any cost (literally!). Whilst they will likely come up as one of the cheapest options, you genuinely get what you pay for.

Proceedings are slow and there is a real sense that they don't care about your case - it's just another cash cow to be milk. Witnessed multiple administrative errors that get off the cuff responses and sometimes don't actually get addressed.

Then you get the final invoice with a multitude of surprise charges, that weren't brought to our attention during questions/clarifications, making them no longer the cheapest.

When challenged on the additional charges some are legitimate, but they "forgot" to tell you about them and others are not legitimate. When asked for evidence to support the charges, they are unable to provide any. Only a threat of a formal complaint got them removed.

Had I read the other reviews first I wouldn't have used them.

But you live and learn - I'm sharing the learning so others don't have to make the same costly mistake

Avoid using these solicitor's. They always come up as one of the cheapest on the comparison sites but you get what you pay for. Had I read the other reviews first I wouldn't have used them, putting the administration errors to one side like getting names and addresses wrong, they keep on adding extra charges throughout the cause of the conveyancing process eg one chaps fee was not included within the original quote but subsequently added after, when this was challenged they said that that charge can be avoided if a cheque is issued - so why not say so and provide the option to begin with instead of changing the fees? Not all searches are included within the conveyancing quote thus even to conduct the standard searches will be payable in addition to the quotation provided. Paying the retainer incurred a £7 fee but yet none of this was detailed within their agreement. When you add all these up they end up not being very competitive at all! When this was challenged they came up with excuses that did not add up, and almost one month into the whole process with the concern of a potential complaint being raised they cancelled the service and returned the retainer. If all was above board and they adhered to the solicitors regulation authority about being clear and transparent on their fees then they would not have been concerned of a complaint being raised as all actions would be justified and therefore they would have nothing to worry about, but clearly they were, so they cancelled acting for us on the conveyancing transaction one month in resulting in us panicking to look for another solicitor on a Friday afternoon.

Very disappointed with their service, do not try to appoint them as your home conveyance if you want the home buying process nice and easy. With them, it takes forever, the person in charge doesn’t know what she is doing , nothing solid is done in perceivable time frame, overall it’s very slow and you will lose your patience working with them. It’s not worth trying. Avoid this company, avoid Katy.H

Painful experience, work to their timetable not yours, very keen to push additional services that attract additional charges, don't believe the people that are assigned to you are solicitors although a solicitor does review prior to exchange. It is a production line type service, very non personal. Only seem to respond to emails / phones call when they want to. Felt that priority one is to safe guard their own interests with the clients interest coming second. Online tracker was only updated when they feel like it, so cannot rely on accuracy of info displayed. They quote an initial low price for their service and then when you engage them along come the add on's - leasehold fees, additional fees for undertaking searches, fees for undertaking work quickly than snails pace etc. - overly complex pricing structure that is not fully transparent at the outset.

On the plus side they are cheap (if you can prevent the extra being added) and the transaction did complete.

In summary it felt the experience was unnecessarily drawn out and stressful.

I am having exactly the same problems. The person handling my conveyancing is rude and is always in meetings so does not answer the phone or respond to emails. I am constantly getting calls from my estate agent as they cannot contact her either and need updates

I am having the same issues. They refuse to respond to emails or calls. They are incompetent and as much use as a bucket full of holes!! Reporting them to Law Society to get their fees refunded and all the extra costs i incurred due to their incompetence. I urge others to do the same!

We pulled out of a house purchase due to the estate agents not disclosing the property was good leasehold with defective title in the very early stages.
yet we were charged £500 for barely any work done by robert crossley. We never agreed to the full breakdown of the updated costs.
Money grabbing company with no personal service.
If u need advice on anythig they would reply with technical jargon which was of no help to a first time buyer such as ourselves.
Use a local firm to u instead, they may cost more but will be much more understanding and helpful.

Do not use this company under any circumstances. They were absolutely useless. Hannah Payne dealt with my case. Whilst she was always polite she would never return any phone calls, everything had to be by email. There were times I needed to speak to her over the phone to ask questions and obtain updates but she would either refuse to take the call or would just reply by email despite me just trying to call her.

I was asked to email documents to her which I did which straight away, however she lost them and I had to send them again, despite her confirming to me that she had received them. This happened several times.

Mine was a simple transaction with no mortgage or any searches, however it still took three months to complete. Hannah couldn't even update me when we were supposed to exchange contracts. She went on annual leave, and failed to update her colleagues about what stage we were at, leaving me completely in the dark. I had to make my own enquiries and calls to the people I was purchasing from to get things moving.

They are reasonably priced but I wish I had have paid abit more and used somebody local. I have since had a couple of queries since completion but yet again Hannah has failed to help or update me on anything despite me having to chase her.

They offer an overall poor service and there are far better Solicitors out there. USE SOMEONE ELSE, otherwise they will just stress you out even more and it's stressful enough moving house. They are supposed to alleviate this, however they just add to the situation.

Gave a cheap quote, and it all went downhill from there. Shocking service, took months, never been so stressed due to their incompetence. All that and by the time they charge for everything else they conveniently don't quote for you'd just as well go to a competent solictor elsewhere!

Avoid like the plague unless you want delay after delay and the risk of losing your property!

AVOID at all costs, instructed in November, hardly anything was done, no reply to my phone calls and emails, changed solicitors in January, had to pay for this wasted time and the new solicitors, gave a 1 star as I couldn't enter 0. Please listen to the reviews, I nearly lost my property

Avoid this solicitor at any cost because of this solicitor firm and the person who was dealing with my right to buy was Helen Tran because of her not doing the job properly I lost my right to buy and now the same property which I want to purchase under my right to buy is triple the price and that's all because of Helen Tran not communicating with the council and not supplying the relivent documentations to the council legal department as a client I have done my side with the documentations and did pass it to Helen Tran to complete the completion date with the council but she messed everything so please avoid this firm specially Helen Tran as she is not a qualified solicitor or else you will regret it for the rest of you life

I agree with you and the frustration you have suffered, never mind the LOSS. like you I don't believe the individual managing my business is a TRAINED SOLICITOR. Cannot spell? No updates and their protocols are not followed ... no confirmation of paperwork sent, they only speak to other solicitors when you ring and ask.
I ring Land Registry, the Sellers, the Estate agents, it has left me frustrated...

AVOID AT ALL COSTS!!! When buying a house the last thing you need is a 'solicitor' expecting you to do and know everything for them... It has taken months to do a service that should of been able to be done in 4 weeks. Searches not done properly, awful when any communication. If you ask anything it seems as if you have phoned a creche and a child has answered the phone and has no idea what they are meant to do, then turns into strop mode with a disgusting attitude towards you because you asked a question and get responses like 'it's only midday''what do you expect me to do' the list goes on... and on... months into it if you Google the persons name it turns out to be a trainee that you are paying full price for. Nearly lost us the house twice because of there incompetence and ignorance. You explain the situation more than once for example going to be homeless and they just do not care and will put your case on the back burner when it should of and could of been done months ago. Chain free sale at both ends, easiest sale and move... right? ... wrong. Last minute you get asked to send original proof of ID and to post the contracts on the day before you should be moving. With no warning of course. Then 9 plus documents to read through sign and send over and when questioned they say they do not know where you should sign and to read it all. Including sellers part even though only buying. Eventually sends out one by one explaining it, but manages to attach someone else's flood report!!!! Aghhhhh!!  I cannot stress enough to not go with this company as the whole experience has been amazingly dispicable with them. Rude, stroppy, clueless and downright disgusting service. You are advised not to act on your own behalf but with this lot you may aswell just do it then atleast you know where you stand and have not got anyone else to blame and try to push along! Plus turned out to be more expensive. AVOID AT ALL COSTS!!!!!

This is the worst solicitor company you will ever deal with. It took months and months for a cash buy on a property to go through, this was only completed due to my persistent phone calls and E Mails which on most occasions were ignored. I was particularly upset with Robert Crossley because I had stated from the beginning I wanted this transaction completed by 1st April to avoid increase in stamp duty. I felt the solicitor I dealt with was not acting in my best interest at any time taking weeks and weeks to do the smallest thing, this did not happen.
The whole process was very stressful and caused me a great deal of upset.

Avoid at all costs, they avoid phone calls and even a email of complaint. Made the process of buying and selling a hose uneccessarily stressful - I am currently going through the relevant channels to officially complain about this outfit.
