We are the buyer of a property here and the sellers are using quality solicitors as there conveyancer! To say I am appalled from the little experience with had with them is an understand. We are now ready to complete from our side but have now been waiting almost 4 weeks for the solicitor to stamp a document! It takes two seconds, they have been chased by email by our solicitor 8 times, they have called them several times with it going straight to voicemail.

The sellers themselves have chased and have got that fed up with chasing they have now got the estate agents chasing them on their behalf.

This is causing a lot of stress for both parties I’m sure! Our currently property which we don’t own is now ready to complete and we are having to potentially look at finding a temporary place to live with two dogs which is impossible in the current climate!

I understand the industry is busy, but if you want things to run smoothly you should get them right the first time as we have.

22/03/21 - Reviewed by Incorrect advise led to loss of money

I sold my property in January 2020. I was given some incorrect advise and now I am a significant amount of money down. I have now been told I will need to use one of the companies litigation team at my own expense. An entirely unprofessional service throughout and I would never use them again. The communication has been poor throughout apart from when taking their own fees. For the past 14 months I have had to send weekly emails to find out where my case is only to be told 15 months later I will need to pay more money to use someone else within their firm. Truly appalled by the experience of so called professionals.

I'm struggling at the moment with Quality Davisons in Weoley Castle. I am not getting through to anyone every time I try to call. I've left answerphone messages and sent emails, but am just not getting responded to. The buyers of my property are getting extremely frustrated, and I'm concerned that they are going to pull out. This sale should be relatively simple (other than the initial delays due to my house being leasehold and the management company being slow at responding initially). There is no chain and the buyers are first time buyers, but despite this it's taking a significantly long time to move forward. I returned my contract on the 18th January and still have no heard anything further (despite multiple attempts to speak to someone on my part). Track a matter is something that they've said needs to be paid for but it is never updated.

I completely understand the challenging situation that people are having to work in with the pandemic and disruption this is causing, alongside how busy the housing market is right now, but I am very disappointed in the service I've received. The complete lack of response to any enquiry I have sent is not good enough, especially considering when I signed up the initial pack sent out shared that someone would respond within 24-48 hours. My experience so far has made me wish that I hadn't also signed up to use Davison's for my next purchase as this has not been a good experience.

I am currently a customer of their Sutton Coldfield branch. The level of customer service has been appalling for the last 4 months.
Communication is sporadic at best and, the information I have been given has been innacurate and at times oppostie to what everyone else in the chain is reporting.
I am so disappointed that the very people I am paying for a service are so unproffesional and not one I want to pay a penny for.
The only reason it isnt zero stars is because I havent completed yet so I havent given them the chance to get it right or wrong
Alsothe complaints manager P Smith does not return communications at all when promised and completely ignores any further attempted contact

The service was terrible from this company, I found them to be very unapproachable and patronising, they charged me four times as much as was originally quoted, some of which was acceptable however the majority was not, the fees were overinflated and did not reflect the work that was needed to be done at all. The whole experience for us was difficult and too drawn out. The conveyancor we dealt with was very difficult to speak to, often talking to us as if we were criminals and not clients, she refularly spelled our names wrong on paperwork and even used the wrong name completely on one occasion. It hardly inspired a feeling of confidence. We feel the advice provided was inaccurate and often plain wrong, not the sort of thing we would expect from someone who claims to be a professional.

Absolutely no Quality, they should take the Quality off their company name.
I was initially appointed Mike Anson however he had to go on paternity leave (was not told until I called up for an update) so had to deals with a trainee solicitor named Elishia Wright.
Apart from having to call to get informed constantly, my main issue is:
I was told by Mike Anson not to close my Help to Buy ISA account until I was given the go ahead to do so, I was then told on the 23rd of November 2020 via email to go ahead close my account which I did, bear in my Completion date given was 27th of November 2020 .
I sent a copy of the details of my closed Help to Buy ISA account to Elishia’s email on the 28th November 2020 bear in mind I was not told by her to do so , I got told to do this by the Sales Consultant that was selling my the property.
Elishia responded to my email stating that I cannot claim my bonus because “unfortunately as completion has already taken place, we are unable to claim your bonus”
I only followed what little instructions I was given, at no point was I told that I needed to close my ISA account before completion and if that’s the case why tell me to close it if I won’t make it in time for my completion.
VERY ANNOYED to say the least!!!

I was recommended QS Davison Weoley Castle branch by my estate agent and I would say they are very poor and incompetent. It has been the worst experience! It has taken them over 6months and still I'm yet to complete due to poor or total lack of communication. Tracy Wood sat on the documents with no contact. Emailing to wrong addresses and not checking up on phone if we have received the documents or not. Delayed the process at the beginning by 4 weeks and a further 4 weeks towards the end after realising the searches hadn't been kicked off! Overall experience was bad and I would avoid QS Davison! Other reviews on Trustapilot and Facebook are more accurate for QS Davison (at least for Weoley Castle branch). Please avoid!

      STAY AWAY if possible!!!

I was referred to QSD by my mortgage advisor saying that they are friends with them and can chase up on the progress on my behalf. But the reality was far from what was promised. I was assigned a lady (no not want to name her) as my case worker. Who did not even contact me for up to 45 days, she would never reply to my email, calls or even voice mails. When ever I tried to reach her through reception, she would leave a message saying she will get back to me.

she would sit on documents for ages even before she forwards them to me, and when asked for the delay, she would say the builders solicitors did not send any updates. When her emails come through, one can clearly see when the builder solicitors responded. She would send the incorrect property details, un-reviewed documents and when confronted about the same, she said 'This is what happens if you push me to send documents, I will not have time to review'. what could had been a smooth 3 months time to purchase, she dragged it to nearly 6 months giving us the worst time by ignoring our requests to reach her.

I took this matter to my mortgage advisor who promised me to follow up on my case on a weekly basis which did not help much either as she started ignoring their message too.

Not a kind of experience that I would expect to get when paying a top end fee!!!

After committing an offer seven months ago, their client suddenly pulled out, collapsing the chain. As the chain collapsed, information came to light that should have been disclosed form the outset.

I received a letter from Paul Chaloner. The letter was extremely threatening. Paul Chaloner was acting for a client (a debt recovery agent I am suing). Paul Chaloner told me that my claim would automatically FAIL if I proceeded, he was citing Privity of Contract, but what Paul Chaloner was failing to mention is that this was reformed in 1999 by the Contracts (Rights of Third Parties) Act 1999. Paul Chaloner knows full well that I have a valid claim and using receipt, tried the 'threaten me' from bringing a civil claim. He them went on to make allegations that I threatened to defame his client (the bailiffs), what I had said is that I would make public my honest experiences with the bailif. This is not defamation, but Paul thinks that because he is a Solicitor, he can bully and abuse his position, well, I have reported him to the the SRA for his intention receipt, and, using my rights of Freedom of Speech to publish what he has done and my honest held opinions. do not trust him, a solicitor who is prepared to lie is not a solicitor you can trust (in my opinion).

My experience of this firm was not a good one. I , as executor, engaged them in 2017 to deal with the estate of my late mother along with one other executor. During the early stages one of their professionals made a serious error in a tax calculation which resulted in a 12 month battle to obtain money back from HMRC. This ultimately lead to the breakdown of the relationship between myself and the other executor which meant Charlesworth Nicoll withdrew their services due to a conflict of interest. Another firm of solicitors was engaged plus I had to personally engage a litigation lawyer to deal with the breakdown of trust between myself and the other executor which was a direct result of the issues mentioned above. This ultimately cost me personally many thousands of pounds. Charlesworth Nicoll did eventually reimburse the estate with monies accumulated in obtaining the refund of tax incorrectly paid but not my personal fees for the litigation issues. So therefore I would not recommend this firm of solicitors.

The Cotteridge branch standards of service from the Solicitor has dropped very low, Poor standards of communication, the work load appears to be very high, as happy to take the custom but once committed than it all goes down hill. I find the Solicitor very rude, unprofessional, the emphasis is upon the customer to do all the communication, to ensure that information is being received, this is done upon the instruction of the solicitor, than when you follow up to ensure that it has been received, you than be told that your making to much contact and that everyone is treated equally and fairly.

If your looking for a firm that is inconsiderate, unhelpful, unprofessional and does not deliver the service, than this Solicitor firm is for you.

Don't make the same mistake I did, by turning to this firm at the time of need.

We had to switch solicitors after several months of getting nowhere. The delay meant we lost the buyer of our property. We had to chase up some documentation ourselves in a desperate bid to move forward. Eventually we just switched to another conveyancing firm and completed very quickly. Very disappointed.

      This firm has had two complaints upheld with the legal ombudsman in the past 12 Months for;

      -failing to provide advice
      -failing to investigate complaints
      -failing to keep informed
      -failing to progress
      - failing to reply

Both of which were upheld in the clients favour. This firm has had to pay the client compensation.

I have raised a formal complaint for similar issues which is under investigation and no doubt more complaints pending.

The family law team are inadequate, fail to act professional, dishonest and then charge extortionate fees for the privilege. This firm need to be stopped. They are destructive, poor quality and will add further emotional distress to an already stressful situation.

I would avoid this solicitors. The service i and my family received was terrible to say the least. They want 25% of your claim for basically doing nothing. I really wish i had gone elsewhere. They do not stick to there own terms and conditions.

Thank you for your review. We appreciate that due to staffing changes your case was passed between solicitors and we are aware this was frustrating to you. We did however settle your claim within the timescale that we advised at the outset and, although we also made you aware of our fee at the outset, we did address this with you directly and were of the understanding that this was to your satisfaction.

We do value your feedback as it helps us to identify areas to improve and we have taken your comments on board to share with the appropriate members of staff.

They transferred the money using only 2 lines of info! The money was lost for 4 days . The stress was unbelievable! No apology was given!

I can say as the buyer of property where 'Quality' Solicitors were representing our seller, that this firm are agonisingly slow. Both myself, our seller and our solicitors are extremely frustrated at the amount of time it takes them to respond to simple enquiries. If you are buying or selling a house please don't use if you have any requirements to complete in a decent time. I am lead to believe they are affiliated with purple bricks. I may be wrong, but if PB offer you this firm for conveyancing then I would steer clear.

The worse service I had in years of buying/selling properties.
I usually use the Bridgend branch, which are ok at best. but this time had the misfortune of using Ryan at their Porthcawl branch.

Not only does he do No work or response to any of your emails - he gets his PA to do all of the running around and answering - but when she is not present you'll get an arsey monosyllabic reply from him himself.

So so slow & generally has no whatsoever for D&S's clients.

      Never again.
